If you are trying to appeal to those outside Uganda. I would encourage you to show condos/houses in the 50k-150k range.

This is exactly why houses in Uganda are not selling because it's over and far above, have you seen a $250 K houses in the states? With better ROADS, no Blackouts etc. Why would someone invest such money when perhaps just a few yards away there is waste and organic trash. Such a house is built under $200K 100%

Bad roads, traffic jams, noise, dust, most houses are built with cheap material and an okay architecture, I'm always saying the real estate market is not properly justified. Have a look at the pics they are advertising with and the information they give. These people don't know what they are doing at all.

In Kampala, and Uganda at large the location of the property dictates the prices... a lot of these are the most expensive parts of the County with a huge demand for both residential and commercial use.

You’re joking with the price. You must have an exclusive group of people who will buy for that price. As an American who has lived in million dollar homes, there are reasons why we pay that much; appreciation, great public schools, roads, and strong resale to name a few. Plus pools, garages, golf course, outdoor kitchens, stable electricity, air conditioning, etc. Many you can’t offer. If you want to sell houses, try $100-$250k. Anything over this and you’re not maximizing your market.

Beautiful but not many people abroad will sink $750,000 in a house in Uganda. I doubt there are many business people in Uganda willing to do that either. Only corrupt politicians will. Houses of $50-250 range will attract more interests.

Very nice modern design, very spacious rooms bathed in amazing sun,light. Beautiful indeed. However, I am not being negative, for that asking price in the US you get beautiful landscaping on the property and in the development itself. I see meager greenery on the property itself and none on the surrounding area; it is not appealing to most Westners who can afford these prices. I see this building trend in several developing African countries and think it is a mistake. Develop good housing that the general African population can buy and focus less on the Diaspora and other Western people; we are more pick and detail oriented when paying big bucks for our abodes. I wish all these real estate entrepreneurs great success.

This is more than the cost of housing up here where we have good housing standards, city planning, functioning sewage system, regular garbage collection, fire services, ambulance services, excellent public schools, police services, water, electricity, personal security, home insurance, home warranty, good weather, gorgeous landscape, etc. I don't get it!?

Yeah but it has 6 bedrooms a pool and a large balcony ..the balcony is large enough for a cookout/ party..views of Lake Victoria..and not far from downtown( traffic is horrible during rush hour)

I feel the same. There are few people willing to leave the states to pay that amount in a foreign country. Most want something that has value, but cost much less than in the states.

@@trailblazersish Y'all sound cheap tbh, just like everyone else in the world is. 6 bedrooms with a pool, large balcony and view of the lake is a steal for $700K almost anywhere in the U.S. You can't be so cheap that you cannot see the potential future and how a 6 bedroom home like that can easily be worth $2 million+ in 5-10 years if the area continues to develop. Gotta have some vision and be able to think long term. You want a $150K condo, ok but it isn't going to be as nice as this and it won't have a pool, 6 bedrooms, or a view of any lake. If you're not interested in those things then yeah look for a "cheap condo". Lol, cheap people are not the same as frugal and smart investors don't get it twisted. Also you can maybe negotiate a lower price than the asking *wink* *wink*. Only other option is buying your own land and building your home for $150K which sounds like a thin margin to me but it may be possible to build a modest home for around that price.
