I'm planning to move to the Vegas area in the next 2 years and I can't decide between High rise (condo living) or a house. I currently live in a Condo and would like a house, but the convenience and the fact of lower maintenance makes high rise living (or mid-rise) an better option. The only other thing is I have a dog as well, but he does well in my elevated first floor Condo. We just have 1 flight of stairs to deal with daily. But this decision has been on my mind for the last 5 years.

Pros and cons to everything. Condos are going to be tough moving forward with inflation and HOA costs. Look at how condos values flatten out over the past 5 years. Plus Courtney made great points on it’s a pain to do anything. You’re in the elevator looking at your Costco cart making comments, oh are those good? 😂

lol! Condos are an entirely different marketplace compared to single family residential. We also have replacement cost to consider but lifestyle is always #1

High rise apartment are beautiful however i cant do a high rise. Grocery shopping would be a pain in the but. I would chose a home over high rise.

Yes it really is something to consider some people LOVE high rise living while others really enjoy the privacy and sanctuary of a house, it is all dependent on the lifestyle and the individual. Have you lived in a high rise before?

Most condos have shopping carts in the garages for the residents to haul things up and down the elevator and in my case, we have valets to do that should one require.

If you toured the amenities you would understand, when I lived there I never went to a coffee shop to get coffee, did not have to go to a spa as they had all the amenities of a 5 star hotel spa but private because it was just for residents, a reformer studio for pilates and one of the best gyms in a high rise I have seen yet. The staff is the best, you truly feel taken care of. It felt high but when I started to calculate it all it wasn't so bad after all.

agreed! It really is one of the best in terms of service and amenities plus people often forget there are only 219 units so split that up compared to other towers that have 500+ units so the HOA is less.

@@johnwilson7680 insurance on all high rises unfortunately increased with what happened in Florida. These companies spread the risk nationally so every high rise had an increase which is a bummer!

I moved to NW Vegas from California two years ago. I am finding that living 20 minutes from the strip is kinda pointless because thats pretty much all there is to do here. It was ok back when it was still cheap to live here because, well, it was cheap. However if youre off the strip, youre just paying way too much to live in a desert with miserable weather 5-6 months out of the year and nothing to do but random strip malls. I mean, you can move to much cheaper states if all you want is a house near a strip mall. Off strip Vegas is just not worth it unless you are into fancy Smith grocery stores with wine bars lol. This was a good video and Henderson seems like a good fit for you though.

People who live in Las Vegas full time don't want to be anywhere near the strip. Have been to the Strip twice in two years, both Christmas dinner out with friends. As for things, to do, I golf and participate in many actives. Yes, the summer heat is miserable but there are worse places. Las Vegas for locals does not revolve around the Strip, locals casinos, taverns, bars and clubs. Those establishments are designed to mine $$$$ from their customers and to keep them broke. Who shops at Smiths? YUK! Whole Food's is where it's at around here and a new one is being built on Sahara @ Town Center which is near my home in Red Rock CC. As for strip malls, don't really do those or Downtown Summerlin all that much.

@ I do live in Vegas full time and it’s very boring here unless you are at the strip. Like I said, it was ok when it was cheap to live here but that’s over. You can literally move anywhere in the US if all you want are bars and taverns to hang out in. You can do it much cheaper and you don’t have to deal with super high crime and 115 degree summers. I’m kinda over it here. My two cents.

@@michaelbell75 I feel like there’s so much to do outside the strip, I love hiking red rock, taking a day trip to lake Las Vegas, going to Henderson silver knights games and farmers markets. I feel like we get the best of suburban living and city living all in one! Sorry you feel it’s this way but there is so much to do outside of the strip

Do real estate agents live in a place more than 15 minutes? I could not stand moving constantly. I own a condo in a high-rise in Coronado, CA as a getaway place. While it is nice, the overhead is several thousand a month and the 50 year old builds need constant maintenance as they stand next to the beach. Great ten days out of the month but would not want to live in a high rise full time.

@@kennixox262 haha I felt like that at first but we will be in our home for many more years! I think real estate agents see housing as an investment strategy so it’s easy to move when the equity in a house is there ! Yes high rises can be a headache

@courtneybentley HOA I wish mine was more strict! Tons of crap cars parked on the street and big loud barking dogs all day long and it's a 500k+ neighborhood near summerlin
