The idea of Living in Montenegro had been on Ged's mind for a while and after watching several of our KZbin videos he made direct contact with me to ask the usual barrage of questions about life in Montenegro (thank God for WhatsApp). Within a few weeks of comms bouncing back and forth, Ged touched down in Montenegro. Following several tours on his own and with me to see properties and places, not to mention stop-offs at the too many to mention great places to grab a bite or a beer, Ged has potentially found his dream "forever home" in Lustica.

When I first saw Kotor in real, I fell in love with it too. This video made me miss Montenegro so bad. I agree with whatever Ged said. Montenegro is a great opportunity.

I fully agree with you! We bought a ruin 12 years ago, restored it for our retirement and than built another house! Now we rent them to holiday makers and later we will stay there for ever and a day!

Wow....I spoke with you only a few days ago and then here you are....popping up on my phone 😁Thank you for your honest, no nonsense advice.....after 17 years visiting Montenegro, several times a year, I will settle here one day! I love all that the country has to offer, from the culture, to the food, to the mountains and lakes in the North.....married to a Montenegrin who is resisting as he likes life in the UK.....watch this space 😉

It looks like there is some light at the end of the tunnel in the form of the various vaccines now becoming available. I would expect that Montenegro to be open and back to business by the summer. An unexpected big job opportunity came up in Krakow - else for sure I'd be in Montengro. Still considering a home there, absolutely fell in love with it and think it has tremendous investment potential. A little bit jealous of everyone that goes there. Krakow has turned out to be an amazing place to live, but a lot more difficult to move here compared to MN. I think Peter wants to make a follow up vid!

Wonderful video. I had a magical fortnight in this beautiful country before the pandemic. Could you advise, or point me in the right direction to find the information, if you need building permits to install an in ground pool in Montenegro?

Thanks for your lovely comment. Regarding permissions for pools, it tends to vary Municipality by Municipality. If you're building a new project or renovating a building some will consider the pool as part of landscaping and therefore kept separate from your Gross Build Area (GBA) and others will include it as part of the GBA, therefore reducing the size of property you can build. Your local architect should be able to advise. If you have Urban Technical Conditions (UTU's), then the way a pool is handled should be mentioned. I really hope Montenegro decides to respwct and protrct tgier old buoldings but allow them to be retrofitted for future builouts. One of my regrest is not purchasing in Kotor Bay area back in 2007/2008 if not before when I stubled on it via online. The huge influx of Russian Millionares acn only be a plus! It is worth the investments for sure!

Thanks for the comment. All old buildings around the bay and in Kotor/Perast are protect by UNESCO. It's still a great time to invest as the market was overheating in 2008 and has come down to more sensible levels follow the Global Banking Crisis. But prices are on the move again, especially in Kotor Bay and Tivat.

Taxes may increase. But keep in mind that Romania and Bulgaria have 10% income tax still and are EU. So some things may stay the same.

I have been looking at Montenegro. As I am retired, there is not tax on pensions. Only tax on money earned while in the country. This is the same in China where I currently live.

Thanks for the comment. Work depends on your skill sets. Many expats are either self employed, retired or work for one of the large developments. However, remote work from Montenegro has become extremely popular.

Since then we been there five times and on one occasion we travel to Montenegro and absolutely love the country. Fast forward next year we are planning to move out from hectic London and move to one of those countries but it's hard to decide. Correct me if I'm wrong but there is a 9% income tax rate but you also have to pay a municipality tax which is approximately 13%. However I don't know if the municipality tax is calculated on your gross income or on the 9% income tax that is payable. If it's calculated on the 9% income tax payable then the overall tax rate is very low for Europe.

As you are obtaining residency, not citizenship, I see no reason whatsoever for the residency qualification to stop.

Hi thanks for your video. When buying some real estate, does it have to be paid in full in order to apply for residency? what if I finance the purchase with a foreign bank, is it a deal breaker?

If you're financing, you're paying the seller in full and the property will be in your name, all be it with a mortgage, so... yes. You can finance a property purchase and get residency through property ownership. Difficult to finance property in Montenegro from abroad, but now loans are a little easier in Montenegro max loan to value 50%. Good luck!

