I own two properties in Perth. i bought both below $340k. both are about 500sqm and are both directly next to each other... and only 20min form CBD during peak hour, 15min from airport, and close Carousel shopping centre. Sure, i am under a flight path, and the houses are over 40 years old, and the crime is slightly higher than surrounds... but I know that my kids are now guaranteed to be secure financially.

My brother just sold his 4x2 on a small block for $535,000 in Baldivis close to Freeways, beaches and Perth. There’s suburbs like Armadale where you can get houses for less than $400,000. That last house was the best because it also had subdivision potential. Personally I’d like a Self Contained THOW/Caravan that I own for $50,000 and just park up somewhere and let someone else maintain the land. Great video Ross. I have to say the price of a couple surprised me. Hope the family are all well and the kids are thriving. You guys need to come for a holiday to WA. So much to see. 😊👍🏼❤️🇦🇺

@@jameshind6644 Not necessarily we are water conscious and have water restrictions in the summer. These fake grasses are fine and yes our soils are particularly sandy near the coast. We gave up on our lawn and put in daisy and lavender bushes mixed with natives. instead.
@jameshind66442 ай бұрын
@@Kanga-53 I live in Perth and have a great lawn which is 50mm thick. It's quite easy to prepare the ground with a mixture of clay {sand to soil is the product} Mix the clay in with the sand and add topsoil etc. The clay retains the rain and water so the grass flourishes even in summer. Look at your water bill, I bet the majority of it is service costs and not the water you consumed. So I stand by my above comment. Fake grasses still get weeds and they reflect the sun onto to house making it warmer inside in summer grass absorbs the sunshine keeping the house cooler.

Three of your five properties were located north of the Swan River where as a general rule the prices are higher (there is a certain snob factor at play, much like the northern suburbs of Sydney) than a comparable house south of the river. The Lake Coogee (like the sound a dove makes "coo") house is in what is essentially a new area, being no more than 5-6 years old and located very close to a major tourist area in Fremantle, with great cafes, pubs , markets etc.Brings the price up. The last house in High Wycombe looks like a very large house, possibly up around the 300-400 sqm point on what is effectively nowadays a double or even triple sized block. You are definitely getting a lot of bang for your buck for that one. Further south around Rockingham, which is about 45 minutes south of the city via the freeway, prices start much lower and if you head down to Mandurah which is about 15 minutes further from the city you can still buy homes under $400k or for all the Brits out there, under £220k.

I don't know about Perth suburbs copying over east, Coogee is south of the Swan River, an old suburb and a lot of the names are aboriginal. Joondalup (said 'up') and lup means on a lake is north of the Swan. Some of these 'burbs names are from plans going back to 1898. Clarkson has it's own train station (wouldn't want to live there though )😃as does Joondalup (good shopping centre}, so very easy and quick to get in to Perth City. City of Stirling is okay, certainly a lot of new builds going up. Many people have fireplaces/wood burners and gas fires for the winter months in WA, believe me, it gets cold. High Wycombe is on the foothills east of Perth so airport noise not a big problem, but mostly much older style properties, some are really quaint.
@JoelReid Жыл бұрын
The names being aboriginal is irrelevant. Council Planners for the past 40 years have been opting for indigenous names for suburbs out of convenience. In fact, if it is not named aboriginal it is likely some corporation trying to rip you off by selling land at inflated prices and using fancy names instead of indigenous names.
@aubreyadams7884 Жыл бұрын
Also Perth Coogee is pronounced Coo-gee, not Cood-gee like the Sydney one.
@CH-iz8bm Жыл бұрын
I don't agree that it is irrelevant, I was just trying to convey that a large majority of older areas and not just suburbs, have names that date back many years and are historical. Not everything is done because that's what the Eastern states do/have, far from it. WA's history is amazing.@@JoelReid

Depending when the house was built. Houses built before 2980’s do not require a pool fence as long as the fly screen/security door is self closing and windows have secured security screens. However if you have small children and want them to be able to play outside them a pool fence would be a very good idea.

I think that you would buy it for the land and subdivide it. Yes, the lack of floor plans for some places is weird.

@@aaronbosshard1849 Not much change, still not under the flightpath. The third runway will be a bit closer so might be a bit more noise from aircraft on the ground when the sou'wester is blowing, but will still be of short duration, not like when aircraft pass overhead while taking off or landing (and we have experienced that when living in Cloverdale). I can't see it being noisier than the freight trains currently are as they pass through the rail yard and shunt around - that is much closer than the airport.

Boy does that High Wycombe place need a makeover. High Wycombe doesn't get flight noise, it is in the lower Perth foothills, with great semi-rural vibes. I would knock over the house and subdivide the block. It is a lovely area to live. Wouldn't live in Clarkson too many problems and the house needs some TLC. Stirling looks like a fairly new build and the bonus there is the outlook without the maintenance. Stirling is going through a suburb makeover and so prices will definitely improve. Stirling has good access to trains, freeways and the beach. Karrinyup Shopping Centre is close and is a wonderful place to spend your money. Joondalup needs bathroom renovation however it has a good-sized block, great pool and an alfresco area. The outdoor area and general street appearance need some work. Train to city close, really good shopping close, Joondalup council very proactive with community events. Coogee was an older suburb and has in the past 10 years been seeing some major development. This house is probably about 5-8 years old. The beaches in Coogee are fabulous. Four car parking means you can park your boat in the driveway and have ample space in the garage to store all those things you don't use.

I guess we don't care about the type of bath because we rarely use them! :D If you don't have kids, you probably don't care about baths at all. If you have kids, do you have the spare time to clean around a free-standing bath? Perth gets hot and cold, so a fireplace is a great way to turn junk mail and garden scraps into cheap winter heat. All these places look overpriced and perfectly liveable to me. None are so dilapidated as to need urgent renovation, that would just be throwing money away. The only flaw in some of these homes is short eaves and lack of verandas. They also had mostly small gardens with little space for any crops and sheds.
