Not in my country. Cash-strapped buyers will be happy with anything, and the more affluent will almost certainly demolish everything inside and rebuild from scratch. Both parties buy location and space and won't care much about what's inside.

In Eastern VA, our hardwood oak flooring (recently refinished) were what sold the house, including the kitchen! So when we moved to East TN, we pulled out all the carpet(the house was 20 years old) and installed Bruce oak hardwood. We LOVE it! We just finished all the bathroom floors and laundry room in ceramic tiles. Love them too!

The most expensive type of flooring is tyle. Hand made Italian tile like the type I install can cost $14 per tile that's 6'x6'. Hardwood flooring can be expensive but not the most expensive.

I tend to agree with this. If you want to change flooring, you should be doing that for yourself, because you like it--not because of potential resale value. I think the minimum we've ever stayed in any house is 10 years; when you wait that long to sell, you almost can't help but make a healthy profit. In other words, the resale takes care of itself. I think of our house as our HOME--not some prospective future buyer's investment. I can't concern myself with their tastes.

I live in La La Land, California, and 90% of the home value is the dirt. The difference in sale price between a fully renovated home and a fixer is only about 10%. Therefore, I'm going to do what makes me happy and I can care less about a future buyer.

When selling our house in 2015, we were so surprised that buyers didn’t want our Bruce hardwood floors. They wanted gray plank floors. They also didn’t like our cherry cabinets and brick exterior. They didn’t seem to be concerned with quality. They were paying more for the slap-together new houses that were made quickly with cheap materials. Our house was only 8 years old, but somehow the real wood floors and cabinets were considered “dated”.

During Covid my wife decided we needed to replace carpet in our bedroom with nice hardwood floors. I had previously bought my brother an air driven nailer and borrowed it. I picked up the wood and we installed it. It looks great and wasn't hard to install. It cost around $800 including buying a special flooring hammer. The worst part is after pickup you have to leave it laying around a couple weeks to acclimate to your humidity, so it gets in the way.

I've lived with hardwood floors most of my life. They wear well, and the best floors of all were solid maple in a very old home I grew up in, in Massachusetts. But for overall appearance, my favorite was the 10 inch softwood floors upstairs in my NJ Victorian. They require more effort to naintain than hardwood, but warmth and character, they were wonderful. I even grew to like the few squeaky spots. Mine had a natural finish, but neighbors painted theirs, and they still looked great. We retired to Florida, have all luxury vinyl tile, very practical for this climate. One thing to consider about LVP, it's a noisier surface than wood. No one seems to mention it and I wonder if their will be engineering changes to adjust that concern. On the up side, it's a very forgiving surface when you drop something. They are also easy to clean.

Jen, it’s not a cement floor, it’s a concrete floor. Cement is a powder added to rock, sand, and water to create concrete. When water and cement get mixed the chemical reaction starts the curing process with a flash set. After a few hours, depending on water cement ratio and admixtures it gets hard. Most people confuse cement and concrete. Hope this helps, great video!

As for carpet.....just like everything else they make today, it's a victim of planned obsolescence. I bought a 1980 bungalow 21 years ago. When I moved in in 2003, the carpet was 4 years old. Guess what? When I moved out....21 years later....the carpet upstairs was the same carpet that was there when I moved in. So it was 25 years old. The berber style in the bedrooms was stretched. But the regular pile carpet in the rest of the upstairs was in great shape. It was amazing, if you consider how old it was. It still looked pretty good! So the carpet they make NOW doesn't last longer than 10 years? The home I just bought this summer, has carpet that is 12 years old. You can see everywhere they had a walking path. I shampooed it really good, but the pile is crushed and it won't come back up. My 25 year old carpet in my old bungalow was better quality than this new stuff.

If the best ROI for the best choice is only 80%, the correct option is to not replace your old flooring before you sell. Replace your flooring with whatever you like the most if you plan to stay in your home. But if you are replacing just to sell - don't. Give the buyers a small discount and they will be able to install the flooring of their choice and you will save money.

