It’s rather shortsighted to demolish the entire Gabba to only increase the seating by 8000 seats to 50,000 when the purpose built Sydney Homebush Olympic Stadium was able to seat 110,000.

Oh forget about the gabba the whole thing will be a shit show, lets not forget some sports will be done as far away as the Sunshine coast & the gold coast(where they just had the commonwealth games) - Woolloongabba is such a restricted site, sorry it would be a miss not to redeveloped Chandler, a whole bunch of sport out there, plenty room to do a stadium & athlete village

@@paulwilliams5208 oh yes, there is that also - getting people to venues all over SEQ. I believe there’s also sports being played up in Toowoomba, even if it’s just preliminaries. I’m not seeing governments pulling their collective fingers out building high speed rail to replace the wibbly-wobbly 19th century rail line connecting these three satellite extensions to Greater Brisbane to move people quickly and efficiently around the south east corner. Do they think every OS visitor is going to hire a car and drive? It’ll be a disaster!

@@paulwilliams5208 And where is the public transport. If they want this High Speed Rail linking Brisbane to the Gold & Sunshine Coast, why aren't they doing earthworks now. Do they really think that flying taxi's will solve the problem or are they waiting for a private company or some billionaire like Elon Musk to approach with a solution?

I prefer what the commentator siad , build a mega stadium from scratch. And the current location of the Gabba stadium converted to hotels we will need for Olympic.

Build it on top of Roma Street Station. That way, you will have a massive Transport Hub, lots of Trains, Buses, Cross River Rail and even a the Metro.

There is some seriously exciting stuff happening in Brisbane. It seems like only a matter of time before one of the city's fringe suburbs is going to become an extension of the CBD. Interested to see if its Woolloongabba, South Brisbane or the Valley.

@@electro_sykes You’d think so. But there’s a 13 story hotel going up in Gloucester Street, and a 15 story block going up at 447 Gregory Terrace. That will have spectacular views from the top floor. You can be sure other developers are eyeing off any other lots near the top of Gregory Terrace. And the council have made no secret of the fact that they want more developments in the area.

@@hs7921 The thing is, there are also a lot of Heritage listed Buildings in Spring Hill, so it would also be hard to build many new Developments there. I often see South Bank as Brisbane's Second CBD

"Completely rebuilding the GABBA will be the most cost-effective solution" - I don't follow this logic, since: -50% of all materials extracted a year go to building up & maintaining material stocks, factories, machines + transport infrastructure. -Nearly 40% of Greenhouse Gases are emitted from construction, operation & demolition of buildings & infrastructure. -About 50% of all waste in western industrialised nations is generated in construction and demolition.

The South Bank / West End areas seem more plausible than Wollonggaba, I think, coz the infrastructure are already more modern... and the gabba is full of residential properties which will be harder to convert into a "CBD" mentality space. That's just my thoughts though :)

There has to be a solution from the Govt to the M3 getting choked up during morning and evening peak hours. Any solutions for that Mel? more lanes on the Riverside Expressway? tunnels?

Why does Brisbane Live have to be at Roma street? They are already talking about having to move it to the QPS headquarters site across the road, why not put it above the new woolloongabba station?

Why not build Brisbane Live, a Shopping Centre, a Hotel, a New Transit Centre, a World Trade Centre and a new Olympic Stadium all on top of Roma Street Station

Hi Mel, have you put the double stadium idea to anyone in state government? I think this is a fantastic solution for the Olympics, local businesses, the afl, cricket, the school and being able to build resi etc on the gabba site after the Olympics. Saves the gov from the Raymond Park warm-up track push back too (just use the gabba). Really keen to discuss helping get this idea listened to.

Thanks Kris, no one at State Government will return my calls or emails! I’ve been trying to get an interview for the channel for quite some time. Seems everyone is camera shy. Only Brisbane City Council has been interested in engaging however the Stadium isn’t part of their remit.

That 2nd stadium idea is unrealistic as it would be built over the top of the cross rover rail Woolloongabba stop, and block the entrance to it. The entire station would need to reworked elsewhere, and the metro and busway would need to be removed as well to accomodate, removng the huge transport infrastructure they have spent years and countless dollars on. Interesting idea due the land parcel, and the state government held land, but not a good idea.

I think it's only natural that Woollongabba becomes a second CBD over the river. Kind of like North Sydney is in Sydney. Although this sounds far better.

The fact that pedestrians need to use 'green bridges' to be away from vehicles shows me that vehicles are still prioritised over pedestrians. I would love to see pedestrians on ground level with vehicles going around them. It's far easier for vehicles with their engines to go up and down slopes. Also, most vehicles pass through the Gabba area to enter the city or to get onto the M1. A proper road (ie not stroad) to move these vehicles from one area to another, even if its a longer route than what it is currently, would be great. 5 minutes or a few kilometres extra sitting in an air conditioned vehicle is very tolerable.

