I am 53 years old and planning to buy my very first home next year. I got on your calendar and spoke to Sandy a couple of weeks ago, she was super helpful and informative! I even had a few more questions which she answered via email afterwards. This house is my entire retirement plan. I’ve been living in a one bedroom apartment in Los Angeles for 26 years. Looking back I could’ve paid off a house by now but it just was not possible for me in California because of the cost and my stupid debt decisions. I’ve spent the last five years paying it all off and now my job has agreed to let me go 100% remote so I’m moving to a cheaper state, closer to my family. It’s never too late!! Just make a plan, start the process, be consistent, and you will get there!!!

I share your story, but single guy here. Lived in California for 25 years and never bought a home because of the crazy cost. Just moved back to homestate of NC to be closer to family and now working with Jenn's team to buy my first (and probably last) home at the tender age of 56. All the best to you!!!

I’m a single mother raised my kids with a lots of obstacles in my life, had to grow in my business and do everything, I thought that owning this home that I now own it took me too many years because I’m in my late 40’s but this is the best time for me to accomplish it, there’s always the way and it’s work to get here but I did and it been such a relief to own it because I feel secured, I always had the dream and I worked for

I’m thinking of buying and I too am in my late 40s. Recently divorced and it will be my first time buying. I feel sad because I helped my ex so much. Could have bought a house a while ago had I been selfish but I wasn’t. I hope I can make it happen for me and my children.

@@aneesahm4301 you will be able to buy your home, many years ago I had a house with my kids father and he took it away from me, years went buy had my children to raise and a business to grow, and after so much I went through and struggled so much, here I am with my house and a full life to live, don’t give up get your self ready do everything you have to do to be in the position to get there, just be positive and don’t look back at what you did or didn’t, focus on what you want and work towards it, have faith in you. God bless, I believe you can.

I love your message at the end. I'll be doing my homework and putting in the work. I'm looking to buy my first home in 2 years. My credit is great although I have some debt I'm working on paying off and then I'll be saving up for my home down payment.

I love the "taxes and insurance" argument. Yes, i may pay 500 a month for that whole others pay 5000 a month in rent. My retirement, social security, and pension can pay 500 a month easily. It can't pay 5000 a month easily. People don't think. That's why they're forever renting and cash flow for others.

I think about that all the time! Even when I think about a house with stairs if there is no primary bedroom on the first floor:) And property taxes, home insurance, HOA tends to go up, and repairs are eventually needed. So if your mortgage is tight now, when you retire it will be tigher if you rely on fixed income alone. Making sure you can afford the payment even into retirement:)

At least you will have equity to tap into if needed, or you can sell when it gets to be too much for you.

Yes..omg that's how I feel. I feel lenders and homeownership process is such an insider thing. When I reach out through their website, they're quiet. And I always feel like I'm not a potential for them. 😪

Great advice as usual Jennifer. All things are possible when you put your (positive) mind to it. The Universe will meet you half way. What you put in is usually what you get back. It make take some time, but that is where faith comes in. How did other people make it? They earned it in some fashion. It's just as simple as you outlined it. Save up the money (make your own coffee & lunch) & pump up your credit score (pay your bills on time).

What about buying a condo or a place where you have monthly HOA fees? Is it better to stay away from those? I actually like the idea of not having to upkeep the yard and not doing some outside maintenance.

You have zero control over how much HOA fees go up. How comfortable are you with that?

How often do people make a profit or break even when selling in 2-3 years? Typically, I hear people suggest that you should plan to stay in the house for at least 5 years.
