Sorry to say, Philippines willl not prosper because of corruption among politician and oligarchs who do not pay correct taxes for the govt, and correct benefit for their employees. The different religious sectors who owns big business are exempted from paying taxes.

This is sad. Philippines has not taken advantage of being US ally in the past. All allies of US in Asia prospered - Japan, South Korea, Taiwan, Kuwait, Israel. Except Philippines. US has infinite money printer and it was taken advantage by all its allies except Philippines! Instead, Philippines kept on saying we're Top 2 in Asia in 1960s blah blah blah. That's the difference. If you analyze it, corruption is not to blame really. South Korea also has rampant corruption issue. Internal wars with NPA and insurgents are not to blame also. South Korea, Taiwan, Israel also have on-going wars (even much bigger than ours) but they all still thrived economically. I can't pinpoint it but there's something wrong embedded in Filipino culture and mentality. Now, US is also helping Ukraine. 20 years from now I won't be surprised if Ukraine becomes a South Korea level economy.

Filipino mentality: they are on their own to strengthen family resources. They get basic services from the government if not very little. So much government money is lost from ghost projects - buying ghost books, building unfinished hospital units, thin layers of cement roads. The students get their college degree and leave the Philippines… that’s how families survive in Philippines. They not only keep their families live a decent life, with decent housing, food, and good education… They graduate from college, go abroad or work at call centers and the cycle is repeated. Do not underestimate well sought and unique skills that these Filipinos offer abroad and at call centers. They contribute tens of billions of US dollars to stabilize and expand the economy in the Philippines. They are a big percentage of the GDP in the Philippines. The Philippine elite need to really work together and with the Philippine government and must include the well being of all Filipino citizens. The Philippines need more CEO Ang character whose conglomerate helps industrialize the Philippines, work with the government and treat their employees with respect. But what about the other elite Families? What about digitizing all the government resources and money, transactions-taxes fees, dues, earnings. Create a computer program that eliminates waste and stealing from the government, from the highest elected officials to Barangay captains to casual positions like clerks and janitors, every cent is accounted for. If we look at the Philippines from this angle, then the narrative will change - more modern roads, millions of housing units, modern and massive none toxic garbage and sewage disposals in north, central, and South Philippines, expansive education system, affordable local and healthy foods- massive community gardening, massive detoxifying of streams, rivers, bays, and coasts, most integrated good delivery systems, Massive deployment of clean energy, more solar panels on roof commercial roof buildings, universities, other school buildings, all governmental buildings.

The US tends to help countries with EXTERNAL threats. In the case of Japan, back in the late 1950s, the US helped Japan because of the fear Japan might fall to communism. Taiwan is the same, the US is protecting the country against China. South Korea too, against North Korea. Same with Israel. So, the US have helped these countries economically and military to boost it's capabilities against the EXTERNAL ENEMIES. The case of Philippines os different: 1. Because of Bell Trade Act of 1946 had tied the country’s economy to the US but the Philippines was not allowed to export to other countries, and the trade volume was diminishing. 2. The internal war against the communist Filipinos. You see, the US cannot act internally because that will be against the sovereignty of the Philippines. This was the security concern as the threats to American businesses are already internal.

The economy is closed to the world for having the Filipino First 60-40 policy since Carlos P. Garcia's administration that made the country missed opportunities. Only the oligarchs benefit, their kids are living luxuriously overseas or in their haciendas in the Philippines, they manipulate the economy and get most of the country's wealth while the poor in the Philippines still remain poor and worse, living below the poverty line.

It's because they didnt really wan't a self sufficient philippines , they wan't PH to remain reliant on them in security and economic matter, A wealthy Philippines can supports it's own millitary modernization without US help, PH won't get dictate specially in foreign policy in exchange of some aid. a wealthy PH is more beneficial to china than the US, because of the proximity the transactions from trade is enevitable. the richer the country was means the higher the education level is. filipinos will get smart won't get fooled easily by propaganda, ASEAN will get stronger than Europe the center of power dynamics will shift.

The Philippines has hypocritical foreign direct investment laws that don't subscribe to the reciprocity principle like not allowing US citizens (unless they are dual US-Filipino or former Filipino citizens) from buying, owning, mortgaging, and inheriting real estate properties, while Filipino citizens are allowed to do the reverse in the US.

