I LOVE that kitchen! I love the color and the style of the cabinets! WOW! I also like those sink stands in each bathroom. Plenty of storage and a nice size sink. Although, I'd have to take one of the showers in one bathroom out and put in a tub. I do like a good soak! Nice, nice house. Would make a GREAT B&B in the country.

Hello Nick, I first want to say that my wife Patty and I are huge fans and at some point every Saturday morning I ask her if she wants to see what “Nick has this week”. We are currently staying in Orvieto in a rental overlooking vineyards and loving every minute before we return home to Chicago. Yesterday, we visited Civita di Bagnoregio which as an ancient town built high over a valley and worth visiting if in Umbria. There, I “impressed” my wife when I spotted an old small door with its latch at a 45 degree angle. I proudly advised her that the angle was on purpose to keep the pigs from banging the door to escape. I did provide you with credit for that info and we went off to enjoy another delicious pranzo con vino. Thanks again for your weekly visits to our favorite land-with you as our guide.

That kitchen does not suit that villa, nor my internal vision of Tuscany. However ~ one could replace the dark countertops and add a retro ‘50’s kitchen table and decorate it almost like a diner and it would be adorable! The sheer amount of usable space in this home is a dream. I really like that it’s nicely done, but rather blank. It’s a perfect property to make one’s own. Great price!

WOW! Even before you said it out loud. All I was thinking was dang... it's actually great. All it would need is over time just do any updates you want. Add more personal decor, furniture etc. But you sure wouldn't need to do it before you could stay there. What fun to browse various shops etc to find the right furniture, artworks and nic naks. It's a huge space with vast potential to increase your usable footage. Can make money renting out any outbuildings you renovate. ** forgot to mention that the flooring throughout appears great. As does all the doors, shutters and other woodwork. So that doesn't really even need to be touched.

This is a very nice house. I like the layout and the restoration was simply done. They even provided a bathroom for every bedroom. It’s amazing how much Tuscany looks like Southern California. I live in San Diego and where I live is very similar. That house in rancho Santa Fe, again very similar large lots would be $4-5m. this is such a lovely country setting! nice features in the flooring and beams and such spacious rooms - the lines are kept simple and it seems to be a calming space for enjoying the comforts of home but i can imagine dressing it up a bit more to bring the comfort level higher without losing it's country feel. the terrace could be made into a quite special place to capitalize on that view! and the kitchen could be reworked to make it more inviting and sociable upon entry so i see much to work with here to make something special out of this property! a lovely drive home is always appealing and a welcoming house to walk into is a blessing :) i can picture a charming family retreat and lovely space for entertaining guests. if i had your good experience with a camera i would love a job such as yours nick! touring italy's wonderful properties to bring opportunities for others to make those houses into homes would be a delight!

This property has it all - a very livable lovely cozy abode, overlooking a big swimming pool, situated in a well layered garden, with more than 1acre of woods(with well-hidden cypress trees ),plus very authentic unrestored Italian provincial barns to add to the chilling Italian feel as “immersed” in the Tuscan landscape. Despite restoration, it has maintained its Italian rustic flavor. Wow Nick, that price has me gobsmacked. I was expecting at least €1million.5 ir more. Excuse me while i retrieve my jaw from the floor. If that were to be my home, the very first thing I'd do is gut that kitchen and restore it to something with exposed bricks and stone. A huge, patinaed beam with an equally patinaed copper hood vent over the stove, and a beaten copper farm sink would be my starting points to make that kitchen reflect the age and character of the original building. IMHO if that's the kind of kitchen they like, then build a brand new structure to be their residence and rent out the other building for example, destination weddings, a bed and breakfast, etc. It just pains me to see someone renovate a place so much that one would be hard-pressed to even know how ancient the home was.

Were you the only one in that house at the time? :-) As a surveyor, back in the 1980’s I was checking the internal dimensions of a Listed Georgian house in East Anglia which had been locked up and empty with no carpeting or furniture for about 10 years. My colleague and I had the only keys to get in. We were checking the measurements of the ground floor rooms when we suddenly heard heavy boot treads sounding from the room upstairs….and bearing in mind the house, which was huge, was locked and security alarmed and absolutely empty….very close to brown trouser moment!

As a drone pilot I am sure that if you buy a DJI mini you will be able to fly. For real state all you need to do is take of rise a few meters and land. If you do that a couple of times you will have amazing footage! The best shoots are done in safe low altitudes. The drones are smart and easy to fly.

You don’t need to kown how to fly a drone, just how to use a joystick, Nick.

Seriously M8, drones are dead easy to fly. If you got a DJI drone, you push up on the stick, it goes up, pull down and it comes down, let go it hovers, then you have forward, backward, left and right. Press a button and it will return to home and land itself, back in the position it took off from. Just remember press record as you fly round... I use mine with an iPad mini but you can use with a phone.
