We spent the past 2 years renovating our NW Raleigh house. While I enjoyed selecting finishes, it feels like a poor financial decision. It’s so expensive to do a quality renovation. I feel like we have to live here 20+ years to break even. And by then it will be outdated and expensive items will need to be replaced again. 😅 Totally get the demand for move in ready. For every dollar I spent on an upgrade, someone will pay $0.50 for it in resell and didn’t deal with all the headaches.

@@LivinginRaleighTV- My family will be buying in the area in April. As a result, I've been "window shopping" for houses for months, and checking up on "short list" houses multiple times a day. Houses are either priced well and being snapped up quickly, or sitting for months. My take is that AT THE MOMENT, true market value is around 90-95% of peak, but sellers are still pricing at 100-105% of peak, and their houses are sitting as a result. We'll see what "spring thaw" brings, but unless spring brings a flood of buyers without any uptick of sellers, I'm not sure it will be as ruthless a "seller's market" as this video suggests.

Clayton is a good area, it's close to I40E , and going to Raleigh is easy 25 minutes.

It's a growing area, so there is a lot of potential. The Asteria community by Disney is also coming to Pittsboro in a few years.

Builders have adapted since 2008. Instead of crashing the market by lowering prices we are getting some pretty crazy incentives. I still consider it a crash.
