It seems whole India development is coming on yamuna expressway only, it is such a big area that it will take decades to develop. Noida is good but don't misled about yamuna expressway. Australian, American, Korean or Japanese cities are big market gimmicks. I know about yamuna expressway area since 2010, its current condition is like Gurgaon of 1990.

Formalities always done they are also part of gimmicks, Japanese city exist in Neemrana Rajasthan, you can look real estate condition there. Thousands of people are still stuck in Noida expressway and Yamuna in Jaypee, I am also part of that 40 thousand flats on Yamuna expressway authority is planning to build and in future you will see 4 lac also.

The only reason Gurgaon is so hyped is due to a small segment of IT companies. If you compare that with Bangalore which has 4x more companies should have been 2x of Gurgaon. But that is not the case. So the moral of the story is Gurgaon is over-hyped by builders and brokers.

Be practical no body can create hype it is the dealer who misguide you and convince people for their own benefits as he is operating in Noida so obviously he will promote noida and yamuna so that he gets more clients and make more on commissions from buyer and builder, rates will appreciate if genuine population will start residing and rates increase on demand and supply when supply less rates increase, now a days yamuna rates are hyped because there will be no one to reside even in coming 7 to 8 years and can anyone will explain if flights starts flying from tomaroow onwards how will it impact residential sectors will people come to live there because airport is 30 minutes aways and they all will take flight everyday to go to work, rubbish, use your mind, he said sonipat will not grow but as it is near to West Delhi and have already industrial area near to sonipat many will move in future for peaceful living as connectivity is fast now and Delhi is getting polluted@@SamitShankar

I visited yesterday sector 18 & sector 20 yamuna expressway project..... Last 3 year jo condition thi vahi same kal muje dekhne ko mili... 15- 20 year will take to 40% development.... Only investors have plots there...No end user at any sector.... Kisan kota plot ke number & location tak abhi allot nahi hui hein....na vahan koi development kiya... Log farming kar rhe hein uddhar... Samjh se bahar hein mamla ...kyun itna rate idhar hike gya aur aage kya hoga investers ka.... Confused but sure.... Development will take many years there .....

Agree , Gurugram main to builder aur broker loot rhe hai . Log yahan par settle hone ke liye aate hai lekin Gurugram ki living of cost dekhar 1-2saal main chale jaate hai . Salaried employees can’t afford house in Gurugram. Agar Gov main kuch AQI par control Kar liya definitely Noida would be top liveable city in India .

@@anshulsinghal8688 Sir, please do not mention what is planned - you mentioned that Yamuna expressway has more offering - these are all planned, but Dwarka expressway is now completely operational with pretty much most of the things that you mentioned already in place. One thing to keep in mind, Yamuna expressway has most things being done by state govt, whereas DE has everything being planned by Central govt. With due respect, people have inflated prices on YE - that is a problem, and UP govt hasn''t allowed major private developers to enter without private players, govt can do nothing. Also, you mentioned film city - land acquisition for that is not yet done - it will go in court for years.

More than 20000 crores builder dues to authority. 5. 80 percencent offices in nodia is vacant. 6. More than 25000 broker working in noida who inflate noida market and make bubble in market. 7. Rera is a joke to buyers. 8. Broker always talks upcoming launch property in noida market to make bubble in market. Always ask for eoi. 9. Poor government ( up ) 10. I don't see any appreciation on ready to move projects in noida market. 11. In every society more than 25 percent residence are broker. out of 100 office in noida 75 percent office in noida are broker office. 12. 90 percent Broker in noida dont full knowledge about the project which they sell.
