It's 1M more than I would expect. Also, more work would need to be done to seal off the basement as a separate rental unit (common and lucrative in DC). The kitchen is pretty, but impractical as you explained. It also has too many "farmhouse" references for DC.

Beautiful home. Pricey and not senior friendly. You can't stay in a home in your later years that is inundated with staircases, one of which you have to navigate if you want to go to bed and take care of your hygeine. Seems like a small matter...until it's not.

I agree, would need to relocate when 60 yo LOL great for a young couple with energetic kids, I love that kitchen, too pricey?? No sure.

I love the design and renovation of the Townhouse. Very tastefully done. Gorgeous. However I believe they over renovated for the neighborhood. They are trying to recoup the money they put into the home and make a huge profit. It is overpriced.

The closets are for the birds. No closet space. Where are you putting your stuff? Home for almost 3 million with very little closet space, INSANE

One of those rooms on the master bedroom floor should've been made into a full room closet. That, and lowering the price, will get the house sold. The house is gorgeous though.

I immediately thought it was the price. Placing a few cabinets where the shelves are is an easy fix. The tubs are too low and the closets are small but the price stood out.

The home is pricey for a young family even with renting out the basement. For older people, that's a lot of stairs to deal with. Finally, to be a million over the nearest comps, you better know the builder's reputation and whether you want to be in that house for at least seven years.

Good point that House could use a one person pneumatic elevator. They are relatively inexpensive and they should have included it in the initial rehab plans.

100% agree about kitchen storage. The developer should have also included a 2nd HVAC zone, including an additional HWH for a house that large and tall.

This townhome is absolutely gorgeous. For me, the issue is the closet space, particularly in the primary bedroom. Also, there is no real privacy on the balcony spaces. But, this is definitely a well done renovation.

I loved the kitchen and its minimal wall cabinetry. There are drawers now that also accommodate dishes and cookware. However, I think you're right that it's overpriced for the area. Beautiful home!

Price, over developed for the area. Great for a mature family, but those sort of families can and most likely will buy in neighborhoods that aren’t attached houses. It’s a nice house for someone who is looking for a rental property.

Come on. You know why it hasn't sold....it's OVERPRICED! I didn't see anything in home that would make me pay that much for it. No garage or closet space and the bathroom amenities look builder grade. The living room and great (?) rooms both are tiny and there's no dedicated dining room. And they have the NERVE to ask for close to $3 million? Don't offend potential buyers!

Realtor here...gorgeous home BTW...price point is too high for the area. 1,999.000 would be a better asking. Note: kitchen sink should be in the island to make it more of an inviting conversation space. . Also, more cabinets on kitchen wall are necessary. A smaller dining space near kitchen should have been staged for visuals. An actual carport would have be nice. The layout and number of bedrooms and bathrooms is amazing 👏

It’s beautifully renovated. I don’t have an issue with the cabinets. It made sense to run them to the ceiling otherwise the kitchen would look weird with the cabinets stacking short. You have enough lower cabinets to more than likely accommodate cookware and utensils. I could probably fill all the cabinets with all the kitchen gadgets, serveware, etc. A woman can never have too much space 😅.

The kitchen is great and not the problem. Anyone who wants that home could easily add some uppers if they wanted them for not much more money. As most people are pointing out and as you said - it’s the 2.6 million price tag. That price would be cheap in some markets but given the recession and comps in the area this place - while beautiful - is way over priced. I hope the developer doesn’t desperately need that price point. For $2.6 mil I would want to see an elevator. The kitchen is huge but really remote from other living areas in the home.

I love the floor plan. This is probably everything I look for in a house but I agree with everyone else. It’s wayyy too pricey. When I buy a home I would want some room to renovate to make the home fit my own aesthetic so I would stay away from anything over renovated and over priced.

The kitchen is a non starter and they seem to have possibly overdid with the rehab and are trying to recoup the investment.

The owner of the house spent a pretty penny to reno the house. THAT'S the problem. They want it back so that's why it's so expensive. They seem to have surpassed the ceiling price for the area.