I just recently sold our brick ranch home in texas. It was a swirl two tone brick. People often commented on how pretty the brick color was. First thing the new buyers did was paint the brick a dark gray.🙄

Lol 😆 Maria Killiam has built a business guiding people to build or renovate using timeless harmonious choices for fixed surfaces ( floors countertops stone brick roof etc. And avoid trends be aware that trends will influence you by what you see in advertising Decorating magazines and what’s available in the stores they all want you to hate your home in 10 years so you spend money redoing everything to feel “in style” changing everything “to follow the now trend”. So if you’re not firm with a classic & timeless definite colour choice mood plan for the basics of your house you can end up with a patchwork and something that will easily date because anyone will look at it and say oh that was the gray trend the black trend the dark wood trend etc. Keep your trendy for decorating with easier to replace and less expensive choices paint the room colours inside your house last if possible after you’ve chosen your interior decoration mood board so. Floors in General are in midtone wood (look) or classic tile little bit lighter a little bit darker but everything stays in the mid range avoid extremes in any choice, colour coordinate your cabinets with your countertop choose your countertops first and make all your fixed surfaces have the same undertone choice so you don’t have orange undertone mixed with a taupe/violet which would clash. You could often walk into a home and you know what trend it was decorated or renovated in and worse different parts of the house follow a different trend so it’s a patchwork. Keeping a house authentic and classic is an educated choice. She has available for a nominal sum ($35 when I bought mine) a undertone colour wheel guide which helps a homebuyer to compare the undertones when choosing fixed surfaces to make sure your house fix surfaces stay harmonious. I highly recommend every home owner has one & they should have them in stores imo to help choose & compare, of course the in store lighting will be different than the home. I took a course which I also recommend especially if you’re doing a renovation or new build. but she gives information freely if you listen to enough of her videos or read her blog & she is on Instagram. She dresses in purposely colourful choices to emphasize that she’s talking about colour. If only builders would take her courses before they trend stamp their new builds. 😊

I ran into a flooring issue when I purchased my current house. I had looked at it when it was being cleaned up and prepped for sale. At that time, they had ripped out the old carpet and I told the seller that I was fine with it in that state. That way I could do what I wanted with the floors. However, when it came to making an offer and getting financing sorted out, the lenders wanted to have flooring in the house. Since it had carpet with the old tack strips and all, it had to have carpet put back in before they would approve the loan. At least I was allowed to select the carpet that went back in. Over the years, I've been slowly getting rid of that carpet as it wore out.

My heart really wanted real hardwood floors. My bank account really wanted luxury vinyl plank. The bank account went out. But it’s OK. It’s still 1000 times better than carpeting, holds up well to my dogs, and is easy to clean. It really stinks when you have a champagne taste, and beer budget.

I can't find any channel that talks about high tech, mostly recycled and low outgassing, easy to clean carpeting with excellent padding and very little chance of breaking a bone if a senior falls on it. I can find websites that sell it.

Last year we moved to a town where the vast majority of the houses were over 100 years old. Many of the homes we looked at had been totally renovated in order to install modern electrical, plumbing and HVAC. But in doing so, they turned the entire first floor into open plan, and also turned the appearance of the interiors cold and sterile by stripping out all the original period trim, flooring and finishes, including light fixtures. There was nothing left that gave a sense of warmth and felt inviting. All the original solid multi-panel interior doors were replaced by the modern ones from Home Depot or Lowe's, and all the old handsets and latches were gone. The floors were now gray composite throughout the entire house. All the baseboard was replaced with modern 3-1/2" tall, and door trim was 2-1/2", all painted white, and they all looked out of place. Sadly, everything that gave the houses character and charm was gone. Thankfully, we managed to find a 1910 vintage center hall colonial that still had all the original finishes, even though the necessary electrical, plumbing and mechanicals were previously updated. The hardwood floors and some woodwork show their age with wear and tear, but they add to the charm of the home and its history. I don't mind that the original wooden floors and stairs sqeak a bit. I'm grateful to the previous owners who kept the home period-correct. Even when renovating more modern houses, my recommendation s to avoid short-term decorating trends such as grey floor, and go with more traditional warmer choices for all finishes throughout that transcend fads and trends over time.

Our grocery store remodeled and put down LVP flooring. The off gassing was so bad that I felt nauseous after a few minutes of shopping. Now, a year later, it doesn't bother me but, that off gassing was no joke.

We changed out our hardwoods to luxury vinyl plank from Home Depot - it is great to walk on, it is sturdy and always looks great / no scratches, and it’s antimicrobial which is a nice added peace of mind. We had had many many compliments - and while we come from the world of hardwood floors our experience with the LVP has been amazing. (We live in the South)

I'm not worried about the ROI of the $800 I spent putting laminate in my home office at my summer place in Maine. Easy DIY, and it looks great. Here in Florida, NOT having tile is a problem - literally everything else is considered cheap. I cannot even imagine choosing LVP over tile. My mother did LVP in her condo and just putting the furniture back gouged it in many places. My porcelain wood-look tile will outlast the apocalypse - but it cost 2X+ as much. But as you say, all real estate is *local*.

