THIS. I own and live in my home 75% of the year. The rest, I will use airbnb to cover the HUGE costs now associated with owning property. Airbnb was meant to be people renting out their room while they were away, or their apartment/house/etc. Instead of being standalone businesses. But as you say, greed took over and now we have housing crises everywhere. It’s the same in the city I live in with not enough affordable housing. But I don’t feel I am contributing to the problem as I live in my home most of the time and it is my permanent and long term home.

I think the tax is working as intended. Instead of folks purchasing what would have been a residential home and turning it into a rental hotel style accommodation, those homes will be harder to use as short term rentals and can then revert to long term rental or, I don’t know, a residential home again? So that people can have a place to live? Sounds like a win for the community to me.

@@particleinthewave8378 sure but it’s also mythological. 0.6% of American housing is used for Airbnb. The true culprit is population increases all over the west. Which are also largely going under reported. So higher demand leads to higher rents. This is the underlying problem not Airbnb.

@@Fishfood007 It's a contributing factor not the sole reason. In my area there were sub 100 houses on the market and some guy came through and bought 10 of them for BNBs that are CONSISTENTLY empty. Rather than being sold to families this dude is not taking a major loss and now 10 houses sit empty.

@@MR101722 that is a very small scope. I live near Zion national park and in my neighborhood about 1 in 5 homes are BNB. However many areas are not able to do BNB. So I still would not say that it drives the price up enough to notice. I run a BNB in my basement so it is dual use being it houses me and my family as a primary residence and runs as a business for people on vacation. If you have a shortage of homes people buying them for any use is not the problem. Building more homes is the solution…

But during the 2020 RE gold rush, you got every dog and cow becoming a realtor overnight, 1000's of youtube channels giving bad info, all doing it for clout and views. @@TheBierman19 Go clean a 4 bedroom detached home for $100 - have fun. In the past I had people leave dried on food on 10 pots and pans after being there for 2 days, every single towel and pillow and sheet dirty, and overflowing garbage (got 4 big cans) and they complained about the cleaning fee too. It took 7 hours to fix the house up without rest and perfectly timing the washer/dryer cycles.

Have you thought about long term regular rental. Some people travel on business and have families. And it’s saves more to rent a home than hotel accommodations. Lots of companies will rent ( under contract) from home owners because is more economical.

People rent vacation homes on Airbnb and VRBO because they are far nicer than the homes they live in. Airbnb short term rentals has gotten so bad in some areas that's it's completely preventing people from being about to find affordable housing in those areas. Places like Athens (Greece) are in a crisis because locals can no longer find places to buy or rent and are being driven out causing mass shortages in service personnel. High traffic areas have to address the problem or face skyrocketing employee shortages. That's just facts.

For example, n Edinburgh, a two week stay costs more than $2k for a ROOM with shared bathroom, which is more than the mortgage on a house. I'm an airbnb/vrbo owner. When I lower the nightly price of my 3 bedroom, 1 bath, kitchen, dinning room, living room, and nice front and back deck, house to the same price as a 1 room hotel....I get the bottom of society renters who are filthy, bring extra guests, sneak dogs in, and more.... you can't compare a hotel room with an airbnb house, that's like comparing a bicycle to a truck and want to pay bike prices to get the truck. Shelby maybe you can research how many airbnbs are in Los Angeles. And see how many residences they are taking away. And I say that in a neutral way, not pro or con, we just need the facts first. Also don't forget, not every area is a prime Airbnb area. Only a few tourist spots are. So I doubt it would make a big difference for most of the country.

In America Airbnb properties represent less than 0.6% of available homes. And the number is going down and not up. The population is going up. Therefore demand for cheap housing is also going up.

@@danh5637that’s because many cities have had to implement a lot of restrictions on them. In my city, you can only run an airbnb out of your actual residence-you can’t just buy a home for the purpose of running an airbnb (they also limit how many licenses to rent out property they give out).

I don't necessarily buy the "it's paying for affordable housing" argument; but it's clear that Californians generally don't want AirBNBs. Probably a mistake IMO, there's a big niche hotels don't fill (large groups & kitchens) and it's also a handy excuse to avoid talking about the insanely steep development restrictions that are the overwhelming cause of housing unaffordability in CA.

What are you going to do with your house? Just leverage it to keep buying more and more houses. Or consider getting a multifamily home or apartment in a more affordable state where you'll want to visit. Higher a property management company and then rent half of it to renters and be other half to those wishing to do Airbnb arbitrage.
