The most antiquated aspect of the real estate industry is the commission system. Here in Georgia, I pay 6% to sell a $100K home or a $1M home. It's an extremely old school and inefficient model. I look forward to the day when realtors bill hourly like lawyers.

There are plenty of agents who charge a flat fee instead of the commission model. The problem with that though is their incentives are just not in line with the sellers, they get paid no matter how much the home sells for so they are actually incentivized to just get the home sold instead of selling it for as high as possible. With the commission model, the agent is incentivized to sell the home for as much as possible because their commission depends on it. In Maryland, $1M+ homes typically pay a 4%-5% commission instead of the 6%.

@@MalcolmLawsonREALTOR The market controls the price. The realtors involved have very little influence on price. Thank goodness for sites like Zillow and Loopnet that give buyers direct access to listing (price transparency). In the old days, before easy access to listing information, realtors did have more control. Glad we are moving away from that, but we still have a ways to go to modernize real estate.

ya thank goodness for Zillow, an app that consistently provides bad outdated info with appraisal values that aren't even close to being correct and let's not forget every time a client calls me and says I found this great house on Zillow and then when I go look in the multiple listing service the the house has been under contract for a week. quite honestly I'll be happy to start charging people $500 an hour for my service because there's times when I spend an entire month working for someone only to get to the week of closing and the buyer has something stupid come up in their credit history and they couldn't get loan approval from the lender so I wasted an entire month of my time and didn't get paid. I'll probably make a ton more money if I bill hourly.

@@PalmBeachesPaul absolutely agree. And I've just viewed a Zillow house in my neighborhood. They bought it, painted the inside only with a crap color. The basement is flooded after the rain and tornadoes a couple of weeks ago, it's awful. The are charging an extra 30K for that. At least an agent would see that. Their stats are old etc etc

Interesting. I'm pretty tech savvy too but I prefer the idea of having an office and in person trainings as well. I need to be constantly out in the public and I prefer that face to face experience. I'm very mobile and can't stand sitting at home all day. One thing I'm noticing now that the pandemic is winding down is that so many people are coming back into the malls, stores, offices, and other public places. Pros and Cons to the all virtual model for sure. Nice video though! It sounds like a good fit for you.

Hi Reuven, I can understand and we have a lot of agents who are the same way. They rent office spaces so they have a place outside of their homes to work. I was concerned about the online training as well but actually do find it more convenient. They have 3-4 live trainings a day and have a database of over 400+ recorded training sessions. If you do want to attend in person training, there are other sources such as your state or county association of REALTORS which probably hold a lot of in person training. All I hear is you are putting down the brick and mortar brokerage. You should talk about what kind of support and technology you offered to Agents. What kind of CRM you provide to agents how many hours a week of cloud training available for agents. How do you earn a rev share. What is the CAP. and what Lead engine Web and IDX. Are agents have their own website free for Real agents? Can you compare eXp vs Real? Real is 90 % owned by Foreigner and only 10% to agents while eXp agents owned 70% correct me if i am wrong. I want to hear what Real offer to agent like me before i join or even consider.

What would you consider “better marketing?” What other marketing can you do besides MLSand the sign in front of the house? Do you still do the 6% commissions 3/3 split? Is better marketing just better photos? I’d love to hear a couple of your ideas and if you can recommend an agent with REAL in Denver and/or Boulder area I’d love to check them out for buying. Bit of a complex situation so I’d like a more experienced agent who has moved to REAL rather than a brand new agent. Thanks! There’s and old saying the best cure for high prices is high prices. Me I’m waiting for this to play out then I will buy my house with property for cash or maybe trade some of my precious metals along with cash just need to wait it out should not take more than a year or two

Congrats on the move! Curious if you looked at eXp at all? If so, what was it about Real you liked better? I so agree with you about KW. Was there for not even a year because they hooked me on the whole "we're #1 crap". I saw through it after about 6 months or so. Thanks for your insights and love your channel!

Thanks Bob. I did look at EXP and REAL has a lower cap, better rev share splits and better branding in my opinion. I have always hated the EXP logo. So what company did you settle with after leaving KW?

@@MalcolmLawsonREALTOR eXp hah hah hah! I agree about the logo, although they tried to modernize it recently. Do they not have a monthly fee (Real?) eXp's is $85/mo. I see their cap is 4K lower too. And everyone's on the same level playing field, right? That's something I couldn't stand about the bigger brokerages - so many behind the curtain deals to attract agents - with free stuff for a year, or 100% commission for 6 mos, etc.

@@LivinginNorthernNJ Yeah, there really was a lot of behind the scene deals at my past brokerages with KW which always bothered me. I really do believe that cloud-based brokerages are the future The traditional brokerages just can't compete because they are beholden to their franchise owners.

We do have agents here who do wholesaling, flipping homes and rental properties but I believe you can't do it as a representative as REAL, you need to sign a form stating you are doing it as your own entity. Sorry for the late response. There are alot of benefits that REAL offers I would not. get. Such as free stock in the company, additional streams of income through revenue share, networking with agents around the country, tons of training and great technology.
