Just so you know: Drinking water during a trial or interrogation is a "tell" of a liar. That's why they bring water into an interrogation room and have it at a defendant's table. The mouth and throat dry up as the liar becomes nervous. It isn't the only tell, of course, because people do simply get thirsty. It isn't, however, the sign of someone who is "calm, cool, collected."

I once rented my townhouse to a woman with a dog. As per the condominium rules she was allowed to have a pet. Little did I know that her dog was pregnant. Then I got notice from the corporation that there now several dogs in the unit. Meanwhile she kept the dog and her puppies in the laundry room under a staircase. When she moved abruptly I had to clean up all the dog poop and clean the unit. Not a big expense but certainly time consuming. I could not show the unit until I had cleaned it up. So by the time I rented the unit again I had lost a month's rent. Eventually I sold this unit and it convinced me to never rent again. This lady is typical of irresponsible tenants and the reason I will never rent out to people - ever.

As a landlord, at least where I live, it is legally required to paint after a tenant has lived in rental for 1 year +. I feel like you need to expect some wear and tear after 2 years. Even carpets would get replaced every so often after tenants left. I rented when I was in my 20’s. I think the tenant landlord act must be different here.

I have lived in 4 different states. I have never heard of it being legally required to paint after a tenant leaves. It just seems to be the norm. I have always found it interesting that painting is done after each new tenant, so why charge for having to paint an accent wall?

I don’t understand the wear and tear thing after only a couple of years. My living room carpet has been down for quite a few years and it still looks good. I clean it and vacuum often. Same for the floors and walls, no damage. We are a normal family with pets, why do tenants think they can act like they are in a college dorm , trash things and then call it wear and tear after a year or two???

Not all dogs shed like crazy, mine does not. She also doesn't smell as I bathe her regularly. She's also incredibly smart & I had her pee pad trained in less than 2 days. No problems with hardwood flooring! 💖 No carpet for us!! 🤢🤮 I HATE carpet! It's actually the cat that's the problem. ☮️💜

Ive lived in my house for 7 years and have never had the cupboard doors break from wear and tear. The only thing Ive had break was my bathroom cabinet doors within a month of moving in... And that was from me tripping and landing on them hahah. Maybe one of those dogs caused the door to get off the hinges when they got rowdy.

I can beat that. My kitchen was installed 25 yrs ago. During 20 yrs it was rented out to 4 different people. On retiring I stopped renting and returned to live in my flat. The kitchen is still impeccable, as is the hob. I replaced the fridge for hygiene purposes.

Running a business out of a rented apartment is normally illegal. She has a lot of nerve to leave the place in that condition and not expet to pay damages. In my 80 + plus I have found a very simple rule: If you don't own it or work for it you don't appreciate it. That goes for everything. Renters, welfare people, freeloaders, have little to no appreciation for the home, car, food, or anything they get free or do not own. When people work their butts of and save enough to buy, that's when they appreciate it. I have seen this all of my life in family and out, the principle is always the same, things you work your butt off for are the things you appreciate.

Replacing ALL rugs shouldn't be something the tenant would need to pay for. Replacing that rooms rug, sure. Pressure washing everything outside is a BS claim All that painting is BS. Runs now. 2 weeks ago, I changed a burnt out turn signal bulb in the rear passenger side. 4 days ago I bought a 55 inch badass OLED TV, carried that home and set it up myself - looks amazing! I assembled all of my IKEA furniture. It's not hard for women to fix and assemble things if they give it a try (thanks to youtube because men often teach boys, not girls).

The before pictures showed gleaming hardwood floors everywhere, not carpeting. The handyman receipt was mostly regular maintenance a landlord provides by default. This strikes me as extremely overblown.

Defendant: i never ran the business outta my house. I always went to my clients and walked their dogs. Also defendant: yes the dogs would be brought to my house and picked up later in the day by the owners. Me: 😅
