Luckily I did because of the area but I still incurred over 5K worth of selling fees to push it through, the estate agent chose the price but it was pushed up as I sold just after Covid when the market was buoyant

I’m glad it was helpful! If it’s for your own property you should have a lease and it will be in there, if not you can request one from your freeholder. If you are in the process of buying, the estate agent should be able to give you this info, hope that helps!

Steam evaporates out the top, but it’s not the same as hanging soaking washing on a radiator for example and personally didn’t notice any mould by using it, but depends on the house!

Hey. Me again. You do have a video on mortgage vs broker? Is it worth going to a broker, taking into account fees they charge and how much improved rate do they provide i.e. half a percent?

I don’t have a video on this but a broker usually is your best bet as they have a wider scope of rates and can advise you at the same time, will fight your corner if they need to!

I wish I'd seen this video before. Just pulled out of a deal where ground rent was doubling every 10 years and my solicitors pointed out to me that it's a high risk. So I wasted some £1800 through mortgage brokers and solicitors without getting a flat and felt bad about it, but looking at this video now it feels like I actually saved myself a lot of money by not making a massive mistake of buying. I'm originally from Croatia and never knew about the lease scam here but looking at your video it feels like British people are not fully aware of it either. Great video btw, deserves way more views than it currently has

I've had sale agreed on a lease hold flat. I've just found out that the service charges has increased from what I was made aware of at the time of sale agreed, from £3,190.68p/a to £4,548.00p/a thats an increase of £1358. The current owners were fully informed of this increase but did not disclose this information to me. This had left me feeling misled, as I had not budgeted for such substantial service charges and I had been told they had not increased in 6 years. I'm about a month away from exchanging contracts and I'm now at a lost as to what to do.

I am so sorry to hear that this has only been disclosed to you now, this is disgusting behaviour. Service charges generally increase year on year, and that is a massive jump and they have more than likely said it's not increased before to get you committed to the sale. If you are able to, I would walk away from this and save yourself the money and stress that it could cause in the future. I know it's difficult when you find somewhere you really love, but the financial side of how things can get bad quickly with leasehold is very real. I’m going through a leasehold purchase and the ground rent is currently set at £300pa. My solicitor and vendor are trying to get the landlord (which is a firm) to sign a Deed of Variance, to keep the ground rent below £200 and assure no increases exceed the Retail Price Index and we are encountering resistance

Well done, your side are doing the right thing. I think this is typical of sellers because of how much it costs to do the process - however, they will encounter this issues whoever they sell to, so keeping my fingers crossed for you in your purchase

Hi, I have a 1940's house which is northwest facing. I'm struggling to find a colour to paint it. I have tried numerous Farrow and Ball tester pots but the pale colours look drab and insipid. We have white windows. Can you suggest anything please?

I'd always lean into the prominent facing when choosing colours which will be North for you - if those types of colours aren't working well, I'd perhaps go for something bolder, how do you feel about greens or pinks? Look at Setting Plaster, Templeton Pink, Vert de Terre, Cooking apple green, if something more neutral Oxford Stone is great, we have this in a true North room and has a gorgeous warmth to it - is this also for a specific room as that might help me with some other suggestions, thanks!

Thank you Nicole. I should have been more specific. It's the exterior masonry paint that I'm struggling with. The house is closer to west than north. The only bolder colour I have tried is Lichen, but it didn't look nice. So far Cromarty and mizzle are the favourites. Tried peinoir which looks nice at the back of the house but just grey at the front. the house is detached and has ugly lumpy pebble dash type render. Most of the pale shades look just white in the afternoon sun.

Great channel just found it here on KZbin. Here’s my experience of buying a flat with a lease 999 years. I’m 73 and this will probably be the last place I live. Anyway we brought our flat in the south of England in 2017 , 2 bedroom and a small garden’ no service charges and only £100 a year ground rent’ which will not rise in future. Our flat is one of 2 flats in Victorian house brought by a Property investor from London’ in 2020 we decided to sell and move near our Gran children in the same town, it sold pretty fast , and all seemed ok until my solicitor and the Buyers solicitor instructed me by email to approach the Local Authority/ Council and apply for retrospective Building regulations’ ugh 😩 After the Council did the inspection’ it was found that the work carried out by the Developer/ Landlord who still owned the upstairs flat had not sort building regulations for the work done by HIMSELF. We go too Court in August to try and sort this mess out. Our solicitor when buying this flat’ failed to find out this place had no Building regulations when doing searches, oops 😬 The point I’m trying to make here IS’ When buying a flat with a lease ‘ do your own search’ it took a friend of mine who’s an Architect to make 3 phone calls to the local Council, which took 30 minutes too confirm the entire property/ both flats had no Building regulations’ it also failed the Council inspection , Non fire compliant, both flats’ So now both flats are almost worthless £ 0 Until the necessary works are carried out. So be warned people’ do your own searches when buying a flat’ Especially if it’s in an older type building’ Victorian etc , beware of small property developers’ or in our case, Bodgers ‘ If I loose my case in August , I’ll put the Company name on here too stop anyone else going through this mess. Love to hear anyone’s thoughts 💭 👍

Hi Sleek-Chic! I would certainly need you next to me when I purchase a property (you have so much knowledge) 😉 Much more money is needed in purchasing property in various fees some of which one finds out later down the line so videos like yours give advance warning. I find estate agents do not know some of the answers when asked. One has to do research prior to looking for property to gain a decent understanding how things operate and what to expect. Having viewed 2 properties recently. I have some queries I would value in answering please: 1. Do you have a book that covers a-z property guide? 2. I would like to see a video on various lease extention types (99, 125, 999 years). If one has a property say 90 years remaining does this mean it would be extended to 99 years or in total 189 years? Moreover, when can one extend to 125 or 999 years? The more videos I watch of yours/others expect more questions from me 😉. I only discovered you recently.