How heart breaking . Renovating & building in classic timeless is an educated choice. Trends are promoted so people hate their home in 10 years and want to redo spend money redoing to follow the latest trend thinking they are now up-to-date and in style. In another comment on this video I mentioned Maria Killiam who has a blog and is on Instagram she is trying to inform people to make the right choice once and don’t spend money redoing the fixed surfaces of your home it should be a one time choice and follow trends with interior decorating items that could be replaced for less cost or here’s a thought do timeless classic and your own eclectic style whatever that is in interior decorating and have all the fixed surfaces in timeless classic harmonious choices that fit the style of your house. If the house was built in a classic harmonious choices no one would need or want to pull out countertops floors or tiles they would just paint and add their furniture and decoration.

I put in laminate last year that is waterproof and is of much higher quality than what you show. The wood grain in it looks better than LVP and the price slightly less. I have had guests with 3 dogs for 2 weeks and there are zero scratches.

My house has all oak throughout kitchen, living dining, 1/2 bath, entry, but carpet in lower level ( not below grade) and carpet in bedrooms. Ripped out all carpet downstairs and had bamboo put in. Did the bedrooms, a bathroom and laundry room with vinyl plank. Ideally I would have preferred to have each floor all the same flooring throughout, however didn’t discover vinyl plank option until later. You cannot go wrong with luxury vinyl plank, it is beautiful, affordable, durable, and easy enough for a DYIer to replace if they want a change.

I personally prefer carpet in the bedrooms. I've had no issues selling homes in the last couple years with carpet installed in most the house. One we replaced before we planned to move and another to sell it. If it looks new I don't think most people care. We're getting ready to sell a house and putting carpet in the bedrooms. We're doing LVP in the rest of the house.

My mother lives in a 55+ community. I would think a rug in a home would be ideal considering wood floors could cause slips and falls and quite possible death. I don't understand why older/elderly people wouldn't like seeing a rug in a home.

@billyreastmanjr6176 up north, carpet is great. Down south in the humid climates, carpet gets moldy and smells. And even if you try to clean it, it never really gets clean. Tile is probably best down south, but laminates and wood and vinyl (plastic) flooring is fine.

Dents, dings, and chips are the patina of age. If you do your own floor and have leftover pieces, it is possible to replace damaged flooring. The only water proof floor is sheet vinyl. Every other floor has seams that can leak. LVP is good but still not completely waterproof. But sheet vinyl doesn't last long. We installed hardwood in the first house we owned (and built) this was long before engineered or pre-finished flooring. When we bought a "used" house we replaced all of the flooring with hardwood. The first phase was still before prefinished floors. The second phase was prefinished. I agree with you assessment of ceramic tile. I have never seen a ceramic floor with some age that did not have a cracked tile or more.

I wish you had mentioned where cork flooring fits in, which is what I have throughout most of my first floor. I like the look of cork, but I am never sure where it fits in the flooring universe. The original owners of my home had this flooring installed. The only issue I see so far is that they look just ever so slightly lighter in the back of the house which gets lots of sunlight.

It's very humid where I am, and hardwood starts to show warping after ten-fifteen years, so engineered hardwood and LVP is more popular here. I love the look of HW, though. I wish.

Right now, I am trying to sell my mother's home. She's elderly. She has dementia and she's on a fixed income. We do not have the money to fix many things such as the siding on the house or the floors. We just had an open house and the minute they saw our rug, they were no longer interested. They came in and left just as fast. As I said, financially, we cannot afford to have a new floor done. Our real estate agent did talk to us about offering concessions which could enable people to make an offer. My goal is to sell the home and get my mother into a more affordable place. I've fixed all that I can but there are just things I cannot do myself and I do not have the finances nor the ability of credit or loans to assist her.

The average dumb a$$ looking at houses doesn't have ANY money or skills to do ANYTHING. They want the house move-in ready to THEIR unrealistic expectations. I will NOT look at a house with 'new' ANYTHING as it is probably cheap stuff installed poorly just to make the pictures online look good. Now, if a floor covering is SHOT, that needs to be addressed.

There are some companies that will make home repairs/upgrades with the expectation of being paid after the home is sold (the contract will state that the price of the repair/upgrade will be paid at the sale). A good realtor should know and be able to recommend these companies.

