Looks like a lovely neighborhood with an excellent price point. The mature trees and big backyards are a major plus. The thing I struggle with and this is a personal is the age of those houses. It reminds me too much of the neighborhoods I grew up in in Southeast Atlanta during the 70s and 80s. I prefer much older classic styles or much newer homes. That said some of the renos I have seen are sweet! For people who are up for putting in serious sweat equity Denver still has some incredible opportunities.

Yes, “old” definitely means something different to everyone. I once had a client buying a 1990s house and they said they loved it but just weren’t used to “old” houses. That was a shift for me!

"Detroit style" came about because the autoworkers started bringing home the pans used on the assembly lines to hold the various parts when the cars were put together and used those to cook in, and the pizza was one of the most popular/common dishes. The metal those pans were made of was blue.

We live (as in own a house) in Littleton, but live our lives (as in doing day to day activities) in Highlands Ranch. We do have two children and find that Littleton is lacking for us. Yes HR is not for everyone, but it is about as good as it gets for families. No other area in Denver has the versatility of facilities and activities that HR does. It is also home to some top notch schools. We are putting our Littleton home on the market this spring and moving to HR as a result.

Living in Broomfield for half a decade, the Rocky Flats is one of the most pristine beautiful natural areas left in the Denver area. Best sunsets, elk, foxes, flora, flat iron views, 2 lane winding roads….. I hope it is never developed and left beautiful for the residents of the city!

You didn't mention the crime in and around downtown. Lot's of teens with guns, creating havoc. this has become a near daily event! It's very say, all the people I meet from Denver. I talk about it back in 1969- 1973 when the USAF sent me to North Dakota. All the new resturants are frequent by those who don't go to older/established resturants.

Wife and I had an 8-hour layover in Denver. We took the train and hung out around Union Station. It convinced us enough that we wanna try living in Denver next year - from Seattle. We are almost 40yrs old with 2 dogs. We are looking for something fun, safe, maybe not so suburby, around $1500+- 1bdrm.

Selling my home in Englewood and moving out of colorado was the best decision of my life. Denver was great for a time but its so overpriced, overcrowded, full of traffic, crime, illegals and homeless now. Its become the new L.A. theres nothing there that remotely justifies the insane prices and cost of living.

I get why this has been made a big deal. As you explain well it isn't a big deal. For me this is a straight forward math equation. Now the price the buyer pays is the amount the seller wants for the house plus the amount the buyer's agent pays. If the seller doesn't pay the buyer's agent and the buyer pays the agent, the total amount paid by the buyer to the seller will go down by the amount of the buyer's agent fee but the net to the seller will be the same. There's a risk that the seller will get less offers because people who are not comfortable paying the buyer's agent directly will not make an offer. That could result in the seller getting a lower price. The seller may superficially feel like they are paying less but that perception may result in them getting less money for their house. The net result is they lose money.

Overall, it's accurate but somewhat misleading regarding the buyer's commission. Historically, if the seller didn't offer a 3% commission, there was a risk that buyer's agents would either not show or deprioritize the listing because they stood to make less. Several real estate agents I know have confirmed this, which makes sense as it directly impacts their earnings. While buyer agent fees were technically negotiable, in practice, sellers had little choice but to offer the standard rate to avoid limiting their pool of potential buyers due to agent bias.

@23centrifuge Not exactly. Thousands of people (probably more) have sold their home FSBO without any realtors. It’s just a lot harder, and you net less money on average, and open yourself up to all sorts of legal issues, which is why most people work with a professional. That was true then and is true now.

I have been told multiple times by multiple realtors that selling your home as ‘ for sale by owner’ will result in real estate agents, actively, avoiding showing those homes to their clients, or obfuscating them entirely. It is incredibly difficult to do not just because of what you’re describing, but because of the collusion within the realtor industry to shut those sales out at least that’s my opinion based on what real estate agents and real estate professionals who are part of the ‘realtor’ group identification have said explicitly in the past. I guess I am saying, there seems to be a lot of truth in both perceptions.

My favorite spot near there is Bao Brewhouse. Probably 10 to 15 minute walk to the arena, but great food and drinks and a cool, approachable vibe.

These mansions are dated even if shot 2 yrs ago. Builders really need to hire good architects for the details. The mahogany stained woodwork is so old. Sellers really need to hire good interior designers so their homes don't look so dated and tacky.

It depends on the suburb, but yes, they're definitely doing better. FWIW< we've gotten a little bump recently and the market picked up quite a bit over Labor Day Weekend (which is rare), so your timing might just be perfect.

