Keep in mind that during the 80’s people were encouraged to save due to the interest rates. Right now there’s very little incentive to save because those who are saving are watching those who are reckless taking it in. I’ve been trying to save for a home and it’s been discouraging to watch prices continue to not budge because there’s people willing to get into a mortgage where they’re paying 40% of their income. It’s insane.

@@InvincibleExtremes Not really. Perry Homes controlled the Texas government and wrote the construction liability laws in 2003 that took away all homebuyer rights to fix shoddy construction. Perry learned, however, that small builders took advantage by building crap, dodging liability, shut down that LLC and open a new one. Branded builders like Perry couldn’t do that so they killed the law they had created.

Perry Weekly and all the small builder got together to fight off lawsuit abuses. I thank Perry for their donation to the cause. Foggy undefined laws are what lawyers love, the TRCC worked did its job and years later, rightfully sun-setted once it immanently became corrupt just like all acronyms of government

@@arsewind solving societal problems isn’t as easy as people like to think. To solve lawsuit abuse, they allowed abusive builders to destroy homebuyers’ lives. They even cleaned out escrow accounts holding the buyers’ funds and spent it on other projects. By the time you got a judgment, they had nothing to collect with the judgment. In the normal case, it was a marathon test for the buyer to fix defects. Send notice, wait for response, send reply, get expert ($) to write report and submit, builder (with a team of experts on staff) counters with BS….. my favorite of all time was a leaking shower caused by unsupported shower floor. The same problem happened in 10 homes in the sub because an installer was unqualified. So, builder knew right away what caused the problem but fought for 2 years, claiming the buyer failed to “caulk the seems.” 🫨 That was DR Horton after buying out Emerald.

As an HVAC Technician I worked all across north Texas. I did a lot of work on Toll Brothers and D R Horton houses, the same guys that built the 200 thousand houses also built the million dollar house. The house are all cookie cutter being built cheap to the lowest standard and honestly I’m not surprised because wages were not keeping up with the work demanded. There are whole Facebook communities about how bad these subdivisions are and what you need fixed the moment you move in. If you are moving into these subdivisions check online 1st so you at least know what you are walking into.

I have a commercial and residential cleaning company in Tampa. These new subdivision houses are junk. Tile coming up within a year or 2. You can't even hit the bathroom exhaust fans with a cob web brush because they will possibly break. A lot of them have electrical problems, plumbing issues. Things you would expect years down the road happening in the first years of the homes. The screens for the windows are so thin and flimsy I have customers sign a damage waiver before I will clean them. You can just tell these contractors were rushed to get the job done. Personally I don't want my hvac guy being rushed he needs time to get it done correctly.

100% true ! We bought in 2021 and from the first week we moved in we have had nothing but problems in this new build. Our septic system was releasing fumes/gases, windows leaking, the fireplace itself didn’t even come with the set up to turn on, washer and dryer hook ups were not installed, the master shower did not have the hot water valve on before they put the hardware. Or cabinets have warped in the kitchen Thank goodness my husband is a handyman. We bought a new home thinking we would not have to worry about any problems. I tell people today, do not buy a new build. It is so much better to buy pre 2020.

I'm a bartender in the DFW area. Ive worked at 3 different bars since 2022. At each bar at least one of the servers would tell me about how they watched a video about getting Air B&Bs going. They were borrowing money from daddy to get going because "they didn't wanna work anymore" I've also lost count of the people sitting at the bar telling me how they were a real estate investor and how good they were doing. They used to be in all the time. Haven't seen any of them in the past 6+ months

I work with these small real estate investors here in DFW. I don't see them anymore. I will tell you from the first housing boom, 98% of these buying and investors do not know the market. They honestly think this will go on forever! Sellers refuse to accept the lower appraisal on their property and investors didn't know what they were getting into in the first place.

I remember talking to a elderly home owner and she said her house back when she bought it had a higher interest rate around 11% or 12% and she paid her house off in Less than 10 years, but a lnother key ingredient was the price of the house which was less than 100k. Her house now is worth 1.2 million, but it looks the same. I wouldn't mind paying 7% or even 10% interest as long as the price is back to 200k or 100k. These homes are ridiculously over priced and they need to come down significantly

Most companies are calling employees back in tbe offic 2 to 4 days a week. 100% remote will be rare going foward. I think we'll have a price correction. I live in GA and my house almost doubled in the last 4 years. My check went up 3-5% per year. These 2 things dont match. Most ppl could not afford the houses they live in if they would have to buy today and that is insanity.