The price, as noted below, is a large part of the problem - it's def overpriced if it's not moving. But also, what are taxes and insurance? That would have an impact as well. Additionally, I didn't see much when it came to private entrances, in case the owner wanted to rent or house hack. Closet space and all the steps could be an issue....kitchen is lovely, but I would've preferred more cabinetry vs the bare walls.

It’s a beautiful home. I don’t believe the kitchen is the issue. The storage isn’t traditional as far as the open shelves but I still feel it’s enough storage with the pantry and other cabinets. The design features are gorgeous and the refrigerator alone won me over. I’m 47 with a teenager and 2 elderly parents (one that lives with me and the other may come within the next 5 years) and I work from home so this home would be a dream come true for me.❤

⁠absolutely! My dad would love his own space in the basement with the kitchen. I need the separation because I work from home and he plays his TV and music loudly. I don't mind climbing stairs. It's exercise!

Overall the house itself and the staging looks great. However, at $2.7 million... it's overpriced. (Plus, that basement looks like it is "one flood away" from emptying your entire bank account to repair.) If they knocked off roughly $500k-$700k off the pricetag... it would probably sell pretty quickly. Just my opinion.

The home is quite nice once the price is in alignment with the neighborhood it will sell. Also I think you are right about the kitchen they missed the mark on the cabinets.

I drive past this house on my way home from work & I fell in LOVE with it at first sight ❤ And the kitchen is DEFINITELY NOT the issue it is freaking BEAUTIFUL 🤩 the everyday kitchen needs fit in that one cabinet just fine ❤ Thank you for the tour because I’ve always wondered what it looked like outside of the pictures

I think it's overpriced for 3100 square ft. It might be in the wrong neighborhood. Views are not great and you have a ton of steps. I really liked the kitchen and the bedroom with the brick.

The kitchen is great! If I need more cabinet space, I'd have it built. I believe the asking price is too high compared to the comps in the area. Additionally, I would like there to be more privacy in the backyard. otherwise, the house is excellent!

I agree that the problem is probably the price mostly and the kitchen lacking upper cabinets. I’m not a fan of the black accents (light fixtures, water fixtures, drawer handles, door nobs, and door hinges). That’s too trendy for me. I prefer chrome or nickel which are timeless.

DC native here. I’ve watched all the majors since Mayor Barry,Sharon Pratt Dixon,Anthony Williams, Adrian Fenty, Vincent Gray, all sell out the city for the white dollar. Gentrified most of the city, buying out poor blacks at $300-500k, to gut these roadhouses, to an instant value of $1.2-2.6 million dollars. Insane! These communities are still surrounded by high crime projects,and rodent infestations ( huge rats), school systems are still terrible ( Chancellor Rhee posted false data on test scores, during Fenty’s term. There are NO homes worth this price range in the city, unless your in the Cathedral Road,or Embassy areas, up town where the project people, don’t even know such million dollar communities even exist. At $2.6 million, you can move to Bowie area, Woodmoore, million dollar single family homes with acres, good school, space between neighbors, shopping, 20 min drive to the city. Make this ish make sense???

The kitchen is a plus! Inset cabinets are an upgrade and you can never have too much storage in a kitchen! The home is not priced right for the area that it is in, period full stop.

The kitchen is not that bad; especially if there are storage drawers in that island - daily dishes/glasses, etc may be stored there. Personally, I think the entire top floor should have been reworked as the master. The current master doesn't appear to have enough closet space (didn't see it very well). Some buyers may not like kids or guests over their head. And at that price point with all those floors an elevator would have been required - for me😂🤗

Beautiful home. I love to cook and entertain, so the kitchen would make this a no for me. As you said, it's not really functional for someone who loves to cook. It's a lot of wasted wall space, in my opinion. Not to mention the price. I just don't see where this is a 2.7 million dollar home.

The kitchen is gorgeous! The entire property is gorgeous! I know homes in the DC area are expensive, but I don’t know about spending 2.7 million. The kitchen is not the issue in my opinion.

Primarily the price. For 2M the appliances should be higher end. As for the basement, I didn't see laundry nor a cooktop in the kitchen area.