We do have a slab in the family room and we put down a moisture barrier then three-quarter inch ply board another barrier then hardwood..Those hardwood floors look the best because there’s not a lot of movement that’s been 10 years. we knew there were not gonna be moisture issues because the house was 30 years old.

They have been putting shoe mold to cover any gap between the flooring and the base for longer than I have been alive, I think it is a stretch to say it is not professional. Apparently, it has been around for centuries. Whether it looks good or not I won't argue about.

We would like to build a new home and if we do, we are going to install strip solid vinyl flooring throughout the home. This is not luxury plank flooring. It's flexible, glued directly to the floor. If a piece gets marred, the piece can be lifted and replaced. A friend asked why not hardwood. We decided on this choice because maintenance consists of a sweep and a swish to keep clean. It can go years without requiring a top dressing. No moving furniture and going through the mess of refinishing real hardwood. And the durability of carpet depends on the quality one purchases. We purchased our bedroom carpeting 25 years ago. It is just now showing signs it needs to be replaced.

Hi Jen, loving your channel. I have a place I converted back into a primary residence for 2 years, and i'm hoping to sell in the next 12 months. This is a small, 600 sq ft modern downtown condo, and the sealed concrete floors were redone before I moved back in, as they were darker grey and had some damage. I had it done in a lighter solid epoxy, and spent over $3,000. The epoxy is failing. Chipping everywhere, had the people come back (as this had all happened over the course of a year) - they touched them up, as I already had loads of furniture in here at that point. The color doesn't match, so it's obvious now in a different way than the chips. I was trying to figure out what to do about the floors when I come to sell. I was looking at cork flooring that is floating and click and install so that I could do it myself right over the floor, but then i'm looking at another $2,500 or so. I'm worried about what the current epoxy situation would do to my resell value when buyers come to look at the place once it's on the market. I'd really like to not put hardwood or LVP down since this is a modern downtown condo. Wish i'd thought of the cork flooring before even doing the epoxy I could have saved a lot. The other question I have is: If i do decide to try something else for the floor, can I still put the $3,000+ I spent on the epoxy toward my capital improvements as well as whatever new thing i do? Shoe molding is very common here. I do like to remove baseboards too, but tall baseboards are more involved.

I'm in SWFL and almost all houses built since 1960's are on concrete slab. We have high humidity and hardwoods are not something you see here. It's mostly tiles. I got a waterproof manufactured wood plank that has the rubber backing for concrete floor coverage. It was easy to install and works perfect in our environment. When bought the house several years ago it had tile. But the tile was old and showing signs of wear and cracking. The floor planks were cheaper than tile replacement and we did it ourselves.

Great help! Thanks for doing this! I love our hardwoods, but the tile works better for us in our house…personally. The big thing is we replaced the carpet with some vinyl plank and if you have a problem with one plank…they all have to go…it’s hard to repair! So replaced with tile…dogs…and it is better like one other tile floors. I guess moisture is a factor in the PNW!

Actually, there is vinyl planking that is a glue-down version (not click-together). The advantage of the glue-down version is that *if* it becomes damaged in one place, all you need to do is to hold a hair-dryer to it to soften the glue, and the plank / strip lifts off so that you can replace only that damaged strip, even if it is in the middle of the floor (unlike click-together which requires replacing some or all of the flooring, as you have observed). Our glue-down LPV is manufactured by an English company, and it comes in narrow strips that are beveled, which mimics traditional hardwood. We installed it in our kitchen because I wanted something durable (heavy kitchen traffic plus we have large dogs), but we've had it for 6 years now and it still looks great. I initially wanted tiles, but our contractor explained that the installation of tiles takes several days (levelling floors, setting the tiles, grouting and sealing) which would increase labour costs and so he suggested the LPV. Then we learned of the advantages of the glue-down versus click-together versions. BTW - most people think that our LPV floor is actually hardwood because the colour, wood markings, beveling etc. are so well-manufactured.

Yes, we had hardwood floors also and the same thing with the refrigerator. Every time icemaker would go on the refrigerator would squirt water which we didn’t know until I looked up in the ceiling from the garage because the kitchen is above it and solve this then start paying attention to the floor and it was ruining. Of course, I called my insurance company State Farmand they said they wouldn’t pay a dime took them to court and I lost.

