I think it improves the value of older existing homes slightly as development costs now decrease and ease to redevelop is improved. (Let's call it more built in land value) I don't see this as a significant price motivator. It will more so influence the rate of development.

@@c.Ichthysnot lower the value as builders will be motivated to pay more for the land to have more units on a regular lot and make more money, they need this financial incentive to go ahead with the move to make the city more dense

I-O zoning falls under Industrial usage, so it won't be rezoned to R-CG as of my understanding of the proposal. To be sure you could always contact the city. Thanks for watching!

So old communities can allow backyard secondary suite? Will there be community restrictions or constraints?

Backyard would be allowed. As the change is now, there would be no restrictions by community. Total blanket re zoning. There may be some circumstances where an existing right of way, caveat or architectural control on title limits or restricts it.

You would have to pull title and check if there’s anything registered on a property. More than anything, right of ways are going to be the most likely limitations. But if a garage already exists they would be able to do a backyard suite on it. Biggest change with the zoning is the ability to build new properties that are higher density.

Calgary is about to experience the same thing that Torontos housing market experienced from 2007-current. An explosion in real estate value with those who are smart and sitting on equity + cash. Lots of opportunities!

Yes! The new zoning does permit secondary suites.

When 70-75% were against this and it passed ? Make new districts whatever you want but screwing existing areas are wrong. I can see after being in my home for 20 years I’ll probably have to sell and leave the city.

It's terrible and overcrowding happens. More noise, less parking. More crime. Why don't they tear down those mansions and make more room then. Never affects the wealthy or where politicians live!!

Developers can do that if they want to - this is city wide rezoning after all. Large properties (like the ones you mentioned) would be prime for this kind of redevelopment.

Having grown up in the 1950s & 60s in Parkdale, I miss the family-friendly old district BUT this isn't the 1950s anymore. Houses built in the 70s and 80s will soon be at the point where it is cheaper to tear down than fix. Unlike the NIMBY people in Glenmore Landing, I realize that something must be done. Building subdivisions to Okotoks, Cochrane, Chestermere or Crossfield will never work if there is still a vibrant downtown core and it takes 90 minutes to commute on a good day. This change will not solve all the issues but at least it is a start.

Well said! Expanding and building new subdivisions stretches out infrastructure and increases the cost and burden on the city. It's a very challenging situation, stuck between a rock and hard place. The new construction options inner city don't really come in at affordable price points but they do add density which is needed. Expanding the city adds more affordable options, which is needed more than anything else at this time, so picking one as the solution is impossible. A blend of both is needed, I just think the premise of re zoning the entire city was short sighted and was an easy way of launching this rather than researching and targeting areas where this makes sense.

April 30, 2024 This week I was down a few times to the City of Calgary Blanket Rezoning Hearing. After several hours spent listen to the speakers. I came to the Concussion that the only fair way to handle this City of Calgary Blanket Rezoning is to have a plebiscite for the people that received City of Calgary Blanket Rezoning Letters ONLY, since they are the only ones that will be affected. The people that are in favor of City of Calgary Blanket Rezoning. Some do not have a City of Calgary Address. Some are not paying taxes. Some have no money to buy a house. Some do not even have a job. Some are driven by the myth that they will get one those affordable houses in the future. Most are out for personal gain. None of them worked for 35 years with blood ,sweet , tears to pay a mortgage and they have no right to vote on what happens to my home. Or any other home in the City of Calgary. If they have a problem with the Housing crisis send a letter to the City of Calgary. That’s a separate issue. Thank You

You make a great point in having property owners and tax payers be the ones to primarily hold the power to vote. I do think prospective buyers should have a say in this as well as many people have aspirations to purchase a home and feel this is a way to give them more opportunity. In my opinion it is not. The key is education as to what they’re really voting for. We collectively need to get out of the mindset of NIMBY or not and look at the problems we’re facing and if zoning is the issue, or if it’s something else.
