Emiolas and Family you are right. Like most houses on the island. Quite over priced. I can imagine taking $800k into any US and I almost certain to get better value for the money. The prices in Nigeria are however driven up by the demand and really nothing else, hence value can’t be compared with western options outside the country. Give me 300M naira and I will get atleast 8 properties not even 15 mins away. The brick and Mortar is where the value is and not in the gadget

But what you are really paying for is the postcode which has got quite a few places( being modest) of attraction and amenities. The otedola’a as well as other affluent Nigerians have their homes there, it is not uncommon to see them walking about because everything is just minutes away by foot. You will still need a good water treatment in Osapa London and most places on the island and the roads.... let’s not even go there

Real estate in Lagos is overpriced, and as for demand being the factor how many people can afford $800k usd or get a mortgage for that amount?

As a West-African in North America, it makes me proud to see that the luxury properties in Ghana + Nigeria continue to rival million dollar properties all over the world. The house is absolutely gorgeous, and I'm sure that whoever is blessed enough to acquire that property will enjoy all of those amazing amenities [hopefully it also comes with a generator 😉]. As a real-estate professional, you did a great job showing the property. I love your vibrant energy and relaxed personality. I can think of one couple who have been looking for a property like this in Nigeria and or Ghana; I'll be sharing the video with them. As one professional to another, may I suggest you wear a Black shirt when showing properties or filming, so that perspiration from all of the heat isn't so evident. It draws the eye away from focusing on the amenity you're highlighting. Also, when staging the property for sale, I'd encourage the homeowner to have the pool cleaned, so that prospective buyers aren't put off by the dirty pool. It can easily be covered with a tarp after cleaning, and only exposed during a showing. I would also not show that storage room with the packed boxes during filming, or have the homeowners at least stack those boxes in an orderly fashion, when showing the property. Prospective buyers love to see as much open space as possible, in order to imagine themselves and their items occupying the property. Great job, once again. I love to see us continue to win, and I wish you the best in your professional endeavours. God Bless. 👑

In America u buy land from the banks or government but in Nigeria u usually buy from black land owners to build.. the reason am mentioning this to u is cos, land is expensive.. nobody is gonna hand u hectares of land for free space.. and the government doesn’t regulate what u decide to do with ur land.. let me say, ur a landowner.. would u rather give someone hectares of free space, or use that extra space to build a mansion..

You're right, but that's just what I've seen in Atlanta. The houses in Atlanta for that price (and less) are like 6 bedroom with a big lawn and pool. My parents bought a 5 bedroom 4 bathroom house in the suburbs for less than half this price in Atlanta.

That bath in the master bedroom is not good enough for a 300million naira house for just as u tried it just shows the faults with that bath and also there's no point having to climb stairs to the 2nd floor in such an expensive mansion for it could have stopped on first floor. You did a good job in giving touring of the house as u always do

Maisonnette means small house...so it shouldn’t be a first choice , the price is over bloated ..🤣😂😅 $800k worth of semi house , no privacy...the neighbors actually have a direct view of your kitchen, bad quality construction with ikea products for furnishings and kitchenette.....🤣 Master bedroom like a 20feet container box..🤣😂 That semi house should be valued at $50k maximum if not the corruption from land purchase, materials acquisition, retro commission, all sort of bribes .... non regulation of property prices in Nigeria.... Finally, there’s nothing luxury in that cube called house ..unless electric windows volets and curtains are part of luxury in your definition.😄 Luxury is when you relax on your terrace, neighbors can’t telescope your wife. Luxury is when nobody knows who comes in and goes out from your house....
