You neglected to mention the town around the Swift Premium plant in the US or Hershey, Pennsylvania. Right here where I live in little Rhody, the town of Carolina was built by a cotton factory owner. He put ina railway to the beach in Narragansett to allow people to escape the heat of the swamp in the summer and to go to the breezy beach. Obviously, anyplace can be a hell or a utopia depending upon who runs it.

We did this before in the US with a man named George Pullman in Indiana. It did not go well. It resulted in one of the largest uprisings in U.S. history of labor. In America this is not a new idea. With the Industrial Revolution in America during the 19th and early 20th centuries there were many Company Towns. My wife grew up in one. These towns were usually centered around one industry. The owner built the housing for rental or purchase by employees. After World War II you started to see the decline of these company towns.

Its basically similar to small-scale communism. The company owns everything (including the real-estate) instead of the state. The elections are just a facade, powerful people within the company gets the final say on who runs the government. Your social status is determined by how much you are valued by the company. India has many such townships built by Tata (Jamshedpur), NTPC (Korba, Shakti Nagar, Vindhya Nagar, Rihand, etc), ONGC, SAIL, NMDC, Coal India, etc. All of them are a mix of pubic-private ownership. Some disputes are always there in terms of running of subsidized facilities, but overall they are far better than any major city in India.