We are not selling, but i think buyers most appreciate consistent flooring, not a hodge podge. Before a reno, we asked our realtor if we should put down LVP, laminate or engineered hardwood and she said the hardwood. So despite popularity of LVP, hardwood and engineered hardwood is still preferred by buyers in my area. That being said, I had laminate floors in my kitchen and family room for 15 years for budget reasons and it held up great with kids and pets and looked as good as new when we replaced the flooring on main floor with engineered hardwood(except entry and laundry). We put mats in front of stove and sink to protect floors, and they are holding up better than I expected and don't dent or scratch. I also noticed way less dust when the carpeting in living and dining rooms got replaced.

I am retired flooring installer..The best way to figure which flooring to do is----Hard surface in all the traveled areas (Hardwood, vyinal or laminate) and wall to wall carpet in the Bedroom (with the best padding))..You can get vinal flooring that looks like hardwood that wears like IRON! good luck..

I have heard this story to remove baseboards and not use quarter round and I think that is hogwash. We had an entire first floor to refloor and pulling up all the baseboards would have been expensive, time consuming AND introduced the issues of the baseboard leaving gaps where the floor was not perfectly flat. We already had very tall, expensive baseboard before we started. So we chose to lay the engineered hardwood, leaving a gap to the existing baseboards and place the quarter round to cover the gap, also conforming to any irregularities in the flatness of the floor. With the very tall baseboards and a quarter round at bottom, I'm very happy with the results and in hind sight I'm really glad I DIDN'T listen to the anti-quarter round opinion.

It turns out, Luxury Vinyl Plank does not need gaps on either edge or the room and that gap can allow seems to seperate mid-room if you have a weak joint connection somewhere (it happened to me). The vinyl also has a top layer seal so no offgassing after 5 years for mine.

We have original hardwood floors throughout our 1913 Federal house in SC, where it's highly humid 9-10 months a year. Humidity hasn't been a problem since we have central heat/air. Cupping and buckling would be more of a problem in Miami, PR, or places like Hawaii, where central AC isn't common. Most houses in these areas have tile for that reason.

Re. wood and pets … We have cats and dogs. Last house had hardwood floors which we had professionally refinished. Within several years they were scratched all over. House before that we had laminate flooring, which is prone to water, dents, and scratches. When we moved I had all the wood and carpet removed and unglazed porcelain tiles installed throughout. That was 7 years ago and they are as good as new. Unglazed because the glazing (1) will scratch and (2) is slippery. Stone, porcelain, and ceramic (porcelain is better than ceramic) are generally porous but they come with different ratings for hardness and permeability that depends on the materials. I found some that had the highest hardness rating and are non-porous due the materials and density. Also choose a grout that is nonporous.

GREAT video, Jen, and thanks for sharing! I ripped out the old carpeting in the bedrooms but not sure what I will replace it with on the concrete slab. I plan to sell my house in a year or so and though carpeting IS the cheapest option, I would rather pay more and get something else installed like you said so well.

Cork! We love our cork plank floors in the library and bedrooms and the real cork linoleum sheet flooring in the rest of the house. Marmoleum sheet is expensive, but is a renewable resource, is natural, and does not offgas. The cork plank floors are so comfortable to stand on!

Some here think that replacing the floors, or choosing a popular type of flooring, when selling is not a good return on investment. Not always true. When we sell a house, it's not just "location", it's also appeal. Each home we sold, we did so in days--not weeks or months. In fact, the last home we sold in 2002 took one day to sell. Presentation can even outweigh location in some instances.

We had to have engineered hardwood as our house has floor heating and solid hardwood is a definite no no. The engineered product we have is California Beechwood and it is refinish-able so a perfect solution for radiant floor heating.

Another problem with vinyl flooring is that there is a lot of prep work to do to the subfloor. Depending on the thickness of the plank, you can feel many of the imperfections of the subfloor through the plank (eg knots, seams, chips, etc). Personally, while it is easy to install, i prefer spending the $ on wood flooring.

Our home has travertine on the main floor. It out-classes hardwood by a longshot IMO. It wouldn't fit with all styles of homes, but if it does it would be my 1st choice of flooring.

Ceramic tiles being hard on feet and backs is no joke!! We moved from a house with hardwood to one with 100% ceramic tile. The pain was shocking! I’ve never had sore feet in my life, then suddenly I was dreading getting up to go to the bathroom! 😧 Not to mention the time I fell and I actually broke 3 ribs! Not kidding. I dropped a flip-flop once. It shattered. 😐 But seriously, we spent a fortune on countless rugs. And it’s STILL hard! 🤦🏼

Hardwood always looks dusty and dirty. I must admit, though, I've had wood in two different kitchens. It was beautiful and the dings were few but character building. Had lovely wide plank heart pine in one home and oak in the other. They were beautiful. We had neighbors who put car siding all over their downstairs. It was beautiful.