I used to own a roofing company in the DFW area before I sold it, and this lady is spot on. Over the last five years, I’ve seen countless new homes-some priced at $400K-with roofs that lacked proper framing. When we pulled permits and brought in inspectors, even city officials were shocked to find that some of these homes weren’t even fit for occupancy. We later discovered that many of these home builders were from out of town. They would construct homes, often without proper framing, and then conveniently ‘go out of business’ in Texas afterward. Unfortunately, numerous homes in areas like Saginaw, Keller, Haslet, and Denton were affected by these issues. I can’t even think about the rest of DFW-who knows how widespread the problem really is.

At 50ish now and earning around 6 figures, with basically zero debt, plenty of savings, a triple federal pension and healthcare (VA, FERS & SSD) I don't think I could afford a home right now. As a matter of fact I won't build a home until prices come down at a minimum of 40% in the burbs outside Detroit. I've traveled all over the U.S. looking at farms, homes and land. Michigan has passed a law for 100% Disabled Veterans where we pay zero property tax so it's really hard for me to leave the state.

Texass in our rearview mirror with no regrets. We lived there for 37 years. The taxes, water bills, insurance and weather were unbearable. The traffic got insane. We lived in Las Colinas for 34 years. The growth was insane. We bought what was supposed to be a quiet area in Colleyville. Hwy 114 went under huge construction. Our road. Became a thoroughfare to avoid the nightmare traffic. After we left our beautiful home they tore the road up to increase road span. So very very glad we got out in 2016. Even then, we lost 200,000

Texas has pushed this myth of "no income tax!!" meaning everything is low. And the Texas electrical grid isnt connected to the rest of the SW system, so when they have problems they cant buy power. Traffic is NEVER dealt with because the Texas government will never build mass transit

Especially in the San Francisco Bay Area, it’s ridiculous that multiple homes are left vacant, owned by non-U.S. citizens and the wealthy. They hold multiple properties solely for investment purposes. Now, a judge has decided not to impose higher taxes on these vacant homes, even as they sit empty and prevent our children from buying real estate because so much has been scooped up. It’s just frustrating and disheartening. Something needs to happen , and it will!!

#1, accept the fact that all the advice you get will have some degree of being self serving advice so always read between the lines. #2, there is no such thing as a good passive investment, careful not to tie yourself down. #3 its wrong time to leverage with a down payment. Wait, get ready to buy a foreclosures about 18-24 months from now.. and study history, its very hard to find accurate history content. This woman talking on the video could better serve her listeners if she looked at what happened in the early 80's in Texas. She is smart but she needs to add some historical knowledge to improve her advice

I have a couple older vehicles including a 94 Ford Ranger I paid $500 for a decade ago. I have had to fix a few things on it and the last time (catalytic converter) the mechanic said, are you sure you want to fix these things on this old thing? I told him my opinion of the new junk that is being made for what, $700, 800, 900 a month payment? I am more than happy spending a couple hundred to fix the exhaust instead and keep going along.

What I don’t understand is why anyone wants to live in a cheaply built drywall barn in a soulless, treeless ex-urb community. All people seem to care about is the square-footage- not the QUALITY of the house, the walk-score or quality of the environment (lots of shade trees, bike lanes, sidewalks, etc). 😖

She talks about 100 percent appreciation in 5 years in parts of Texas. Here in Palm beach county you have 100-500 percent increases in price since 2021 depending on how many times the property has been flipped. It’s flippers selling to investors selling to other investors. No one is talking about the private, sketchy money and fraud fueling this bubble

Nowadays both I and my partner works and can barely afford to make ends meet. Luckily, I've just received an inheritance of $500,000 and concerned how to use money I didn’t work for. Should I pay mortgage since I’m still working, or do I invest in stocks rather than just staying 100% cash?

You should do a mix of both. Seek the help of a financial advisor and a real estate broker. Use $100k to get yourself a decent rental property, may need a mortgage but keep the cost of the property low, and put the rest into stocks.

Well agreed, investing with the help of an advisor did the trick for me in less than 5 years, retired with couple millions before 55. I worked hard everyday as a teacher for 32 years, and my salary was over 100k annually, enough to get me fully invested.

