Renting is worse late game. After the cost of the house, taxes and stuff will be less than rent cost. Hell, my house payment plus property tax plus student loans is still less than rent in the larger cities

Yeah I don't think renting is better. Rent seems to be going up every year for most. My mom, who told me the first house she and my dad bought was during a worse time with mortgage interest rate and still says it's better to buy. The problem is the money you need now so I'd say have a plan. Renting should be short term.

At 7% in my area, where the median house price is over $1M, there is never a crossover point where buying is cheaper than renting - even only considering P&I. Maybe if interest rates go back to 2% or maybe in Ohio your statement is true but it is not true everywhere and always. You're usually *far* better off renting and investing the difference instead.

Facts buying a 2 bedroom 1.5 bath condo and about to pay $1400 a month including everything he just mentioned that condo can easily rent for 2000-2200 a month

@@paidstacks That's a amazing deal. Not at all like the housing market here. Are you going to live in it or rent it out? I see some 2bd, 1.5ba condos on Zillow in Seattle for under $500k. So that'd be saving up $100k and then still spending $3700/mo on P&I, plus $600/mo HOA, plus maintenance and upkeep and whatever assessments the condo associations springs on you. So it'd be $4500-5000/mo. Or you could just rent it for less than $2500.

We need to bring back rent to own based on 10, 20, and 30 year rates. You apply for a mortgage, a broker covers the cost, then you pay them back based on your selected interest rate (ex you pick a $400k house on a 10 year mortgage, you pay $3400/mo plus fees and interest). The cost of rentals IS NOT going down in 95% of the country on apartments, condos, trailer homes, townhouses, anything. Not unless 95% of this country is unpopulated.

It's basically an argument that you get to make someone else foot the bill. Someone who can decide when to raise the rent and how much. They can go cheap on repairs or say in your lease it's your responsibility. I say renting for life isn't the way but of course no one csn buy a house right away.

We as a nation could also pass some laws making it illegal to jack rent up at random or put a cap on how much you could charge per square foot. Suddenly we have more houses to buy. Supply goes up demand goes down. Prices fall. We would also suddenly have cheaper rent. I'm sorry karen wont be able to afford another gold plated car this year.

Yea best these good "rent deal" are still higher then a house with these interest rates these days. Me and the neighbors house are basically the same thing and they pay 2800 a month. If I bought the house at the current rates the total with escrow would be about 2300

Yeah renting don't sound like a bad idea until you get into your 60s and wonder what the hell you're going to do when you can't afford your rent and now you're 60 years old and you're homeless cuz your social security check didn't cover the cost of rent if you buy a house you only have to cover land taxes which is a lot less then being in your 60s in renting

He’s wrong Do your research No better time than Be a home owner specially if you know a trade and are a handy man to fix different issues. Start with a multi 2-3 family Make sure you can get market rate. If it’s fha even better Put 3% Maximize the rent In your area Make reasonable repairs And boom! Now you’re paying 500-1000$ or less! And that’s less than half market rent for 2 bed up in the northeast. Do your research! Your welcome!

Shit advice, all the stuff that makes owning a home expensive is factored into a rent plus a hefty bonus on top for the landlord to bother renting to begin with, if I had rented instead of buying 5 years ago my rent would be double my mortgage now and rent is 100% burned gone wasted rather than invested into your home that can be sold for profit later. Renting is for rich people who don't live to pay check to paycheck and poor people who've been priced out homeownership enabling the landlord to live off 5 or 10 tenants like a deadbeat. Good luck getting anything fixed from a landlord your renting from too

Nobody is renting out their property for a loss. If you rent a property, trust and believe that the land lord is charging you for the property taxes, insurance and repairs, all factored into the rent in the lease agreement. This guy is an idiot or a liar.
