My neighbor had a good point. His wife wanted a 700k home and he asked her to purchase a 400k home to save on taxes. He is allowing her to add or update the items in the home she wants. Saved them a lot of taxes.

I purchased in citrus grove and depending on the wind, the sound travels and I can hear road traffic from the interstate. I cannot hear it in my home or on my Lani. Depending on the time of day, traffic noise can be different. Power lines are horrible! One question you want to ask is if purchasing in an established neighborhood speak to each of the residents on the block. Are there some “issues” between neighbors on the block. The articles I read in the Daily Sun - you can be moving next to a monster.

Good info Robyn, I would also pay attention to the roof flashing. If not sealed well, water WILL find its way under the shingles (even if new) and can slowly rot the wood under the shingles or cause leaks all the way into the house.

For "new" homes currently for sale, "the bond" fees are outrageous! Add $40,000+!!! bond fee onto the price of the home, for 3 bedrm, 1500+ SF "Designer Home" models

There never were bonds in the following villages (Lake County north of 466): Country Club Hills, Orange Blossom Gardens, Silver Lake, Del Mar, El Cortez, Mira Mesa, La Reynaldo, La Zamora, and Valle Verde.

If one is moving from Florida to the villages they need to make sure they file for 'portability' if they owed their previous dwelling especially if they lived there many years.. Saves me money each year on my property taxes.. 😊

I just switch home insurance and asked them about years for roof for when I buy in TV and they said they go at 20 years just in case I was looking at an older home. great video. ( & I still haven't found a good hairdresser since moving to FL)

Thanks for the video. We are well aware of everything you have said. You are correct about everything. My husband and I have been looking in The Villages since 2015. Now, we are 55+ and ready for our 2nd home. Yikes! The prices for the homes have exploded! Manufactured homes are $300,000! We don’t want the new areas for many reasons. We don’t need a big house. We really don’t want a flipped house! We are a little concerned about AirBnB homes too. Hopefully we will one day (when the stars align) find our home. We will keep watching.

The bond stays with the home not the person and is part of your annual tax bill. You will not get more money for your home if the bond is paid off but it may sell quicker or be more attractive when selecting.

What happens if you live in Florida and you want to bring your portability tax to a home in The villages, I noticed that Palm Beach county Florida and Sumter county have a calculator to put in your tax portability but not sure which numbers to put in.

Homes that sell will increase to the selling price. Not sure if the actual assessment will go up this year but the mil rate for Sumter County decreased a bit from 2021

If I'm not sadly mistaken, a benefit Florida provides to 100% disabled veterans is no real estate taxes. Regarding bonds, how is the annual installment paid to the tax bill if one pays no real estate tax ?

The bond and cdd would arrive in an annual tax bill. This is what we refer to as Non-Ad Valorem, or non- value added which is an assessment not a tax. As a 100% disabled Veteran you would not pay the Ad Valorem or property tax but responsible for any Bond and CDD assessments. Please call if you have additional questions.

The CDD is a fee paid with your taxes to maintain all the common areas in your district. It depends on where the home is the amount. It could range anywhere from $300-$700 per year.

He is just a guy that eventually bought in TV and did a lot of looking and learning. Probably like most people I think the development bond should be part of the original up front home sale that reflected their costs in putting in streets, sewers, etc. Builders all over the country are doing this. I wanted to minimize annual costs so I checked into taxes. A new home In Sumter County and inside of Wildwood city limits I estimated to be around $1000 more than just being in the county. I asked the VLS agent what I get for the pleasure of that extra $1000 he said Wildwood police versus county sheriff. Fire and EMT are always provided through TV. I bought a 2005 pre-owned (bond paid) in the middle of TV in Sumter County at about a 10.4 mill rate. I think inside of Wildwood was around 14 mills.

Depends on the size of the home. The more space you take up the higher the bond.

Bond amounts are based on infrastructure costs divided by number of roofs in the unit. A 1500 sf house and a 2100 sf house in the same unit will have the same bond amount. NOTE: several units and village neighborhoods make up a village. A typical unit is 75 - 150 single-family properties; a villa neighborhood is 50 - 75 villas.

As Robyn stated, it's the cost factor. Other types of roofing material cost much more. Builders would pass that expense along to the purchasers, thereby making them less competitive.

That’s an ARC question but I believe you must keep your garage clear to put a vehicle inside of it. You cannot turn the garage into living space.

Watching your video right now. Found one WRONG thing. It's a real estate license requirement to list a home by the real estate LAW if a realtor lies and says bedroom is such and such and that it doesn't have a closet. The realtor broke the law and is liable according to the law.
