Americans moved around a lot over the past two years, and those destinations also happen to have the highest inflation rates in the U.S. The relationship between migration and inflation has strengthened significantly as more people relocated from expensive coastal cities to more affordable metro areas, according to an analysis released by Redfin. Phoenix, Atlanta and Tampa are among the metro regions seeing both hot inflation and the pandemic’s surge of home buying. My next door neighbor in Phoenix sold his house to an investor 3 weeks ago for $515k. It’s now up for sale for $715k. I blame people moving here but the investors are the ones truly ruining our market. Pretty soon states will be taxing real estate investors significantly (25%+) I know Dallas was talking about not allowing investment properties for now.

As a person living in Atlanta and I have been house shopping since the beginning of last year. Lost every bid on probably more than 10 houses and just gave up. In Atlanta we have so many foreigner investors, people moving out of state who have no clue and bidding 80k or 100k over list price in my area. This is insane and unsustainable.

The banker told her by the end of the year into next year, the housing market would slow and crash due to the higher interest rate. I would not be surprised if it were to happen sooner.

It’s not just the housing developer’s faults, it’s the fact that a large demographic of people from coastal cities like San Francisco and NYC where the cost of living is insanely higher than the national average, are moving to areas they perceive to be much cheaper live in. These people are educated, usually come from wealthy families, and have high-paying careers. They’ll put up ridiculously high asking prices for houses that no one else can compete with and that’s why you see housing prices skyrocketing

My husband makes 200k a year and is an executive at his company. We are forced to live in a 2 bedroom apartment because we can not get a house because of overseas investors. I’m pregnant with our first and at 38 years old we can’t get a house for our daughter. We pay now 4,100 a month for our 1,000 sq ft apartment. The cost of living here has skyrocketed in every single way possible, especially this past year. Our food budget used to be 1,000 per month. Now it’s 1,500 to buy the same amount. Utilities have increased significantly as well. Gas is 6.55 per gallon and increasing daily. Our money doesn’t go far these days and we are feeling it, big time! Our rent used to be 2,505 18 months ago… I’m sorry if you feel that educated people don’t deserve the American Dream also. Know this, my husband came from a very poor family in a biracial household. He’s Hispanic and worked his ass off to get into UC Berkeley in ‘87 and got his degree in American History. He is now an Executive Director, Demographer and Financial Consultant for the California School Districts. Oh and he also made Partner at his company which took him 15 years to achieve. So when you discriminate against all of us who live off the coasts thinking that we’re inherently rich snobs; know that a majority of the people have worked their asses off to get where they are in life and absolutely nothing was handed to us. I used to be in nursing till few months before Covid it ironically and decided to retire because I was soooo over it. I worked my ass off also to get where I was in life. Now, I’ll be a Stay at Home Mom for our daughter and couldn’t feel more blessed for it.

I've lived in Atlanta for 40yrs and I own my car outright. I only buy a tank of gas every 2mos. My property taxes have doubled due to the increased valuation of my house, but I'm not selling it so otherwise I haven't seen higher prices. Food spiked for a few months, but it's settled down due to competition among the Grocery Stores. it is however a totally different story for someone looking for a rental or to buy a house here. I have a friend who has been looking for a year and he hasn't even had the opportunity to make a bid. Corporations and Investors swoop in and pay cash ...end of story. 46% of our Real Estate sells to Investors. IMO it's immoral.

As a native Phoenician, I can confirm that the cost of living here has become exorbitant. Plenty of Phoenicians are being priced out of new homes by people from California (this is more apparent in the west valley). This is especially true after all the CA wildfires. I can also confirm that majority of the non-natives mostly come from California, Minnesota, and Texas. Driving And traffic in the west valley (Avondale, Glendale, Surprise) has become a nightmare due to all the California plates on the road. Good luck, everyone!

@TWK Aquascaping.....for buyers looking to buy in the Tampa region....they should go in the opposite direction. I live in Citrus county (about an hour north of Tampa) and the Suncoast Parkway (Highway 589) recently opened here. It is a direct shot (commute) from here to downtown Tampa. We have noticed a lot of interest in properties locally from outside investors. The real estate here is still pretty reasonably priced but it is rising rapidly. If you are thinking about buying - I would say, don't wait ! With the new high way connection and growing interest - it will soon be expensive here as well.

