I grew up in Flossmoor. My parents built the largest home in Flossmoor at that time. 1968. It was a great place to spend my childhood. So many wonderful memories I can’t even count. Back then Route 30 in Chicago Heights had several large car dealerships, restaurants, and even a LOT of places to shop. In other words, MILLIONS of dollars in retail tax revenue that has disappeared.... decades ago. The only reason I go down there now is for funerals. I feel terrible every time I drive down there.

We closed on the sale of our totally wonderful condo in Lakeview East this morning. Got a bad price, in part because of the general state of the real estate markets. Another huge factor was the relentless tax increases. The property tax rose from $5,500 in 2011 to almost $12,000 per year in 2018. This crowded out borrowers ability to pay more and thus lowered the value of the place. I'm gone, never to return (might visit). I hope the politicians and eventually the unions get the message.

In 2003 we bought our house in the far west suburbs for $246K. In 2017 it sold for $250K. After 13 years of appreciation and improvements we made $4K. So all we got was what we paid down on the mortgage. At the end, taxes were about $7400. Our new house in the South, for the exact same price, is larger and has exactly 4x the land and 1/4 the taxes.

Unfortunately, I have to wait 3 yrs before I can leave :( My property taxes have just been raised about $300 from last year... up to $2700 on a $100k home. Doesn't that sound appetizing? For retirees it's one of the best places to buy a home, recently purchased a home downstate, great area, lots of recreation, low crime, paid about half of what it would have cost to purchase a comparable home in most states, plus Illinois doesn't tax pensions, which compensates for the high property taxes many times over.

I've learned in my time here that indiana actually has jobs outside of the oilfield, the houses are affordable, and the schools aren't completely abysmal. I moved from Illinois to Indiana. While their tax cap is 1% of home value, local municipalities/county's set accessed values at an arbitrary value. 4 days before I took possession, my home was re-accessed by the county to 25% higher than the sale price. This increased property taxes by 20% ( still less than 1/5 of what my property taxes were in Illinois). I feel sale price is accessed value...not in Indiana. The 2 are unrelated. Subsequently, I am back on Realtor.com. I am looking to move from this criminal state in 1.5 years. BTW...I need a new cheap, panel mini-van ( Nissan NV200, no options) for work. License plates are $598 a year. Bye Bye Indiana.

Illinois is the worst place to own a home, because they want to drive you out of the state, so there is no one around while they seize all the property. they being the corporations. USA Inc is a corporation, a fictitious entity owned by the crown, in DC which is a foreign country owned by the crown. the state you live in is a corporation and all the counties and municipalities therein. corporations are not beholden to the original constitution for the united States of America, but to fictitious corporation law, ucc law, international law, admiralty law, maritime law, martial law, military law, law of the sea, law of the Holy see, canonical law. remember when casinos were only on cruise ships and riverboats? well the maritime pirates have landed, unlawfully of course, but legally.... how you might ask? they authored a statute, code, article (artificial ), legibly but ambiguously, purposelfuly unconstitutionally. to rob through maritime piracy.....

How about this idea.... Pension adjustment /buyouts. school adjustment/closures/ privatize enrollment. Rollbacks for state/city employment.... Where state employees have an option to take tax free programs for pensions and salary cuts. State jobs eliminated by giving raises to state employees willing to hold multiple positions. ETG School teacher/ security jobs where they get a raise, but eliminate positions for a security officer. or road worker/ sanitation where mornings they do garbage, afternoon they do road maintenance for more money. I know for a fact that most jobs have dead spots or down time no matter what the field it is. That way you can reduce positions , and jobs needed to run the state. Schools budgets keeps going up because of tech / security needs that was not needed years ago. Maybe restructuring the education system and locations and looking for volunteer positions for retirees to do jobs where a salary can be lower due to there already on a pension. There are so many ways to cut corners and eliminate waste in the budgets where there can be a new way of thinking and organization how money is being wasted.

The cure for Illinois. Democrat Hunting Season. Starts Jan 1st and ends Dec 31st. No bag limit. In fact we should be paying bonus tax reduction to those that can eliminate 10 or more per season. There is a 2nd part of this plan. People of legal voting age must pass an IQ test with a score of at least 109. That score is considered as: Average and can complete high school graduation and college with difficulty. No one else is allowed anywhere near a voting booth. And an ID is mandatory. Problem solved!
