Very true. Land is quite expensive inside the city. Especially beachfront But just outside the city the prices are really attractive.

This one is about $2,300,000. Not the expected return I would imagine. Though I favor this sort of property, Ocean Villas (abutting neighborhood) is a much more lively community, and would be my preferred choice.

@BudCowmenАй бұрын
Thank you for watching! I appreciate it. You know, the shorter you stay, the more expensive everything becomes. However, if you live there, prices begin to normalize. I would say it’s roughly 1/3 the cost of living in an equivalent city in the US. Stay tuned - next month I begin touring more properties in Tokyo, and cover aspects of living there, full-time.

Why would anyone invest in such a project is beyond me...if they would guarantee 6% for 10 year's you can't live there, then it might be a good idea
@BudCowmenАй бұрын
Couldn’t agree more. Not how I envision buying a property. However, a well-informed Vietnamese friend of mine says he was not told of the 10-year requirement, instead saying he could move in once the property was completed. 🤷🏻♂️

@@BudCowmen vietnamese law is not clear-cut when it comes to foreigner ownership. As long as renting is cheaper than owning there's no reason to buy especially with no long-term visas.
@BudCowmenАй бұрын
@@yamuiemata This 100x. I really see no reason to buy, at this point. Rent is affordable, relative to your currency. And there is plenty of availability. And, of course, the lack of long-term visa, as you have mentioned.

That’s right! If you hit the minimum spend, which is like $35, you don’t pay taxes. Just show your passport. So bring it everywhere, if you intend to shop. 🤑

@BudCowmen2 ай бұрын
Honestly, not sure. I’m just placating to the naysayers that are always like “my 4-star hotel was only $70/night.” 😂 Possibly. We’ve rarely seen good hotels less than $130-150/night. At that point, might as rent an apartment for the month. 💪😎

Great video! Good timing and production quality. Great info in a short timespan! You should seriously consider making more like this, about vegan food in Japan and/or other countries. I would rename this video something like "The Best Vegan Junk Food in Tokyo". I think you would jump up in views. I've been researching Vegan food in Japan for a while and just came across your video, buried in the algorithm. Cheers.

Shibuya Station! You can also walk to Shinsen, if you are heading west. It would save you a bit of headache. Otherwise, Shibuya is 6 blocks from the apartment. Do note, since publication, this apartment has significantly increased in price and popularity. You can view different pricing at ModernLivingJapan.com.

@BudCowmen2 ай бұрын
At time of publication, it was $3700/mo. Not too terrible. Since then, I have seen better apartments, at better price points. However, AtInn.JP makes it very easy to rent and move-in. Very little hassle, unlike many other serviced apartment agencies. So, seems worth it, IMO.

@BudCowmen2 ай бұрын
At the time of posting this video, the price was $3700/mo. 😮 But, do keep in mind this is a serviced apartment. Meaning, you move in for a month, you leave. No longterm lease. Stay for 2 months, whatever. About the same price as a hotel, but with a kitchen, laundry, and no tourists in your living room. 😂
