Yeah, it can be uncomfortable holding on to this if you had only started to buy in 2022 peak years before the persistent high rates becomes clear. As a long term investor, I thought you would see current price point as a bargain as the market sentiments turned against REITs. It's a matter of time rates will be reduced (although not to previous lows seen before 2020). That's when suddenly all the well-managed reits become attractive again and prices goes up. The main culprit is refinancing at higher rates, which is expected for almost all reits. And if that's the key reason for the drop in DPU, I think it's understandable. But I also understand the need to re-deploy funds/rebalance if DCA is not an option. Churning through SG Reits isn't profitable TBH. Long term steady holding works better, to secure a steady income. Capital gain is a bonus. Worse nightmare is rights issues and you don't have funds to buy those rights.

I trimmed away the small $7000 excess I bought in April24 at 1.27 I see it as if I have this amount would I have bought MORE to my EXISTING holding with today’s new information? My answer was no. Then that $7000 should be to somewhere I would say yes. Hope it clarifies the thinking process

Thanks Josh for deep dive and share your valuable comments. Personally I accumulated mpact at 1.22. Considering 1. Close to 30% below NAV, with assumption of china and hk not perfoming at all (both aum stood at 37%) 2. Korea and Japan are doing well, good that you pointed out Japan is not performing, this may be one area I will need to monitor. 3. Fed Interest rate cut coming soon, strong tailwind for reits.

@@durianuncle Ya . Also used my wife 's cpf OA n buy . Every quarters just collect 2 cts plus dpu first . Yesterday , my wife buy 2 lot n i buy 01 lot of keppel @ $6.21 ,since 01 yr low : $6.15 . Wait 4 keppel legacy O&M assets soon , thus to be FUM of $200B ( asset light strategy ) .

Looking at their Festival Walk asset (again it has to be Festival walk *sigh*) the land lease is just 23 years left. I would think that the asset valuation drops drastically when approaching the tail end of the land lease? I found an article online (about SG industrial properties) stating that "decline in valuation generally seen when land tenure fall below 20 years). Is this a significant consideration for you?

I think its been communicated before that Festival walk's will be given like a 50y extension or something. Thats why market is not worried about it. The worry is in the recovery of tenant sales performance which will impact rent

Hi I merely trimmed away the small $7000 excess I bought in April24 at 1.27 I see it as if I have this amount would I have bought more to my existing holding with today’s new information? My answer was no. Then that $7000 should be to somewhere I would say yes. Again i have a substantial holding already and am actively deciding allocations. I hope it rebounds soon too, I still have substantial holdings

The divestment of Mapletree Anson just completed by end July . So Oct Q2 result of DPU should be higher n gear ratio should be reduce . HK, PRC n Japan 's rental reversion still negative ! With impending rate cut from Sep onwards , price should move up . While T-bills n SSB already drop now .😊

Global interest rate turmoil is out of the control of REITS Given we were in rising interest rate environment for last 2 years, we know well in advance that financing costs are going to increase. Analyst report/estimate got it wrong, again!! Tenant change over is normal day to day operations of REITS. Please dont stress. It seems you have gotten out to early. Gotta calm down, stay cool (冷靜) Uncle. Please give it enough time to turn over. Two years is a very short time in equities. I would see this as an opportunity to pick up more units while its beaten down

You know what, I noticed you have a good assessment of MPACT before but I never bought it. My criteria is simple, any exposure to a certain country is always like throw a dice. Same thing I avoided MLT, KDC etc. I wish all the S-Reits sponsors and managers (Capitaland, Mapletree, Fraser, Keppel, etc) are paying great attention to your videos since you are exposing the bad ones --- their share price depends on your easily digested analysis. You have a big influence on their future. Thank you Josh!

Yes I’ve chosen to hold on to the majority. Only sold the extra I bought in apr24 coz with the new info I’m not too sure I would have bought that extra back then. Not buy sell recommendation. If you don’t have any reit exposure and if you feel what I’ve presented is too pessimistic, you can still view mPACT as a buy. Hope it answers well and all the best :)

Its oversold. When others are fearful, be greedy. Thanks for the 50% drop from high and the 7% divs. Price to book value is 0.7. So you are willing to sell here? Im the opposite. Bought around 1.22 -1.25 and now i have a million shares of mpact.

Goes to show whatever meticulous analysis and however careful research over the years spent reading, poring over, rationalising, checking and bisecting the financial reports, they are not only entirely useless and in fact downright dangerous if the outcomes lead to losses at every reporting quarter and over the years. Am not a hater but these outcomes are in fact no different from gambling.