I lived in CA when houses crashed by 60% from 2007- 2008. Moved to TX from 2009 to 2014. I tell folks that TX is going to experience equal to or greater than what CA experience in 2008.

Mortgage lender here. The DSCR loans will most likely be fine. Most of them were at 70% LTV IE 30 % down payment. That's a lot of negative movement that would have to take place in order for them to be in jeopardy. There is still a lot of pent-up demand from owner-occupied borrowers, so if the market does get more affordable these homes will be sold because they do have higher rates.

I moved here 2 yrs ago on a friend's advice from Ft. Worth (Texan). I am an independent contractor for the Title Companies. I can't wait to get out of here! Majority of the people who came here due to work are not happy. The drivers are one of the worst in the nation. (San Antonio and Albuquerque are the other two). the weather is the worst I have ever lived in! (year round). Texans are nice, but not friendly. Very clannish and there is no community. And to top it off, the inflation and greed has doubled to tripled costs of food, housing and every necessity, but gas. Pay is lower scale and does not meet the new cost of living. I am planning my "Texit" and wish them well, but this is not for me.

I moved out of Texas in July and ended up in CA. Prices of food, restaurants, clothing, shoes are COMPLETELY the same. But you make more money. Of course, rents, gas, and prices of houses are higher, but again you make more money. And the weather, you can’t compare. People are not really nice and kind of discriminatory to darker skin, but if you come with family, you don’t care.

It scares the shit out of me that she's suggesting more regulations. It's not necessarily that a good regulation is technically impossible, but that any politician putting one in place is going to be corrupt and bought out by the company you're trying to regulate. To suggest regulations would see the good intentions dead when it just ends up crushing that company's competition. Instead, I would suggest removing regulations such as home requirements (especially for self built homes), zoning, land subdivision size minimum restrictions. Get the government, which is bought by the corporations, the hell out of this!

I disagree with the benefit of using an agent. My experience has been that agents are lazy and leaches in the home buying process. I would take an A.I. over any RE agent. I'm tired of the lack of communication or unresponsiveness, incompatible personalities or work styles, discrepancies in contractual terms or agreements, underwhelming performance in property search or negotiations, and on and on...

I'm a new agent who came from a plumbing background. You're dead on about most agents. Most are lousy. This is discouraging for me as a person who always has put my customers first. I will be a real estate agent only part time for the reasons you stated. There are actually real estate agents who are on the ball and truly care. Probably about 5-10% of them. It is very discouraging for me it atlanta, average house price is 400-500K here. You need at least $17,000 in cash to buy a new home for closing costs, down payment, inspections, etc.... with the very high cost of living who has $17K???

Texas didn't have only a 10% decline during 2008 because of underwriting guidelines it was because they hadn't had a housing boom / bubble yet prices were still very cheap there like 150-200K other than that I would agree with everything else she said.

Married to an award winning architect from the 70s and as a builder myself I totally agree that it’s all about profit and that’s all. I know first hand how to build a well designed well built home affordably. I prefer a family home instead of a MAC mansion. Regulations have gotten ridiculous for things that are of marginal value yet building inspectors allow code violations from lack of knowledge or care. We could solve the labor problem with a dedicated effort and programs by region to educate tradesmen and plug in legal immigrants. As long as greed and government stupidity reigns problems will continue.

My mom was selling a property in Brenham (in between Austin and Houston), main street there, like 5 blocks to HEB, 10 blocks to Walmart, etc. They just got a Chick-fil-A. They just got like a PetSmart and an academy. She was asking around 220K, 1200 sqft, good size yard, dude she sat on it for a year.. and sold it for around 180K. Prior to that the house next door sold for like 200 a couple years prior. I never would have imagined it sat for so long. She went through about 3 realtors.

Love Amy Nixon. So happy she was on the show! This market is similar to 1986-87: in 1984-85 there was a huge housing boom in Austin TX. Agents were writing paper contracts on the hoods of cars then. In 1986 I worked for Randy Morine Homes and there was nothing for sale. By Spring of 87 everything was for sale due to the Trifecta of a Tax Law Change, the Fallout of Oil and Gas and the Savings and Loan Crisis. UT condos that sold for $100k were selling for $40k. That was a horrendous market... our market right now is so hampered by the golden handcuff of low mortgage rates, mortgage business is off 80 percent. Prices are down 20-30 percent off the March 2022 highs. We will NOT see the same scenario in Austin now as 1987 because in 1987 we had no industry here in Austin and now we are a thriving economy. Austin is the NEW New York. A new political regime will not make everything better, in the 1980's we were in a Republican Regime and Real Estate here in Austin did not recover until the early 1990's when we had a turnover in the business cycle and High Tech came to Austin, with Sematech then Dell then the huge wave of high tech firms. Air B and Bust will continue as short term rental has severely decreased, at least 60 pct. Once the new business cycle starts, Austin will recover and be as strong or stronger than 2022. Just will take time. But this is Central Austin, not the remote suburbs. That will take a longer time frame.