Unfortunately, these rules seem to be the opposite when it comes to condominiums. I live in a townhouse style pier-and-beam condo building. Hardwood floors while they look awesome, also generate LOTS of noise. Living next to another condo with hard floors can be a day-and-night living hell of, 'Boom boom boom boom boom boom!' My unit has deep carpets with heavy padding which absorbs much of the noise. Unfortunately, my rental neighbors have hard floors. After five years of this aggravation, I put my condo on the market. Luckily, I took care of my carpets by going shoe-less the day I moved in, so they're still in great shape.

Sounds like your real issue is lack of any sort of insulation between units. Generally a sign of poor quality construction.

Regarding pre-finished vs site finished hardwood, I don't like the chamfers on the edges of the pre-finished boards. I think the solid look of site finished is nicer, but you may not agree.

I would agree with you 20 years ago - that’s the main reason we put unfinished on our first floor. But the new pre-finished has come a long way. They sell pre-finished that almost has no chamfered edge.

Marble is beautiful, but kind of soft (scratches easily) compared to other types of stone. It is not the greatest for areas of high traffic. Stay away from limestone. Saltillo tile is also porous and high maintenance. If you like the unglazed look, go for hard fired quarry tile.

Saltillo tile is my absolute favorite. I’m looking for a home with saltillo tile now. I might have to buy something with carpet or laminate so that I can easily dispose of it and get the Saltillo installed myself. To me, it’s beautiful and timeless.

Question: If my house is constructed on a cement slab, is there some sort of moisture barrier that can be put on top of the cement slab before installing a hardwood floor, in order to prevent moisture harming the wood from underneath?

Yes - there are a ton of products on the market to choose from. I would do some research to see what is common in your particular area to make sure you get the right product for the climate.

The most expensive type of flooring is tyle. Hand made Italian tile like the type I install can cost $14 per tile that's 6'x'6'. Hardwood flooring can be expensive but not the most expensive.

Carpets must be terrible in US, good carpet can last 30 years plus in UK especially twist fibre carpets. Also imagine wood flooring throughout then having to access under floors for electrical or central heating.

Can't stand LPV Put our house on the market so I put it down. Ended up pulling house off the market. Fast forward. Found a leak from the hot water tank. Ran down the tank under the LPV and rotted out the whole sub floors in 4 rooms! Also there were areas (not water areas) where the flooring slips and slides. The stuff is loud and echos. Slick for the dogs to run on. Always worried about them sliding into some thing and busting a leg or hip. Scratches easy. In the process of taking it out. Found that micro beads of plastic were all over the house. Which means it was that way when it got installed. I would never put that in my house again. For context I am on a farm / homestead. Have animals in the house all the time. So we are very hard on our flooring.