Just strange that even when an area experiences mass exodus the property price still continues upwards. When New York experiences a 20% population loss shouldn't that mean a massive influx of houses up for sale all at once causing price drops? who's buying all the houses as people sell them to move? Realistically it obstructs the natural cycle, a place becomes to expensive, people move, property crashes, poorer people can move in, work, rebuild the economy and the process starts again. Migration to Dallas from coastal cities is causing housing prices to rise substantially here. Not only is there single-family dwelling shortages, but massive apartment and block townhomes are being built, presumably because the demand to “be here” is so great, due to several major corporations moving headquarters to the area. If you sold your home in CA, for example, and moved to the area in the last 4 years, you could probably have purchased another here, and a better one in space and construction, for half of the price of your old home. When lot and housing developers figured this out, their greed caused them to begin inflating prices quickly. Home prices now exclude the younger generations who are indigenous to the area. This year, many indigenous homeowners were hit with much higher assessments for property taxes, because of this supposed housing shortage in Dallas and market demand values. Fixed income homeowners are now threatened with the possibility of not being able to stay in the home they finally paid off, because of escalating property taxes. The expenses that the coastal migrants sought to escape are merely following them to where they are going. It’s unfair to the indigenous folk who lived with lower prices intentionally for years, to see their way of life destroyed by greedy land developers. I understand the desire to move away from corruption and outrageous prices from where you came, but could we keep your destination a secret, and maybe spread out a bit? It’s really not THAT MUCH better now in the Midwest thanks to new greed and scarcity.

Glad I was able to buy in 2019 before all the outbidding etc and actually low balled my offer that ultimately was accepted. Also refinanced during covid for 3% and locked in. Im sure all around there was room for improvement most definitely but just happy to be 25min from dallas in a great neighborhood that has increased in value by maybe 30% modestly and the continual growth is cool but slightly concerning due to traffic implications and a poor public transportation system outside of Dallas's county. I think some relief could take place if homeowners could provide alternative dwelling borders and rent them out etc though could add insane amounts of growth to neighborhoods that aren't built for infrastructure on that regard but people can adapt. They talk about building more housing and adding other forms of transportation, but that doesn't work so well here in Florida. Other than buses, we have no public transit in areas like Tampa and Orlando. And those buses are stuck in the same traffic as everyone else. There's plenty of construction going on, but there isn't near enough planning for road congestion or density impact on schools and municipal infrastructure. Our roads are already insufficient in a lot of areas and no one can think outside the box of, "Let's add another lane to this area of the interstate." Which takes 3-5 years so at time of completion it's already obsolete. And our government doesn't care so much about teacher shortages as they do about banning math books.

@@craigjohnston966 I'm actually aware of the Walkable City --and I'm a proponent of many of the ideas there, but the suburban sprawl has already happened in many of these areas. Pedestrian thoroughfares and bike thruways could be developed and facilitated in small towns and even moderately sized cities (with local government support and not just lip service), but it can take an over an hour to drive from one side of Tampa to another (it's massive). Some of the older areas could implement a more walk able culture, but most of them that could do so easily already do, often because they're based on an older city grid (St Augustine for example). Whereas in a place like Tampa, there are CDD housing areas that would take close to 2 hours just to walk thru to get to a grocery store. It would make us healthier, but people don't have the time. Or Orlando, where it's sprawled out so much that nearby towns like Clermont have basically merged into "greater Orlando". And our state won't pay for walk-ability. Every governor for decades has passed on the idea of a rail system 'cause they don't want that cost package on their plate come re-election, they aren't going to spend big bucks on reconfiguration for pedestrians. Much to our detriment. Sorry for the novel, just a frustrated Floridian.

I can attest to this. I live just north of downtown Baltimore. In a 2 bedroom apt I've been paying $1150 for the past 3 yrs. Amazing historic neighborhood with great amenities. Everything walking distance: top rate grocery store, great gyms, great neighborhood parks, monuments, museums, restaurants, and bars all within a 15 minute walk max. I honestly came into the year a little scared. Hearing how landlords were hiking up rents across the country, I thought my landlord would do the same. Nope. There's an ironic blessing to living in a city the entire country perceives to be an urban slum. It feels good to know I don't have to deal with these problems over here. Please keep moving to Phoenix, Tampa, and Dallas so that my rent can stay low.

Interesting to see how inflation largely follows migration. The most "overvalued" housing markets are also those where inflation is the highest. Its fundamentally a supply/demand problem. When you have a sudden influx of large amounts of people, there are fewer goods, services, homes, assets, etc. in that area for those people and so the price naturally rises.

In 2000 driving from Glendale to south Irvine took about 1.25 hours during evening rush and the opposite direction was about 45 min. In 2010 you could add about 20 min to both directions. This year is takes over 2 hours to go either direction. I drove from OC to Mammoth and almost ½ of my commute time was the crappy 60 miles here in the basin. Too many idiots who think driving is a side activity to engage in while checking Twitter or Facetiming.