I'm in Southern CA. Palm Springs had a huge shift to AIRBNBs even though there are use restrictions. Just today I saw a beautiful one, great location, for sale below the purchase price in 2022. Not to mention this whole Summer has been horribly hot. Prices are high for these homes because utilities are costly, even with solar panels, insurance costs have spiked and they are most likely leveraged. I'm sure it will get worse.

Todd, the DEMs in govt did the same thing in 2003 when they lowered credit standards in order to acheive higher home ownership rates for social reasons. They called us GSE's in and told us to lower lending standards, against our advice, and base loans on property values, not borrowers ability to repay. Hence, they design the sub-prime market with GSE capital as the loss back stop. Problem is, GSE's are no longer funded by investor caoital, they are backed by the taxpayers. They have learned nothing, except to hold off on foreclosures with forebearances to not book losses and prevent falling real estate prices.

Just to add they learnt alot. The GSE loans are FIXED rate loans which has been a great stabilizer for consumers. In 2003 they let lenders free reign to abuse and deceive 1st time home buyers and low credit consumers with complicated time bomb mortgage products. That is no longer the case

Agree with the guest about Texas. Here in north Houston, builder has a development with 12-15 finished new homes sitting unsold- with another 20+ under construction. They keep lowering prices and advertise with slick marketing- but these houses remain empty. The math doesn’t work unless they have unlimited funds to balloon inventory in a soft market. The insanity continues I guess…

Excellent podcast. I was a teenager when I bought my first property in 2006. The $140k condo became $30k by 2008. Association fees went up from $150 to $500 per month. Gas company tried to cut gas and there were special assessments. It was crazy. I had a lot of ideas and dreams but luck wasn’t on my side. But these lessons taught me so much. I ended up moving from the Chicago area to Houston. Even though I still like real estate, I’m super cautious. If the prices go down big time, I’ll just add some more to the portfolio. With the World Cup 2026 and possible bullet train, I think the Texas economy will stay strong.

The conversation was spot on. I would add, that for many there won't be any wealth transfer due to the high costs of assisted living. Today kids often live far away from mom or dad and the parent(s) do not want to leave the area where they spent their whole lives. Particularly if their spouse has already passed away and is buried close to where they are living. They would rather sell their home and live in a local assisted living facility than move three states away to some unknown suburban mother-in-law basement. I would also add (this isn't being mentioned much as I'm sure it still is a small percentage) but many American's are leaving the country during retirement. The US just set a record for the number of passports issued.

The problem with realtors is that most agents don’t do anything. I agree that good realtors are important, but there aren’t many good agents out there. Most sellers feel like they’re paying for nothing. I have purchased and sold 8 houses, rarely ever have I seen an agent who earned their commission.

Todd, Hope you get guests to chat about NJ market. Nothing new in south r/e Tx Fla Boom Bust for last 40 yrs….. With the ability to track history and research right at our finger tips I’m shocked anyone does investing in south… it’s only gambling. With real costs (Home-life) booming exponentially the worse is still to come for them….

@@SachsRealty Monmouth county (in the middle of state). Imho state divided into north, central and south. All quite different but due to proximity to NYC & Phila. Along with being midpoint between DC and Boston we seem to provide the type of housing people in those urban centers desire..

You realize they've been calling for a housing crash since 2014. The problem is that the average home price has tripled for much of the country and there's no sign of prices dropping. Get ready to see the average home price increase to $1M. And it's already happening in many states, you cannot buy a starter home for under $1M. BTW, the median income for a household in America is $80K. Good luck trying to resolve that paradox.

The fact is housing prices ran too high and too fast. The market will either stagnate for years (and years) or we will see a 30-40% price adjustment.

The tiny homes are an extreme reaction to oversized houses. We need to get back to an avg 350 SF per occupant.
