We know the pains of the first-time HDB homebuyer in Singapore. It’s true that information on resale flats can be a bit scant, and a lot of it comes down to legwork.
But the bigger problem is really that *you don’t know what you don’t know*. Even if you’ve identified a location you want to stay in, what are the things to look out for?
There are small details that most inexperienced homebuyers would miss out on. For example, looking out for how many lifts per floor (would you have to wait long during peak hours?) or if you have adequate space right at your doorstep. What about neighbours, what are the pointers to look out for when you are at the viewing?
Remember, what may seem insignificant at the beginning may just add up over time to mar the whole experience for you.

Whether the plants outside the neighbour's flats are alive and doing well. It's usually an indication of the type of neighbour. Also how much rusting trash is outside a neighbour's flat. Broken bicycles etc...

Go upstairs and downstairs to see the type of neighbours living in them.

Great pointer for those wanting a quick info, just 1 point i found it abit funny is his talk of density of the estate, singapore hdb is either high density or very high density. Some estate got more blue collar worker than other colour. Those estate with high percentage of white collar will find their estate low density in noon times or early evening.

Sensible tips. I would add location of nearest eatery. Sian if hungry during a storm, and still have to walk far or take transport to get food.😅

It is not PR that aee driving prices up. It is the housing agents. They alway use fright tactics or like the unit you are interested in has a long pool of people waiting to buy. Not all PR are rich and they are also looking for reasonable price. Whatever money they brought are subject to exchange rate. So it matters a lot to them the high price.

Hmmm... usually most impt is the direction of the block.. and got west sun or not? Most HDB is not in North South orientation to avoid west sun... if lucky can have one... For low floor lovers, 2nd storey/3rd, i not sure why some hdb has electrical room is right at the bottom.. when i walk at 12am. Its generates loud noise.. and of coz fengshui not good. 😂

Best time to buy your HDB is when Jupiter is transiting your 4th house or is retrograde in your 5th house or is aspecting your 4th house.

In view of war in the Middle East, the oil prices will definitely drive up construction cost. So better grab your resale before the price heads north again.

Should also mentioned about mature estates facilities.... Hawker centers, shops, clinics... Etc. But I guessed not many new family would prefer mature estates.

Thanks for sharing! Yes would have to consider the amenities around. Why would not many new families like mature estates? Given the convenience, we think it's just because it's more expensive to stay in a mature area - particularly if it's a newer HDB.

@@StackedHomes more expensive to s stay in mature estates... I thought it was the other way round. Did I get you your wrong? I prefer to stay in mature estates for convenience and I know prices at shops are way cheaper and better varieties.
