My offer would of been to the seller 76,650 base off the arv of 143,000 and a 9k commission to the wholesaler . Cosmetic rehab cost would be 21,600 based off of 20 a square ft at 1200 square feet .

The seller doesn’t need to know. You are their buyer. You’re buyer will be buying the contract so they know you are wholesaling.

Austin, What if you cannot find any “flip” comps? Can you just find most similar and highest comps and use that number maybe go 5k above just bcuz yours will then have been flipped?? Comps is what I struggle most with!