Depends on the food. Type of business etc. in general though, I’d say: Tivat, Kotor and Budva, though you may have an idea that could work well in Podgorica, the capital. It also depends on where you want to live.

Hi! Pretty much everything is bought by full payment. There are a couple of developments that will allow you to pay over 4 years, but they tend to be the very high end/expensive developments. Interestingly, you can pay with Crypto and I myself have just sold a studio we have with Crypto. I can see why you’re spending time in Vietnam, just spent most of this week with a US/Vietnamese couple. Extremely nice people.

But after 15 years of renewing resident cards, work permits, paying high taxes, learning the language and never really being able to own anything I'm starting to feel a bit unwelcome. Especially now with the lockdowns. Threats of losing my job if I don't get a vaccine. It's getting a bit intense.

Hi You can buy in Montenegro from pretty much every country in the world. US citizens are more than welcome in Montenegro and the house (any property), as long as habitable, allows you to have residency . Regarding banks, I’ve been banking with Erste since I arrived here in 2005. Like most banks they offer internet banking so you can manage a lot of your local finance remotely. But there are many banks and NLB, PRVA and Addiko are other examples. You cannot open an account remotely though as far as I’m aware. Hope this helps.

Hello! No, it’s not difficult to buy and move to Montenegro. For retirement, it’s really a great choice considering how much further your US$ go here. Interestingly, the biggest growth we have now is from US citizens looking to move to Montenegro. You qualify for residency if you buy a property. If you need citizenship, you can apply for the Citizenship by Investment. It’s quite a bit more expensive, but we can help you through the process if it’s the best option for you. Peter

The last thing I heard that the new government were considering cancelling Citizenship by Investment but are letting it run for now. CBI is one way of getting residency and the 2 other general ways foreigners get residency is either by buying property or forming a company. If I hear of an update regarding CBI I'll post in this reply.

I would buy a seafront or bay-front house or plot if it is allowed to moor my yacht in front of it, instead of putting it into an expensive marina.

@@MontenegroRealEstate when u drive along the coast, do u actually see any examples of that? The yacht has a draft of 150cm, so the depth has to be min. 3m. Anchoring, even long-term, must be permitted and ideally, the spot should be in a wind-protected bay.

I think, if you’re referring to using PayPal as a payment system based in Montenegro, then you’re right, though I’ve heard that the banking systems and payment methods are being upgraded to be more inline with the rest of Europe.

You can either set up a company and employ yourself, or you can get work for another company and they will go through the employment/visa applications. Great! There are places with lower taxes than Montenegro, but some people would rather live in Montenegro than Malta and vice versa .

Depends on how much you want to invest. With the Golden Passport, a couple of months with minimum €350k -€550k investment in the north or coast respectively, only in approved schemes. Residency can be acquired by buying real estate and takes 1-2 months. You can also qualify for residency if you own a company registered in Montenegro and employ yourself. If you want permanent residency, this takes 5 years of annually renewed residency and citizenship takes 10 years.

All information that I can find suggests that 3 months is the time required by the government to go through their vetting process. One source mentions a time frame of 3-6 months. Nevertheless, it’s easy to come and live in Montenegro if you want to come here and enjoy the lifestyle while you wait for the process to complete. You need to provide the ministry of home affairs (MUP) some documents on your first application for residency, one of which being a certificate from your local police to show no criminal record, or if you have a former record, if it is over 10 years, the certificate will show that you’re of no interest. Well, I can help you with all subjects that you mentioned. Also, you need to erase this felony from 1982, you can do it in America. Our country will check your record and if they find it, the are possibilitity that they will reject your case. With best regards If the attorney *knew* what it was like in the United States, he would have also known that prior felonies are *never* erased. Frankly, that's the number one reason why I want to get out of the States, and enjoy a peaceful retirement.

Yes you can! It’s quite easy and I’d suggest areas like Tivat or Kotor Bay for best rates and occupancy. Taxes are simp,e and low here too; it’s self declared and is based on 50% of your turnover at 9%.
