If only, if only... This is a a stunner! No matter how many Italian property videos I watch, I can't get over the craftsmanship of the Italians. This property has the right balance of stone and tile. And those doors are fantastic. Olives, fruit trees, additional ground, outdoor spaces, and a pool. Whoever purchases this one will be very fortunate. Nick, thanks for taking us along to tour this gem.

Beautiful house on absolutely stunning grounds. I think a lot of people would be sold just on the cypress drive (including me). I would probably even be happy with living in the guesthouse, and renting out the main house as a holiday home. That land is perfect..

Ha! Husband saw the opening shot and said, “That looks like .” and walked away. 😅 This property has all of the pieces of greatness; solar, thermal, olives, fruit, lots of land, great structures. If one invested another 1/2 of the asking price into the grounds and made everything more cohesive, they’d triple their investment. This is birds nest on the ground. 😊

Oh my word, this is absolutely SPECTACULAR !! Perfect throughout. Both my husband and I are nearly always way out with our guesses. Started off well, actually right on target, but as your video progressed we “upped our guesses” !! We were up to about 4 million by the end, and then when you said the actual price we just laughed !! A bit belated comment, Nick, as I powerwashed the terraces around the house before I foungd enough time for the every-Saturday Italian property tour ;) Well, this is a very typical Umbrian house; love the details like the exterior and interior stonework and the tuffo cellar. Very immaculate finish, nicely situated in the Orvieto surroundings, but yet did not touch my heart 100%... Regards from DE Joachim

This place will be sold right away, its rustic, provincial atmosphere maintains most of its Italian Old World flavor despite its restoration. Just look at its walls (maintained beautiful thick stone work from exterior to interior), the lovely archways and the terra cotta floors, the Georgian fireplace and oven area (that looks like a fireplace), and the wooden ceilings (although new are varnished with stained antique finish). The basement still possesses the cantina “feel”, what with its “volcanic local stone walls” and its vaulted ceiling, its lighting, and the farm tool accents on the walls, they suggest a Man Cave ambiance; and, the most thrilling, is the actual cantina (the storage of the olive oil vessels). And that’s just half of it, because up the stairs and the guest house too can both serve as an Air B and B for travelers and tourists who want to enjoy a dip in the pool and savor the orchard (230 trees) and the gardens, especially the line of Cypress trees and the strikingly gorgeous Umbrian countryside and “Orvieto night lights”. Beautiful Italian Property.