You're right about affordability. I recently saw a couple videos that gave me broader perspective. One was about the home affordability crisis in Australia. The other was about the affordablity crisis in Canada. Canadian immigration to the US is up because of the relatively affordable home prices. It's easy to get tunnel vision and see these issues as only Denver problems or only US problems when they clearly aren't. We've all been through a global trauma that we are finally recovering from and markets are returning to normal. Prices got way ahead of wages. The doubling of corporate profits year over year is a clear sign companies exploited the opportunity to raise prices way beyond what their costs demanded. They are starting to pay the ptice for that in list demand. The good news is those fat peofit margins give them room to raise wages. As rates come down and the economy picks back up wages will have time to gradually catch up. Getting through this election season will help alot too.

I moved from Arvada to Northglenn and we love it here. We are close to everything. We sold our house in Arvada for $756,000 and bought a bigger nicer house in Northglenn for $437,000!! We made a huge profit considering we bought our old house for $185,000 in the late 1990s.

When the fed pivots a lot of realtors believe this will simulate buying because of lowering mortgage rates. But, if the FED pivots, it usually signals a broader downturn in the economy at large. The correction will continue, inventory will climb, realtors will quit. The only chance for redemption is money printer go brrrrrrrrr

I'm not so sure. The fed has already pivoted (too late, as usual, but I digress). Realtors have already quit. I agree that inventory may climb once rates drop due to that lock-in effect starting to evaporate, but there are still a whole lot of buyers (mainly millennials, a sizable generation) sitting on the sideline and waiting for affordability. So we'll find out which one of these factors is more powerful. Certainly "feels" like the market needs prices to come down more, but hard to go off of feel.

How about the recent doubling of property tax valuations and homeowner insusrance increases ... the combination resulted in almost $800 more PER MONTH ... and the valuation increase was more than the previous 18 years combined, so yes its driving people out.

Oh for sure. Both of those things go into the affordability issue. Despite recent jumps, our property taxes are still on the lower end, though, and I'm not sure the insurance increases are just a local phenomenon.

@@DenverLivingwithSam yes, your right, tax RATE (percentage) wise ... we are not that bad. However, how they assess the VALUE to apply that rate again ... is driven by ZIllow now in douglas county, so if the service says its worth xxx, then that the value whether you can sell for that or not. For me, that VALUATION part doubled. Even in CALI, you have to sell for xxx before they can tax you on that. This is the real estate version of unrealized capital gains and it is horrible for many of us. When they repealed gallahger, they opened up this pandoras box.

@ababababeebababa Huh. So in Cali, theoretically, someone’s grandparent who bought their home for $50k in 1967, when that home is now worth $2m, would still be paying taxes on that $50k valuation? That seems insane. It also seems insane that Douglas County would base assessments on Zillow (????). I’d gladly offer to do a market analysis to figure out a more accurate value for your home and fight on inflated valuation (I did this a lot last year when this all started), but I believe that window has closed.

Don't go to Cherry Cricket. It's so overrated & overpriced it's ridiculous. El Five should 100% replace that on the list. Best floor to ceiling window views of the city in a restaurant/awesome ambience & best paella you'll ever have. I ordered the most expensive steak at Shanahan's (The tomahawk) and it wasn't even good. Over $150. Also replace that with Safta, the best hummus/pita in the city.

In my mind, I don't consider Shanahan's a real steakhouse after paying $150 for the steak and it being incredibly underwhelming. The crabcakes & bread were some of the best I've ever had, but items like those should never outshine a steak at that price point at a real steakhouse. That should absolutely never be the case.

Good stuff man! Not really surprised. We have always been trend setters. 😁 That area around 128 north of Rocky Flats is gorgeous. Flat Irons vista is stunning. It's also and easy commute to Boulder. We ruled out that area because of concerns about ploutonion. It you make peace with that, the area has a ton of upside. That area north of 470 and Highland Ranch is really cool. We sometimes drive down Broadway on our way home from church. Lots of cool restaurants. Last time we had lunch in Englewood. Montebello is another data point to support the affordability narrative. I get it too. Easy access to the airport. Daniels Park is the best place I have found to see Bison and enjoy panoramic views of the front range. It's a Friday night date hotspot around sunset.

Great list. Everyone has favorites, I would replace Tavernetta with Gusto (same owners as ChoLon) or Jovanina’s Broken Italian. I would add at least one of the Beatbox restaurants, probably El Five. But this a solid list.
