Hi Simon, I like your videos and you do talk a lot of sense. 3 easy steps to resolve that dampness. 1) Make sure there is good sub floor ventilation and rooms are well ventilated. 2) Replace plaster with a lime base plaster. 3) Remove cement render off the wall. That's it. That render MUST come off the wall because its trapping moisture whether the customer likes it all not. The white vent in the Kitchen is not the cause of the dampness in that corner, it will help resolve the dampness if anything. Its letting the room breath, yes a little condensation may form but it will dry out as fast as it forms because of good ventilation.

Again all valid points and options if you have the time and money. I do look at all options available but will go for what is best for time, and budget of the customer but also the type of construction.

Great vid, quick question, can air bricks be a source of damp? I have just recently bought a house and the previous owner had wall papered over them. They had been covered for at least 2 years, plaster & render is completely blown in two of the corners in the room. Would you recommend keeping them or bricking them up? Thanks again for the vids.

Tom G hi there, if the air bricks are directly into the room I would swap them for Passyfier vents, these are an insulated vent that will allow clean air into the room but not cold air. You can buy them on line at the Condensation Shop. Cold air will have got behind the plaster and blown it, Properties need to be adequately ventilated. Hope this helps.

Hi mate, how do I get in touch with you directly. I’ve got penetration damp in the top section of my gable I’ve done everything I can think of to try stop this to avail. Which includes a full re roof, repointing the whole house in lime. Capping the chimney. Covering whole of gable in storm dry, ReSealing Around gable window. Grinding out capillary line underneath window cill. Nothing works! Please help

Hi there I have noticed sweaty patches on my chimney breast in my bedroom and I've been advised to apply salt neutrilser and then stain sealant to seal it all in. I have wallpaper coving in my bedroom which has been painted. Do I just apply on it as it it or do it need to strip out the wallpapers?

If the rain water is splashing back then it's not going into the grid properly. If there's even a grid there. Look.at the green on the concrete. Drains is the issue... The head isn't the issue the render is

The green can form if the property is north facing. You should know that. It's basics. It's got nothing at all to do with damp or drains. It could just be north facing

Please HELP me, I’ve bought a house built in 1850, it’s has a concrete floor, so no air bricks. In the front room there a sash box window, either side of the window is a large patch of damp & under the window, it’s not mouldy or black just damp. There’s no mould low down the wall,so I’m assuming it’s not rising, like I was told it was by a “damp expert”, the outside of the house is rendered, but the only damp in the house is where I just said it was, another damp expert said it was because there’s no air bricks, but I didn’t think the house would have air bricks due to the concerted floor..Can you please Sam give me your opinion, I can’t decorate until I’ve sorted this out..HELPPPPPPPP

How are you sorting the chimney breast problem out, do you block off top of chimney and install air vents on each floor to chimney breast for air flow? As well as putting a salt neutralising plaster on of course

Thank you for your comment, and no its not worst but we respect your opinion, and it is still guaranteed and it is still dry Jimmy Doom. There are lots of ways to address the problem and if the property ends up decoration spoil free for the guarantee period it works, its how you get to that point which determine how the customer will view you, We always try to use the ways with the least mess, cost effective and better on the environment. any time you want to discuss this let me know and i can go into further detail with you.

You’re 100% correct in what you said. The salts migrate through the brickwork and it’s the salts attracting the moisture in the surrounding air. You get these know it all’s on here after watching a few Peter ward videos telling you how to do your job. Just ventilate the chimney and a cement render with additives would be just fine or even sbr slurry then dab over. No negative effects whatsoever.

I've got these issues, I've managed to scrape of the paint to bare wet plaster who's is soaking, I've got the dehumidifier running to dry it out hopefully, what paint do I put on it then to stop the damp and salts? Thanks

You need to check the source of the damp first and eliminate it. It may be that the chimney is in bad condition on the outside and moisture is getting in that way. Once you've solved that issue you must knock off any loose render/stone then give it two coats of SBR mixed with cement at a 50/50 ratio. Paint 2nd coat on at 90 degrees to the first.

