When Stefan mentioned about the db board issue that he was worried about. Just wanna add my 2 cents. The plumbing and electrical COCs needs to be on today's standards not 1995, which will save you money as the seller has to pay for the COC. However, don't blindly trust the COC as in 2 cases we had issues of a COC that was issued and after getting a second opinion we found out that the buildings still weren't up to code. In this case contact the person who issued the COC and have them fix the issue on their account. Which in our case saved us tons of money.

In 2003 l bought a property in fourways for R520k, at the time the repayments over 20years were R2500 per month. Assuming all my repayments went into interest, and l kept the property for 13 years before selling it, l would have spent R910k. I sold the property in 2016 for R1,8m, balance owing on the bobd was just shy of R250k as l did spend some money on improvements. I definitely gained financially over the period due to owning the property, and was able to purchase a house for cash, now living rent free. Thats why l will never advise anyone to rent a house to live in. Its simply throwing away handfuls of money

Great video and great advice. With regards to the investing in stocks portion of the video: I am also fairly new as I only started exploring this during COVID of 2020 (which was evidently the best time to be buying any stocks let alone REITS), you can use leverage if you are trading CFD, however the dividends get eaten up by the interest repaid on the gearing. Which isn't the worst thing if you are making decent capital gains on the share price as essentially the dividends pays for the gearing (depending on how long you hold the share for. Nice thing about shares is that when you need the cash you can sell on the same day, no marketing and transfer process involved. That being said I will always go with brick and mortar as you say... I have been applying a lot of the same principals you mentioned for the past 9 years. I was fortunate enough to buy my first investment property at 20 years old where the tenant paid for all monthly expenses (Bond, levies, rates) - safe to say I was hooked from the get-go and have been rinsing and repeating the method since, while throwing in the odd flip property here and there. Hi, good video, I bought your course I think in the beginning of the year, l already knew most of the stuff, but just thought to support and maybe get some extra info also. In this video you mentioned that a company can lend cash to the trust, and the trust then lessen it's rental income by paying back the loan. I think the only money the trust can deduct from the trust income is interest expense. The full loan amount doesn't have an impact on the trusts Income statement, since it is a balancsheet transaction. However the trust still can lessen it's rental income by depreciating parts of the property. 👍

Present law promotes high risk of defaulting on rent.Landlords have to ge to extreme legal lengths and procedures before eviction can take place. Sorry not a good investment will rather invest in other type of portfolios.

Like Louis said, it all depends on the property itself and how much work you put in to have a tight contract in place, screen your tenant PROPERLY, and manage your tenant nicely during the rental period. There is risk in any type of investment, and there are no guarantees. We own several properties in our own name, and use them for passive income (no loans or liabilities except maintenance, which if managed well is usually not a huge expense)…plus we own the equity of the property totally 100% and the value is increasing over time.
