Hi Joe, I am Vietnamese/American living in Chiang Mai. We just moved here a few months ago. Loving it here, our daughter goes to an international school, we couldn’t be happier with the choice of school. Some people ask me the same question, why Thailand and not Vietnam. I often tell people the safety and medical services are outstanding in Thailand. I can walk anywhere and not worry someone will steal my phone, wallet, bike, etc. food safety is high in Thailand, I can drink the ice and eat street food and not worry I will get sick. There are about 10-15 international schools in Chiang Mai, plenty to choose from depending on our budget. Housing is plentiful, you can choose single house or apartment, both is affordable. I will go and visit Vietnam, showing my daughter where I was born and see how life is compared to Thailand.

Visiting Vietnam has always been on my bucket list. All my uncles served there during the war so I have always been curious about that that country. I remember their pictures when I was a young boy.

40k USD for 400sqm is very expensive I would say. Looking at land in Thailand you would assume it's cheap but it's not. People hold it for years looking for huge payments and speculators flip it many times over. It's like gold almost.

After I bought land in Thailand I started noticing US land prices and I'm shocked how cheap you can get land. Building is expensive though so that undermines all the value gained.

The cost of a 'house' with land around it is more than even coveted areas around Ft. Lauderdale. My house in FL. would cost 3 - 4 times more here in Da Nang with the same amount of land.

I think if Vietnam did a retirement visa but a bit better than Thailand it could give them a run for their money as a source of continued income. Because if there is competition then Thailand would also need to change their policy to match and attract more retires as it stands not much has changed on the retirement visa and most is focused on other ones.

If you are from the UK then you get a free visa on arrival valid for 45 days. Each time you cross the border and come back in you get a free new 45 days visa.

It’s in the Son Tra district.There are some available for foreign ownership.

There are a couple of buildings here in Son Tra that are around 100K price range, Muong Thanh 2 beds are around 60 SQ m, in the tourist area near the sea and about 2 billion, and Son Tra Ocean View, 2 beds are around 77 SQ m and range from 2.1 to 2.4 depending on the floor and the view. Both buildings are around 10 years old. Hiyori is newer, more upscale and just before the bridge, around 65 SQ m and range from 3.5 to 4.1 billion. Im assuming the ones you are referencing are buildings currently under construction.

When you can only own 49% of any house or property under Thai law expect to lose all your investment as the Thai courts will back the Thai 51% owners.