@@DougCeleste I just put back in sheet vinyl. The down side is that it can off gas more than other flooring. But goes down in time. Summer is a good time to install as I can air the house out and I have filters running. The plus side one huge sheet that covered 4 rooms not one seam. No pits grooves for dirt to get trapped in. It looks like cement. Light in color but hides the dirt. Nice to walk on. Reduces sound. With 6 dogs barking that is a huge plus. The dogs don't slip and slide like they did on the LVP flooring. They love to lay on it. They lay on this more than they do the carpet. I expect it will last 15 yrs or better. My last one lasted 20. The only reason I took it out was because I put the house on the market and was listening to others. Wont make that mistake again. I also had it in my master bed room looked just like wood and felt like wood. Again took it out for selling and put it on the back porch. Our main entry way. That floor has held up to having 300 pound metal barrels being pushed across it. Dogs sheep turkeys pigs chickens all romping on it. Have dropped tools bricks glass fire wood on it and not a single dent or scratch. I wish I could get more of that stuff Iwould put it through my whole house. This in not pvc stuff nor does it have the paper backing like the old stuff. Like I said I am a farm / homestead and super hard on flooring. The only rules I have about taking your boots off before you come in is no wet cement and no tar. Every thing else will clean off. Scraps I will attach to the walls of the area where the hot water tank is so if it ever leaks again I am hoping this will make a water proof area so the sub floors are not destroyed again. Also I am putting industrial carpet in the family room and living room. I decided against hard surface since I would put area rugs down and I don't need 2 things to clean. Now I know this carpet is a lot more toxic and off gasses. But it is what it is. Again I can leave the windows open Heat will help speed the process up. I don't mind vacuuming daily. Much better than having to sweep several times a day. The carpet will trap dust and dirt. Which to me is a good thing. When I had the LVP all that dust and stuff got fluffed into the air. The vacuum I have won't do that. I also have my own rug dr. extraction cleaner. so I can & do clean my carpets every other month. I only use vinegar and water or hydrogen peroxide and water. Every time I have pulled carpet up there was never any crud under it. At least the carpets I have taken care of. Others older carpet was so gross with dirt grit and grime. I also have a pet grade padding under the carpet. That keeps liquids from going down to the sub floor. If you want to see what the carpet is you can look up the rooms at the Heathman Lodge in vancouver wa> No should power outages or dirt become to big of an issue. Then I will detach the carpet from the tack strips. Roll it up and take it outside. Unroll onto clean tarps and pressure wash it. Let it sun dry then bring it back in. No IF $$$ was no option the flooring of my choice would be Marmolium ?spelling? I love that stuff. It is every expensive and very difficult to find a master that knows how to install it. If I wasn't planning on selling my Homestead (or maybe I would put it in my new house) cement floors all the way would be first choice. Marmolium 2nd and solid hard wood. Those would be the least toxic floors. I still like carpet too. If you do fall at least it's on something softer when you land. Now I know my ideas will not work for everyone. I also know that they are not popular. I do think that give it a few more years and wall to wall carpet will come back in style Back in the day. Every one had hard wood. I know people who have restored 150 yr old hard wood floors. I also know that if you had the means $$$ you covered those hard wood floors with area rugs. In the end I really think that every one should get the flooring that works best for them. Never mind fads they come and go. If you are flipping property well that's a different ball game. For me I will stick with what fits best for my dogs/ They come first! Then the ease of cleaning. Then the price. My dream of dreams is to have kitchen and bathroom floors with a hidden drain so you can just pressure wash them. Shoot if I could have my way I would pressure wash the whole house! hahaha Either that or live in a tent. Which I am seriously thinking about. At lest for a short time. I hate domestic chores. But I have to have things clean. Especially in the kitchen as I process thousands of pounds of food a year. An outdoor kitchen would be fine by me. I am an out door gal rather spend my time in the garden barn or shop. So my needs and wants are not going to be the average Far from it. Hope the ramblings help. *yes agree with the video when talking city dwellings.

Not sure where you live but your notes remind me of my farming friends in my beloved Kansas. My situation is MUCH different than yours since I have no pets in the house and I live in a big city. I plan to sell my home in the coming year and did pull up the old carpeting in the bedrooms which were over a cement slab. I will have to discuss with my realtor about what he or she recommends for the new flooring. At my former house in CA., I removed the old carpeting which had been installed over hardwood floors that I had refinished. At the open house, that floor got rave reviews which helped me sell the house over the asking price in less than a week! I hope for the same with this house. @@DougCeleste Oh and since you are going over cement I would strongly suggest you seal that with a good sealer. Then paint over it with a mold inhibiter paint or add some into your paint It is very common problem that mold can form under a floating floor like LVP. That is if mold is a issue in your area. I did seal all my sub flooring since it is HDF (that stuff pretty much comes with mold in it) I don't say that to cause fear. We have dealt with mold issues in the past. That is a whole other rabbit hole. I would suggest you go down that hole at least to get some basic info. It not only can and does cause a multitude of different health issues that Dr don't understand yet; insurance does not really pay for remediation which can be off the charts expensive. Black mold is the marketed mold as bad. However there are many many many others that are much worse. That you can't see, smell or feel. It about took me out a few yrs back. It did take one of my dogs. So yes I am very cautious now. Very careful about what materials I use and where I put them. Our issues were always in the Master bath/ bedrm & closet. Which is a very common place around the country from WA to AZ to FL.

@@danelleroundabouts2559 Thanks for your additional comments. Much appreciated. I live in the Southwest and the air here is quite dry nearly year round other than monsoon season which is now. Sounds like you live in a more humid climate. Anyhow, I will get flooring bids and ask the contractors if the cement slab needs sealing before any new flooring is applied. When I ripped out the old carpet, all there was on the cement were the tack strips that left holes in the cement when the strips were ripped out and took small pieces of concrete with them.

Working on fixer townhouse - one floor is all very dark, thick vinyl flooring (I can provide the name - sellers left me a box). Is there any way to lighten up the dark vinyl flooring other than (gasp) painting the floor? I was thinking of dipping one of the extra pieces in bleach to see what happens, but haven't yet. Thanks!