Not allowing direct realestate property rights for foreigners didnt stop germany from being the largest source of FDI during 2023. No one is stopping US citizens from leasing property too. China,SK,Japan, and several other countries still deal with the Philippines even without direct property rights so why should we bend laws that protect property costs just for the americans? China has been active in corporate espionage and blatant disregard for patent rights yet the US continues to deal with them. Raising realestate ownership as a point of contention for non reciprocity of policies that somehow became the main reason for US not investing is simply false. The govt has done studies and time and time again the main 3 reasons that hamper FDI are as follows 1.Cost of manufacturing 2.labor cost 3.bureaucracy

@@keianpena9635 if I were an individual foreigner (whether retiree or young adult professional) who wants to settle down in the Philippines but doesn't want to marry a Filipino citizen to circumvent the foreign real property ban, I wouldn't put my hard-earned capital in the Philippines to buy a parcel of land with a detached house if I don't have full ownership rights, as if my name appears in the certificate of land title.

If home ownership was the pivotal or primary reason for retirees and young profs to move abroad wouldnt moving to countries with the lowest real estate market then lead to the highest influx of FDI or migration? While property rights may be one of the reasons for you personally to migrate or invest, the statistics clear show that the majority do not share your opinion. Please prove me wrong and cite data or studies that show the ban on property ownership for foreigners being the leading cost of lack of investment. Thank you for sharing your personal opinion, however your anecdotes cant dictate national policies.

@@keianpena9635 I never argue for macroeconomic reasons alone why we should allow foreigners to legally buy and own real properties but from legal and philosophical reasons where from the legal standpoint, I cannot mortgage an agricultural, residential, and commercial land that is leased, not owned by mine and from the philosophical standpoint why would I going to invest something that I don't have full equity ownership rights of my self-created corporation or private land I live in? If I were not the full legal equity owner, I wouldn't be able to repatriate my money back to my country or elsewhere if something bad happens in my marriage with my Filipino spouse like divorce. If you are living in the far-flung provinces, owning a house and land gives you a sense of peace of mind, especially for prospective foreign retirees, because you won't have to worry about paying monthly rental fees to your absentee landlord or being kicked out of your house and land out of whim, so this is the reason why allowing foreigners to legally own house and lot is a good thing to be considered through constitutional reform.

While you, as a non citizen, have no right to directly own real estate properly you can rent and lease and have all the benefits and protection that these entail. There are no hard limits on length and amount of property you wish. Since we are now approaching this from a philosophical point of view, why should the country that has real estate and homelessness problems open the market to foreigners who will inflate the prices? Should we follow the footsteps of Canada? Maybe australia where the chinese buy enmasse inflating property values? How bout hawaii where the natives are slowly and surely being pushed and bought out of their native lands. The Philippines has no moral or legal obligation to grant property rights to non citizens. America is also a horrible example for this. The country is built upon immigrants settling in and working for the country. Even today, the only reason America doesnt have declining population due to decreasing births is solely due to migrations. The USA is heavily reliant on migrants and is culturally bound to accept and house migrants. Two countries dont have to reciprocate policies to be able to deal with each other. The United States fights and opens trade wars with China yet still do business with them like nothing else matters except profit. All the double faced negotiations with Arab states yet for decades the US was heavily reliant of oil from muslim monarchies and theocracies. You seem to have a misunderstanding with setting up a business here. If you wish to set up a business here all materials for knowledge of policies are available in DTIs website. You can be the sole owner of a business without having filipino partners. The only thing you cant own is real estate. If thats a hurdle that you can overcome i suggest looking elsewhere. You are not forced to buy property to conduct business overseas. You are not forced to marry a filipina to purchase a property. You can live,work, do business, and retire all without having to marry a filipina or using a middleman. If property ownership is that important to you, there are other ASEAN countries who are willing to accept you

The US did not leave the Phil economy, it was & up to now edged out, same as in many other countries, by rising China. Trade w China may be at its highest in Duterte's time who took a friendly posture to China amidst South China sea dispute . Said mentioned massive aid though did not happen,came in trickles w China completing no major project. Sadly, w Duterte's tolerant policy, China had free access in Phils EEZ sea, heavily damaged its sealife & ecosystem therein by dredging,hauling & massive fishing, harrassment of Filipino fish & ship boats in their own EEZ waters.
