Yes Mahitabkhan guda is the junction of four 100feet roads leads to Shankarpally, Sangareddy, Vikarabad and Mominpet. Moreover proposed RRR is going from Mahitabkhan guda. In this way Mahitabkhan guda is well connected to city and prominent towns like Sangareddy, Vikarabad and Mominpet. In the same way on South side Mansanpally is also junction of four 100feet roads it is in HMDA limit and it is under multipurpose zone near by commercial and R1zones. This area is very near to international airport.

Real estate companies will promote areas where they have land bank. Lands in these areas were dead cheap few years back. Now everyone is promoting that these areas are the best place for investment. If one clearly observe, lands rates have multiplied 5 times around these areas in last 2-3 years without any development

My question is - With GO111 being lifted or at least on the cards, there will lot of land available before Mokila and shankarpally itself. Also there is plan to revise the master plan. The conservation zones can turn out to be residential. If that is the case, dont you think areas beyond shankarpally will be quite far and not suitable for investment? It takes almost a generation to reap good benefits in these areas if GO111 is lifted... my take

@@muralikrishna935 No that's not correct. Govt is planning a master plan where they divide entire current catchment area into zones and plan residential based on zone and actual distance from lakes.

His info is true... phoenix has in devrampali, incor has in yenkathala (woodsbury)......and he seems to be right for dobipet even ncc has some 30 acr there as nccl Also

Many are questioning if City will spread beyond Shankerpally. The city won't expand beyond Shankerpally but lands get appreciated in mid to long term. That is all we want.

Hey Karan, did you see that there are no conservative zones on the other side of cities. Expanding to west is due to Mumbai Freeway. But as you go west you will no more have Hyderabad here in center it will be shifted to mMaharashtra.

I saw Peram group's DTCP venture in Laxmareddy guda (mominpet route I think). Can we buy a plot over there?? Is it really worthy? This is 10 km from Shankarpally.

Hello, why people go beyond shankarpalli instead of South side of Hyderabad i.e maheswaram, Nagaram and mansanpalli which has huge residential zone as per hmda and easy access to IT corridor via ORR. As per hmda, this South side has very good connectivity i.e lot of 100 and 150 ft roads.

Builders are claiming, this beyond shankarpally area, is going to be the best like gachibowli. That's why, even these places are costly... 1 plot, also, you cannot get in less than 20 lakhs.

Sir, I have purchased a plot in Shankarpalli town 4. Metres from the 100 feet road in. HMDA Venture for Rs.26000 per sq yd. Is it worth investing such a huge amount.

Karan please do more videos., Your reviews are non biased unlike others who promote their own ventures.. I see a shift in your analysis.. you previously said development would be along sankarpally and chevella route.. I feel it would first develop towards chevella and then mominpet..

Up to Mokilla is Accepted , till Shankarpally is ok going beyond Shankarpally for 10 kms is complete nonsense 😎 50 kms from Hitech city ?

@@rammanohar8161😂😂😂 hyped up places are Sagar Road, Bangalore Highway, Yada Giri gutta, once Aadibhatla....if you don't know the basics of real estate why do you mislead people.....mOkila has more Villas than Gachibowli, Kokapet, Gandipet and Narsingi put together...middle class buyers are not coming to mOkila which is the biggest advantage. They can't buy or maintain villas. Also mOkila is the next residential zone to Kokapet. People like you not coming to Mokila will be the biggest advantage 😂😂😂 plz stay the fuck away....

Mokila is the next Jubilee hills .. many south Indian movie stars are making investment there.. There is a Allu Studio in Kokapet belongs to Chiranjeevi sir .. Mokila is just a beginning

Hope you didn’t forget about 2009 crash and you are talking about only Gachibowli 😜 If 111go lifted partially , 40k acre land is available so you don’t see people living except existing villages in your lifetime