I love the space and the floors and finishes....not the pricetag. I could live with the cabinets and I am short but I can also see people not liking that because everything is new and you don't want to have to come in tearing out new tile to add cabinets. But then someone who has 2.6 million, doesn't need a yard, doesn't mind sharing walls and barely cooks likely won't care either. But I love how spacious it is for a townhome in general but completely out of my tax bracket to own *lol

Nice rehab. I got sticker shock just hearing you say the price. Some investors hope that someone will come along and love the aesthetics so much that they abandon logic and buy regardless of what the numbers say. That's a little like gambling in my opinion.

🚫 Farmhouse aesthetic... in D.C.? 🚫 I didn't see storage space 🧐 🚫 No wow factors, like accent walls, electric fireplaces, or luxe lighting. 🚫 $1 million over comps, but it didn't look like a Smart home or have a surround sound system built in 🤔 🚫 Laundry room needed a little je ne c'est quoi 🤌🏼 🚫 Kitchen is impractical. The stove is far from where the spices would be. 🚫 All of the regular bathrooms were mid af. At that price, we should've seen nicer tiling and accessories, like gold or black faucets. FYI the small room before the powder room is the mud room.

Beautiful, but overpriced!!! Lived in D.C. for 25 years. There are at least seven exclusive neighborhoods in nearby Md. and Va. with houses priced lower. Also not suitable for seniors or the handicapped. If priced right, it will sell within 60 days or less!!!

I think the townhouse looks nice, minus the floating shelf situation in the kitchen (like why would they do that???)….I do think the staging could have been much nicer for such an expensive home. I like the decor but it looks similar to my own home decor and I’m DEFINITELY not living in a 2.6 million dollar home…

I don't like the kitchen sink and faucet because there too small and don't look as modern. Also, where is this house located in D.C. and maybe it's the location why it hasn't been sold due to the escalating crime in our city. I don't like a lot of glass patio windows or low windows because this attract criminals to break into your house. Also, I watch too many horror movies and I would be scared to death living in a house with so many lower glass windows and glass patios. For the record, I am a native Washingtonian living in upper Northwest Ward 4.🤣 I didn't love the stainless steel kitchen appliances. That's the largest Fridge I've ever seen.

I’m sorry but the staging of that place looks dated as hell. It doesn’t open up the space or make it look particularly inviting. It’s all about potential and thats what staging is supposed to make the potential buyer explore. The kitchen could be absolutely stunning but it’s about as interesting as a piece of blank paper. the basement looks like a storage unit with bland walls and ill placed furniture. Again, staging. The second floor…boring, bland, no color. Every bathroom was a tabula rasa. No personality and completely boring. The best thing about the home was the exposed brick.You want to sell the home, make it actually look like a home that’s worth it. Again, staging, staging, staging. Get a professional and watch the house sell. Maybe not for the asking, but close to it. When you do additions you have to take into account the entire neighborhood and its current value.

The kitchen is definitely one of the primary issues. Installing floating shelves without proper storage around the stove area is definitely a NO for me. It almost seems as if they forgot to order enough cabinets.😂

The house is gorgeous, although I personally wouldn't buy a 4 level townhouse. I think the price, location, the fact that it's a townhouse and the lack of any type of view are the issues. Two million for a townhouse is crazy to me. And I live in a townhouse right across the bridge from DC. My views are better.

Kitchen needs more cabinets or more floating cabinets. Not enough closets throughout.

You are right that kitchen is not a 2.7 million dollar kitchen and the sink I don't know if it was an overly deep sink it should have been at least a nine inch deep sink and the stove whatever that was puny that's right puny so I'll take it lacked to finish it were lacking

Looking at the outside, I was hoping to find some period details inside but there are none - it's no different from a new, high-end developer house. No coat closet - in DC?! I agree with you about the kitchen; it's attractive but impractical.

I'm not going to lie; I hate it. The renovation stripped all the history out of it; the facade and the integrity of the building are the only historic elements left. It looks like a new cookie age cutter soulless space.