I personally like laminate better than LVP. It looks more like wood. I would not do it in a bathroom, but for living area , to me, its a better more realistic looking product than LVP. Additionally, there is laminate now that is " water resistant" that state water can stand on it for up to 48 hours with no damage.

Tile flooring with grout in the kitchen is a definite no-no. Despite sealing, the grout will absorb kitchen grease and you'll never get it clean.

We are about to pu Mohawk RevWood waterproof laminate, it felt better than lvp. We are in AZ, all wanted tile, but I thought it would be hard on my feet, and EHW was not recommended, due to termite issue. What are your thoughts on Revwood? Now I am worried

That's exactly what I installed and I LOVE IT!! I'm in NC where humidity rules about 8 months out of the year. I agree with you about the feel of this flooring, and it was installed without thresholds throughout my entire home. Could not be happier! And, I have 2 chihuahuas that have accidents on occasion. Breeze to clean and hasn't damaged a thing.

I know exactly what you're talking about. We just bought a 12 year old home this summer. They had engineered hardwood. I hired a flooring company to asses the flooring, to see if they could repair some of the damaged planks (one had lifted, many were scratched). He said scratches can by sanded out, ONCE, as the veneer is too thin to sand more than once. But many of the planks were "face checked". This is due to the previous home owners not controlling the humidity in the home properly. They let the house dry out every winter. They did not service or maintain the humidifier on the furnace, or use a portable one. The dry air caused the veneer to dry out....wood shrinks when it loses moisture. So that's what the cracks are....the veneer shrinks, and causes splits. There is no remedy to save them. The planks are destroyed. You would have to replace the damaged planks.

Hardwood is nice, for a time. At my age I have to make a judgment call about what suits my lifestyle best. I don't want to bother with the refinishing and homes in my area are all cement slab. If you are younger and resale is a priority then go for it. I'm sure it'll look good.

Good info but disagree about automatically replacing carpet...I agree that cheap (plastic based) carpet has a limited life of 5-10 years before needed to be replaced. However, good quality pure wool carpet with a dense luxury pile will last 30 plus years if taken care of. I paid serious money per square meter and I think it is foolhardy to just rip it up! My carpet has been down 25 years and still looks like new today. It is cleaned 4 times per year and taken care of. As long as it's a fairly neutral colour...why would you destroy it so readily?

Beg to differ on base shoe. No way was I going to pull off my 135 yo 6 in. tall heart pine baseboards and risk damaging them as I did half the original base shoe the original builder installed with large finish nails. I did reinstall half round base shoe painted bright white over my engineered medium brown hand scraped hickory hardwood, and the professional look it gives it plus no dirt getting under my baseboards was, IMHO, a saavy financial choice I'm glad I made

No love for linoleum? It's warmer and softer underfoot, and more durable, than tile, and there's no problem with toxic offgassing of formaldehyde et al, as with vinyl. Plus, it's retro!

Have Marmoleum (a brand of linoleum)in my kitchen, and it’s lovely as long as you don’t leave anything wet on it for long periods (leaves gray or black water marks). It’s not great in humid areas like bathrooms. It’s susceptible to marks and stains, and can only take ph-neutral cleaners. It takes a bit more care and attention to detail.

You can install a hardwood flooring on a cement slab by gluing it down as most manufacturers recommend. I would never install vinyl plank flooring in the kitchen since most vinyl plank flooring will not support the weight of a refrigerator. I have to disagree with you, most carpet are made to last 25-30 years if you don't have pets or kids.

I thought the "stay away at all costs" was going to be the peel and stick tiles--I HATE that stuff. I actually like my carpet, even with 5 cats. 5-10 years might be when you notice wear but there is no pressing need to change it. Does it really need to look new? I know you're talking about selling the house of course, that does change the calculation a bit.

I have every type of flooring in my house (10K square foot house) and engineered hardware is my favorite. It's expensive but worth it. I even soaked in water and still good. I hate laminate. Looks cheap and sounds cheap. The worst. I even have wool pattern carpet and that is amazing. Can last over 100 years but it has an outdated pattern. LOL The only thing I don't have is vinyl. Thank you....I hate carpet!!! I think engineered if my favorite. Even better than hardwood.

I completely disagree with you about laminate flooring. They are now making laminate that is guaranteed water proof. In fact, I just installed this in my home and I could NOT be more pleased. I was sold on LVP until I saw this flooring. It wasn't cheap by any means, because I bought quality flooring.