Lol I am genuinely excited to live here - there is a reason we have the fastest growing population in Australia, the opportunity is growing by the day. Brisbane will be a completely different place when we get you back from HK :)

@@melpikos8533 haha, mate, don't get me wrong, I loved the video, but I think it was a massive stretch to say that the Brisbane Metro is going to be one of the best in the world... In HK, the MTR leaves every 30 seconds in peak times, and 3 minutes maximum any other time.... But yeah, I was back in October for a week, first time in 4 years and I was blown away by how different it was & we still have our Skyhome in Aurora to move back to one day!

I personally think Sunnybank has massive potential as a 2nd CBD. Not far from Archerfield if they ever turn that into a 2nd international airport. There are also sporting venues in the Mount Gravatt area that have a heap of potential. But more than anything it’s the soul of Brisbane’s asian community and I could see a lot of big companies and business people from asia being very confortable doing business there

If the Gabba is going to be rebuilt, they have to make it so that it has 70-80k capacity to serve the city for the next couple of decades. MCG has 100k capacity and Sydney has stadiums that can hold 70-80k+ so why not have that in Brissie? Aside from sports, international artists like Taylor Swift snub Brissie because it doesn't have large stadiums/arenas.

Whatever happened to the Valley’s potential? Don’t see anything wrong with Gabba growing but demolishing the stadium precinct and rebuilding it will not make a CBD without the roads reduced to encourage walkability and economic investment - the question is why would it be a CBD what is the economic viability - retail and residential is not enough. The rebuild is such a waste of money by the state govt. However the expansion especially the green bridge to the gardens is great. Any progress is good progress, really.

God I hope not - with exception of The Gabba, we are talking about a suburb that people can't wait to put in their rearview mirror. South Brisbane thru to the West End shops would be a far better option - you've got a park that has been nothing but a thorn in residents sides for decades - sure, the Greeks bring it to life once a year but they could do the same at Davies Park. West End has a vibe - people don't rush to their cars at 5pm Friday wishing they didn't have to return on Monday ;)

@@arthurwatts1680 yes I am Greek. There is definitely some social issues at Musgrave Park, often broken glass on a Saturday and Sunday morning. There was a period where police would come and move on the people drinking in the park but unfortunately that has stopped. The reason the Greek festival is held there is because it’s across the road from the Greek Club and Greek church which also support the event.

When they develop the outer reaches in order to be able to transport people into and past the CBD. The bottle neck at the northern end of the gateway, was a huge miss step. Let alone a suitable distributor out west to north, onto the sunshine is also needed. I’ll hold my excitement.

Well, there is more public transport on the south side as less people have a car. People on the North side, love their cars and research from RACQ shows that only 1/94 people on the Northside don't have a car compared to 1/52 on the Southside.

I think that’s unlikely. Chermside has about 40,000sqm of office space, Fortitude Valley / Newstead has 700,000sqm. Big gap to close

Sorry but "Woolloongabba" will be coined no more the same as North Sydney is to Sydney where in fact Paramatta is Sydney's second CBD - I would be more entice to call the gold coast Brisbane's second CBD

Gold Coast is about as decentralised as it gets. There is no core precinct there, even the GC’s office market is spread across 5 precincts, none of which are dominant.

Rebuilding the Gabba with more than 50k seats sounds logical to me... but I'm sure plenty of consultation went into the chosen number. It would be good to know the reasons for the 50k decision though, got any FOI contacts Mel 😎?

Didn’t actually mention anything about the Gabba area except the stadium and CRR. Where does the new precinct extend? What are the projects lined up? Pekos is in KP, Dexus is in the CBD. Neither add anything to Woolloongabba.

The purple zone in the map is the identified area. The PDA won’t be released until end of 2023, they’ve just made the announcement that it’s coming. Make sure you subscribe because I’ll do another video once more detail is released :)

@@melpikos8533 Woolloongabba's South City Square, which is 50% completed, has already reshaped the east end of Woolloongabba. I was surprised it wasn't mentioned. The video does make me excited for Brisbane though.

@@Kianiji18 once there is a bit more info on the Woolloongabba PDA, which should be end of 2023, I’ll definitely do a follow up video with a range of projects in the precinct. Agree that South City Square is a great one.

they are upgrading the gabba because they spent billions building Cross River Rail, Brisbane Metro, Green Bridges and the Clem 7 in the surrounding local area.

Well Mel, you almost wet yourself with excitement about these transitions. Being an old curmudgeon normally I'd moan and gripe but the future bodes well for the Brisbane's decade ahead. When it's all completed I'll put my dwindling nest egg into being a party animal in the CBD. $20 beers anyone?