Reason the render features aint working on outside is because it's basicly a cill sucking in water,smash it all off to floor level find damp course line and run a render bead couple of courses above it,why people render to floor is beyond me lol

Got black mold patches across ceiling line in bedroom been told it's moisture by council but I've been in attic and theres a big damp patch on chimney breast wall, could flashing around chimney be letting in water?? As chimney was rendered 4 yrs ago so assuming can't be brick work on chimney

It’s hard to comment without seeing the job but things to check around that area is first the insulation above the ceiling line make sure a cold spots not being created. Then check the chimney pots are all capped, the flaunching and flashing too

I want to know why builders in Old properties smear cement render all over outside walls cement rendering and gypsum plaster on solid walls it traps moisture create salt, damp patches everywhere, I see it all the time on chimney breast damp patches salt moisture trapped behind cement render and gypsum plaster, the walls cannot breathe the brickwork needs to dry out air brake fitting for ventilation and take off that gypsum plaster or plasterboard off the chimney breast I do all all my work in breathable Hemp Lime and Lime top coat finish for breathability and doesn't attract salts let's the walls breathe again. If you are going to render old properties I'll do it in a lime render for breathability not cement render. I do restoration work and I see it all the time builders have gone in Old properties putting on renovating plaster and gypsum plaster, find the root cause of the damp problem not such thing as Rising Damp all to do with salt contents and moisture trapped between render and gypsum plaster in Old properties that's all it is needs to come off... All I use on old properties is lime products not many builders I speak to don't know how to use it and what the product is, Hemp Lime for backing plaster and a lime top coat finish, and also I do lime pointing get rid of the old strap cement pointing. Cement pointing on old properties especially on stone strap pointing in cement is a no no we fetch it off and we point in Lime NHL 3.5 and sharp shand for breathability and flexible..

Paul Barsby hi and thanks for watching and taking time out of your busy day to write such a long piece. You have a point about letting water vapour pass more freely in and out of the fabric. I don’t like the word breath ability and let it breath that’s just none sense but I get why it’s used so ordinary people can get a quick picture of the water vapour travelling in and out. Again I understand what your trying to say with moisture getting trapped behind cement render on chimney breasts but it’s unfortunately wrong. The stack does need venting because if the inside and soot gets wet the sulphate salts which are a bye product of when fossil fuels were burnt in the past the salts will migrate to the surface causing what you said is referred to as salt damp. I understand your no scientist and you will have been told things by others like there is no such thing as rising damp when in fact it has been proved once and for all and the papers are on the PCA website. The problem with our industry is mis diagnosis and the rogue element which we are trying to eradicate. Rising damp is a small percentage of our remedial work with bridging issues, penetrating, lateral, & condensation damp making up just some of the others. The lime plasters are great but not without criticism. I learned how to make the lime putty plaster and used sand lime mixes for backing in the 80s and the ones used today do have chemicals in and are not 100% natural as a lot of the users want people to believe. They can’t be used below ground or earth retaining walls. I do believe ventilation is a key part for modern buildings but cement is not the devil that it’s made out to be, I agree cement should be kept away from heritage stoneworks.

I have a damp patch in our bedroom it’s in one corner nearest the window , this spreads mould every winter onto the ceiling , it’s now just starting again , a few years ago we got a damp expert out which cost £50, and he just said to ventilate the room more which we have done , we also have bought an arrangement of damp things with crystals in . We have done the obvious things like checked the guttering and in the attic ...... any help would be great .... the damp expert did say it could literally be just a cold spot on the wall where there is no cavity wall foam .

Hello 999,999 Views, First I would check the report the damp expert gave you to see what he said and what recommendations they told you to put in place. if you followed them and the patch is still appearing and in the same place, i would ask for my £50 back. Send me a picture of the damp spot and then send me a picture of the wall outside in the same spot and ill see if i can spot anything. ultimatley you need to get to the source of the issue whch may in your case be internal condensation and ventilation.

Gary Irvine if it’s salt damp you can cut out the contaminated plaster and re plaster with a render and a slurry then skim or stick an insulated plasterboard on using an acrylic, or use NatCem35 then skim, you could also put Safeguards dry flex membrane on and then skim it, it all depends what’s easiest. You need to sort out the source of the problem too weather it’s internal ventilation of leaking flashing. Hope this helps