Supply and Demand First thing we learn in econ 101 is "supply and demand". If supply shrinks, businesses can charge up to what ever the consumers are willing to pay. That's why the varying different prices in different cities. Some areas have been conditioned by local businesses to pay more. It requires businesses to raise prices in sync to eliminate competition. It's illegal, but often happens because it's done without any of the business owners actually get ting together and planning it. Ex/ Phoenix is a island city. Less competition.

Inflation is typically lower in places where cost of living is already high. it's really just having a bigger denominator in the formula, impact in nominal dollar should be very ranged bound for all places within the same country operating under 1 currency. Inflation tends to hit harder in smaller places because salary in these places weren't high in the first place thus it will feel like it's eating a bigger chuck out of your paycheck. Put it this way, a place where avg living cost in $10K a month vs $5K at another place, the extra $1K due to current energy crisis will hit the people in the latter group harder. As far as migration goes, I bet it's also associated with people working remotely permanently. A lot of people getting paid in San Francisco wage while moved to a lower cost city.

When I leased my northwest NJ apartment at the beginning of 2019, my rent was only 1890 for a 2.5 bath, 2 bedroom. It had a heated garage, indoor garbage disposal and recycle, a gym, and was kept wonderfully. I lived in San Francisco many years ago and yes, it's always been more expensive than any other place I lived (except maybe London). But those that I know who left SF didn't do so because of the COL, they did so because of the social issues going on that are accelerating at a break-neck speed. I see pictures of where I used to live/used to go for lunches, hang out with friends, etc and I can't believe how horrible it looks now...some places I didn't recognize. COL is but one reason to move out of an area (though I don't doubt it's #1 for most).

They didn't really go over the most important factor, probably because of how so many of their colleagues are guilty of it. People from more expensive housing markets have a tendency to show up, not bother to observe the local market, and just throw money at the real estate agents, which in turn causes the data to go into machine learning bots that estimate and speculate on market patterns and direction; and then the bots conclude because of the sale the value of things in the area must be adjusted to reflect that, which then screws over everyone.

@@porcorosso4330 Something I should have brought up before is that a lot of these homes being bought up currently are being done by representatives of Blackrock and Vanguard. So, is it really a free market related result when the companies involved are using their control and power to generally keep it from being a free market? By acquisition of real estate companies they receive the data on the homes available on the market before anyone else and then they bid typically 20 grand or more over the asking price before most people can even know about it. Would you consider that really to be a free market?

Places like SF and NYC already had high prices. So raising prices across the board might mean 20% where you are, but only 15% in other places because they started at a higher baseline. That's how they can get away with saying those places "aren't being hit as hard.".

Current Inflation is being driven up mostly by fuel prices, If we switch to Nuclear power and give greater incentives to buy electric cars (including subsidising and prioritising lithium battery production) this problem will subside substantially over time. Also, many countries are going for the practical short term measures of taxing fossil fuel company profits to discourage extortionate profiteering! Overall though, Society’s rejection of Nuclear power was a massive mistake, and the environment has payed dearly for it as we continue to rely on fossil fuels for our electricity…

I think it's just a worry that inflation may take a while to get under control. Realistically with 8.5% inflation long rates should be in the double digits. The reason they're still below 3% is there's still this belief that the inflation is transient. If there are signs inflation is going to hang around longer than the bond market is currently expecting, all hell is going to break loose and it's going to vaporize the stock market. Watch inflation indicators very carefully.

If you are willing to move to a town of 1200 people or less and willing to give up fast food outside of gas stations and no delivery for food and slower internet, the houses are way more affordable, but you will be 1 - 6 hours from the any city. Towns are dying as people move to the city, so there are lots of available housing. Are you willing to give up convenience for affordability? Edit: If people start moving to those towns, convenience eventually gets built.

The economists and the writers of this news article kept referring to "inflation" generally, but it is actually just housing costs that is at work. The inflation rate ex-housing is little different in these sunbelt markets than in the rest of the country. Further, a more complete picture would identify that lower taxes and a less intrusive government is a large part of the relocation decision. For an outfit like CNBC, I know this is an inconvenient truth.

We live in SW Michigan. My husband likes an organic brand of salami. A year ago, one box of this cost us $5.49. Today it cost me $8.00. Standing alone $3.00 more is not the end of the world. But add that $3.00 more on almost every item I buy and you have the story here. Last year our weekly groceries (which does not count our meat or eggs which we buy from a local famer) cost us $85.00 most weeks. Now I am paying almost $150.00 per week. This is for two senior citizens ages 71 and 77 who each eat only two meals per day. My husband and I now spent $1,000 a month on our food (we don't smoke, drink or buy ANY snacks or packaged foods.) We do not eat out. We do give our dog homecooked food and this accounts for some of our budget.