I agree 100%. The workmanship is good,but there is nothing that makes this house distinguished. Good doesn’t cut it at an extra million dollars. I expect exceptional jaw dropping features throughout including staging that would justify me spending the extra money.

The kitchen is fine, to me. I think the lower cabinets under the island are where folks are getting lost at. If you pull out those drawers, and open the doors, there are slots for cookie sheets; drawers that pull out for pans; plates, etc. The open cabinet for plates is for show. Everything else is "hidden"....

I love the kitchen. I think it is priced too high. The owner should have taken in the market pricing before renovations began.

I think this house is very unique in terms of functionality. It reminds me of a college dorm??? Everyone has their own separate quarters. Maybe they should have included an extra mini kitchen on the top floor would add more functionality. Although it is a beautiful house for investment for rental or for Air BnB shares.

Beautiful home. Love it. When the price is higher than all other comps, they better have some distinct features. Especially when it's a whole $1M more!

A great home! Love the kitchen and the large bedrooms. Priced a bit high for the comps. A very large family would thrive here. Maybe they can afford to allow the market to catch up with the price. Is it a corporate owned property?

Reachable cabinetry above the sink and stove would have been an added plus, as most people would prefer to reach for the necessary plates and dishes in this area, versus walking across towards that fabulous fridge/freezer. Perhaps a different design might have made a higher impact with some high-end finishes instead of the typical"farmhouse" look. Love the basement that I'd rent out for the extra income and help with the mortgage. Storage in the bedrooms is lacking, so overall, a beautiful home, but maybe $750K - $1M due to simple finishes.

The kitchen was not thought out and I will need a stepladder in the kitchen to utilize the space. I’m concerned about the entry doors into the home. I wouldn’t feel safe with glass doors. They would need to be replaced. You didn’t show the closet space in the bedrooms and I would like to know how large is the space. These are my questions and concerns. Thank you for doing this.

A Few Things- 1️⃣ I’m not paying 2.7 *Anything* to live attached to people. That’s what apartment living is for. 2️⃣ The kitchen is totally impractical. You’d have to take a field trip from the sink to the cabinets after washing dishes. Who wants to do that? And trust me, no one but Lurch can access those top shelves. 3️⃣ Um, whyyyy is there only 1 cabinet on the tiled side of the kitchen??? 4️⃣ That hood looks like granny’s Or Fred G. Sanford’s awning that hodgepodged itself in the middle of a renovated kitchen. It’s just simply Eyesore ugly. 5️⃣ The beautiful, opaque tile doesn’t match the farmhouse look in the rest of the kitchen. No one thing really compliments another. 6️⃣ Dead trees and neighbors are what the MBR view is really of. Yawn. Not to mention, there is NO back yard. 😳🤬 AND, the MBR closet size is Laughable for this price point. 7️⃣ An absentee washer/dryer in the basement apartment will pose a problem eventually. 8️⃣ The real dealbreaker is the exterior stairs that leads *Down* to the basement apartment. I’ll bet folding money that torrential storm water will be waiting at the bottom of those stairs for somebody, anybody, to open that door. 9️⃣ Stair space, hallways, and entryways are extremely narrow. 🔟 Lastly, it’s painfully obvious that some flipping investor just really wants to profit double on the renovation final cost. 😒 Um, she or he is literally asking OVER the highest comp in the neighborhood! Who does that, reno or no reno? 👉🏽 This isn’t a BRRRR property At All. 🆘 They’re going to have to reduce the price by a few hundred thousand dollars TWICE AND commit to some Considerable Revisions (hey, it’s already a loss) over the next several months if they want to be taken seriously. 💡Oh, yeah! What idiot thought it would make sense to attach a toilet room to a mudroom? ❓ Sooo you’ll take off your shoes and hang up your coat while I take a really loud dump?? 💩 Sure! that makes sense. Lol Okay, I’m done. 🤭🤭🤭

Gorgeous home and it was very well done but it's the PRICE. At that price-point, for $2.7 million, I have WAAAAAY more options available to me. I could buy a whole MANSION in Maryland or Virginia at that price. They need to bring that down to maybe a smooth $1.5 in order to make it move.
