Canaan, Built in hob with cooker underneath or range cooker is better. Electricity or gas or dual fuel is better. No ideal 🤔

It's personal preference, the most popular would be gas or electric induction. Most prefer induction if they want to clean it easily.

多嘴一說~1.門口雙開門頂可做新石膏板完全包住或接駁式包住原本不直門頂橫樑把視覺拉直後才安裝門頂底框。2. 洗菜盆安裝在煮食爐旁邊或煮食爐對正廚房門，風水學來說住多久衰多久，是廚房風水大忌(信的話),香港人一般都信風水，所以我們在design及出圖前都會避犯，免得又要左改右改，純粹多嘴交流並無惡意，謝謝

Canaan Help A builder confirmed me that adding a dormer to my property is a permitted development. After receiving a refusal from council, I come to know that it needs planning application. They claim they didn’t know it was in a conservation area and said this is not within their scope of work to know this. 其實佢哋有冇責任去做一個dormer which Complies with planning and building regulation in that area.

Sounds like a tricky one. Client should inform the designers of conditions but designers could have checked it too. However, it's a builder in this case. No point debating in my opinion and do a retrospective application now.

@@Dancerc As the solicitor’s conveyancing report stated it is not within conservation area. It actually within the area. Obviously a professional negligence. Retrospective planning application submitted and pending for decision but the builder forced us to the final payment now and threatened that they will take legal action against me. If I pay, no protection for us if it is rejected by the council, then I have to demolish or alter the dormer. So want to know if they are liable to check with local planning authority before adding the dormer. They said it is not within their scope of work.

我想提醒攪裝修既人， 英國每星期有40人死於石綿相關疾病。 英國在60年代到80年代廣泛使用石綿於建築行業。 地板、牆身、隔熱保溫好多地方都會有石綿。 石綿塵肉眼睇唔到， 十分輕， 會漂浮在空氣中， 受破壞會極易被吸入形成石綿肺及肺癌。

Ground floors foundation always use cement...only first floor will use 木條(wooden joist) 。。。but some older houses with suspended floor might use wooden joist...
