It should be illegal for a seller to make the sale conditional on a "no presale inspection". And the mortgage lender should deny all loans with this as a condition of a sale. Not to mention the realtor should not be able to even list it. Criminals. Caveat emptor. Run from anyone trying to sell you a home with no pre-sale inspection.

It's called property rights. He can offer it for sale under whatever conditions he wants to, as long as he isn't discriminating on the basis of race, creed or color. No one is required to buy it.

A friend of mine bought a new build and waived inspection because he kept getting picked over for people who didn't require an inspection. He got lucky it would seem cause the only thing he's found wrong with the house is that he discovered after the first big rain storm that the construction workers buried their trash and construction debris in his yard. Apparently for $400k on a 3 bedroom house you don't get grass or a fence for your back yard.

I would just walk away from a waive inspection. It can be extremely costly especially if it’s foundation or sewer related. Mold is not your friend and can cause all sorts of neuro issues. People are unaware of the problems they are signing up for.

NoVA clay mixed with basement floor home plans often have this problem with decent high level. lots of the north east I am sure are similar. even finished basements will collect this toxin.
