Love your advice. Thanks so much. I have one bit of advice to the whole community...although I am from Los Angeles and I followed this advice over here. Contact both your state assemblyperson and your city council person. Of course I mean their office. Talk to the person in each office assigned to handle and answer questions about rent. Establish a relationship or case with them now. So any problems navigating the system as you apply for aid through government programs...they can and will help you. That is their job. But people don't always use them. And since AB 91 is state, that's why I say your assemblyperson...not your Congressman. Hope this is helpful.

@@WIREassociates they had one round in July and I applied, they said they didn’t get my application. 🙄 computer glitch or something (lies)... who knows. I have a friend who lives in my same ZIP Code & for her it says, “wait list (we’re waiting for funds to become available).” We live in a nicer area on the Westside but our kids have been forced to stop attending school in LAUSD & we cannot work from home so we need just as much assistance as anybody else. so when I see things like “we pick people randomly” I don’t believe it for a second and I think they pick people by ZIP Code (bad areas) who they think need the most help. Meanwhile, we have a friend who’s not even a parent and lives alone in Pasadena but she got her rent paid all the way through June 1, 2021! I don’t understand why Los Angeles, Santa Clarita, and Long Beach have to wait until March 30 to apply when everybody else gets to apply on the 15th.... do we just get what’s left after everybody else gets their funds?!! There has to be something else, like a program for single parents, because I don’t know what they think the we’re going to do if we don’t get “randomly” picked, become homeless??!! I’m so mad! 😡😡😡

Try applying now, the state is making the process easier to apply and with the new regulations in AB 832 you may be able to get the funds now.

I did check the landlord checklist, everything is good to go, went through the whole process till the last step, and it asked if we are waving CCP1161 (2) & (3) for unlawful retainer case against the tenant... We are filing for unlawful retainer as the tenant has cancelled trash services and trashes are piled up in the front yard, we get warning from the city law enforcement to take care of the trash. We filed evition for health code reason and the tenant has not been communicating at all. I am not sure if I can still get the 80% rent based on 3 days notice to set up trash services and it was not done.

What about mortgages not covered by Forebearance? My servicer wants a balloon payment because the loan is not federally backed.

That's a tough situation! Keep trying to work with the servicer on it and let them know a balloon payment isn't going to work. Unfortunately, I've been hearing that same thing from others. The good news is the status is changing...hopefully that means they are making progress. Also be sure to check with the landlord to see if they received payment.

I applied may 8th.. jumped thru all the hoops sent all the paperwork requested of me.. some of it twuce... im about to be evicted and have utilities shut off and now they say i am on a wait list and when funds become available they will let me know. i applied four months ago so that i got in there early so this wouldnt happen. they say they have all these funds to help people so how is it that i am on a waitlist and they say there are no funds available. I dont really understand that. I am a single female about to be on the streets and i am scared to death. Not to put personal info out there.. but i recently was raped at gunpoint and i am terrified to even leave my home yet alone the thought of being in the streets alone. so what do i do here?? Ive done all they have asked me to do and even did it early. and now they have no funds and i have to wait. yet ive spoken with people that recently have done the application and say they got approved.. so how is that. my landlord ageees with the program and even sent them some paperwork that they needed for my case. i need help desperately. i am terrified to have to be on the streets alone... i cry everyday.. i shake constantly.. i cant work right now cause i am scared to even leave my home.. someone please help me with this. thank you any info is greatly appreciated!!

The rental assistance funds can be used for April through June rent, but they may first be used for back rent and then what is left over applied to the months of April, May and June. It will be up to whoever is distributing the funds in your area to determine.

Renter does not have fill out an application as I have one started already.

Since there's a lot less work for landlords to apply than for tenants, is it better for the tenants to wait and see if their landlords will apply or not, and if they don't, then the tenants go ahead and apply? I would have a discussion with your landlord and see if your landlord will cooperate...otherwise at most you'll get the 25% of missed rent. Have the discussion first and then you can get started. As best I can tell, the system will link up your application and the landlord's. Each of you will go through the system all the way and hit submit.

Hey Christian . I got questions for you . Me and my wife we pay cash to landlord and they is just part of the house they do renovation separated the house into 3 studios . And cool part is the rent including utilities . Do you think it will work . But I don't think landlord what to do it .

If you're asking the landlord to separate the house into 3 studios, they may NOT be able to do it because of zoning. You can run it by the city planning department and if it's OK, then try to discuss with the landlord.

You can certainly try, but the priority is for renters who are currently occupying a unit and behind on rent. You'd also need to get cooperation from your former tenants as part of the application process.

If you're looking for the 80%, then he needs to participate and confirm the amount. Otherwise, the most would be 25% of the monthly missed rent. Did the landlord ever put that credit in writing, e.g. did you get a 15 Day Notice showing the rent you owe minus that credit?

@@AlexG-zi6jr You should have gotten the agreement in writing. I think the burden of proof is on you. Do you have any evidence that you performed the services? (Video, Photos, Text Messages, Email, etc.) You should get a written letter or statement NOW from your Landlord verifying you performed the services in exchange for rent, and that you do not owe back rent. Neither one of you should be entitled to Rental Compensation, since you have already compensated each other. I'm not an attorney, but I think that would constitute FRAUD if one or both of you conspire to receive compensation from the State too.

I applied for this program March 31, 2021 and so did all my tenants and we have all green check marks and still no contact from a case manager or any help from the customer service number, now going on 3 months Im pretty sure a lot more landlords have exhausted their savings to pay the mortgage because a forbearance doesn’t help what we needed was a deferment of all these lost months of rent and still to this day not one program has provided any assistance - smh

What if low-income Tenants dipped into their Savings in order to make FULL RENTAL PAYMENT, and the Landlord did NOT incur any loss of rental income. Would the Tenants be able to be compensated if they demonstrated they were financially affected (loss of wages/increased medical expenses, etc.) by COVID?

Unfortunately, this rental assistance program can't help in this case. You'd need to show that you actually missed rent and that's what the funds would cover.

What did the folks who have this dire need for rental assistance do with the extraordinarily generous public assistance provided by the American taxpayer? Remember, it's been said that the less well off in this country carried a significantly higher burden than the rest of us work from home folks during the pandemic. Where is the money from working those long 100 hour workweek's? What about the bonus money companies paid for working extra during the pandemic? (No myth) For those who lost their job as a direct result of the pandemic, what about the incredibly generous EXTENDED unemployment benefit you received. You know, the regular unemployment plus $600.00/week extra cash to ease the pain? Where is the money from MULTIPLE federal stimulus payments made to Dad, Mom,the Kids and pets? Where are the savings from the subsidized food bills given the tens of thousands of FREE food giveaways made available during the pandemic for less well off folks? The folks who continue to fail to pay their rent are not VICTIMS, they are professional fraudsters and opportunists who are gaming the system while asking you to coddle them. Free rent is nothing more than another big government giveaway which only serves the needs of corrupt politicians while undermining the very idea of PERSONAL RESPONSIBILITY. Remember, the government borrowing money - money you're on the hook for - to pay for these LOSERS who fail to manage their finances. No surprise! You and your family are going to ultimately pay for this bulls*t generosity afforded to the frauds. (Measured in TRILLIONS of your dollars)