Thank you! I don't have an A-Z property guide unfortunately, I think I'd need to write a bible for leasehold haha. I will bear that in mind for a future video for sure - so regardless of current lease length, if you do a formal extension now 90 years gets added for flats, when the new laws come in (no date when, could be months or years) it would add 990 years onto the existing lease term. So, a 90 year lease when extended would be 180 years on remaining lease term at present, in the future it would become 1080 years. Shoot away with the questions, happy to help and good luck with your search!

So is the minimum extension formally 90 years or can be more 125 then next level is 999 currently? You mean mentioned 'formal' would the informal route be by approaching freeholder - original building owner (not vendor) directly without solicitors etc? If so would the extension years be like random years that be added 10, 20 etc years or same numeric numbers (90, 125, 999)?

@@BiscuitCookie-o4z No problem, yes, so 90 years currently is the standard lease extension length that would be added. Once the new law is passed, 90 years becomes 990 years - so if you ever had to extend in the future, you'd only have to ever do it once. Informal is direct with the freeholder, no solicitors involved and NOT a process I would recommend, whilst it can be cheaper they can sometimes slip in different clauses such as to do with ground rent and well, you have no legal protection so could cause issues if you come to sell. I believe there is more flexibility to negotiate with an informal lease at present though so you could agree to add more years than just the 90 years.

Sorry for sounding thick - you mentioned "90 years currently is the standard lease extension", does this mean this it can be extended further to say 100, 120 years or next increment has to be 125 years via formal route or only 90 years is the minimum and only option currently? You state if the new legislation is implemented it adds 900 years does this mean a) it would be added when it's renewed or would this automatically added to all leases so essential not having to apply? b) if say a lease is for 90 years and 5 years is passed for argument sake, leaving 85 years remaining, when 900 years is implemented would this be 900 years + 85 years or 90 (original length), I assume it's 900+85?

@@BiscuitCookie-o4z Yes, 90 years is the only option currently. The new 900 years is not something that can be added retrospectively, it would only apply when the law comes in and a lease extension is purchased. Yes, that's correct, it would be 85 + 900. Hope that helps!

I have bright white in my kitchen for the panelling. It looks beautiful. It is broken up with a blue wallpaper but I agree it can look clinical. I do love a warm white as I’m into the country home look. I love farrow and ball colours, and little green have some great colours with great coverage as well. Me and Deluxe don’t agree. Deluxe is to simple and there’s no depth in the colours. I find premium paints offer depth to their paints.

Can’t stand grey carpets. Love walls that are grey but not carpets. Always go for a light beige. Goes with everything. I do need to clean my carpets more often however I enjoy cleaning my carpets so doesn’t bother me.

Also totally agree that inderpendant or small business carpet stores are far cheaper and better customer service than major chains. I was quoted over £1000 more with a major retailer than a small business. I also got great customer service with the small business and was just treated like a number at the major store.

Hi Nicola. There is some contraction when one is permitted to extentend lease a) as long as leasee has at least 21 years reamining, b) you have lives for at least 2 years, however some say 3 years so unsure what the correct number.

When the new laws come in, leaseholder owners will not have to wait the current 2 years of ownership to extend the lease, there was no mention about extending lease if less than 21 years remaining that I'm aware of at present though

I am still confused about whether extending one's lease has or has not been changed to make it cheaper. Is it going to be cheaper to extend the lease - is that included, is there any detail or is that still TBC?

Yes, it will be cheaper to extend but there is still no detail as to what ‘cheaper’ means and also what the new calculation will be to determine it. It will also be cheaper because legal fees of the freeholder will be capped at a certain level, whereas you’ve always had to foot the whole bill. Again, still no detail on the cap - hopefully we should hear more soon and will update when available

great video some good ideas, what accent colour would go with almond white in a hallway, what colour for example can i paint the bannisters with when using almond white? i dont mind a little colour on the bannisters but dont know which one?

Thanks! I would tend to go for something at least two shades darker so it can be quite subtle but brings definition, alternatively, go for something like a sage or olive green, of if you want more drama, go for a black on the bannister. Here are some colour suggestions that would pair well; Willow Tree, Overtly Olive, Jurassic Stone, Pebble Shore, Basically Black. Grab a tester beforehand and paint and A4 sheet of paper so you can see how it looks in the light your hallway receives, hope that helps!

Basic rule of thumb - you can't do structural alterations inside your flat unless you have permission, decorating is fine, even if it's a new kitchen being installed I believe you have to ask. Pets, you have to ask for permission too. Let me know if you have any other specific questions about alterations and I'll do my best to help

Which white colour from Farrow and ball palette would match sulking room pink (hi-light wall near the fireplace) in the east facing room. I consider strong white but it might too dark. Would you have any suggestions?

Skimming Stone is a great complementary white with some warmth to it and not stark like a white in contrast, if you want something slighter whiter in tone, I'd look at Wimborne White :)

After much deliberation, I’m going for Summer Linen for my walls in the hallway, landing and stairs, which shade of white would you use on the woodwork? I would prefer an eggshell type finish rather than gloss, any suggestions welcome

Love summer linen! Yes - always go for eggshell or matt on skirting, if you want a classic white to match the ceiling too I'd just go for Pure Brilliant White eggshell. I will also add that going for something a couple of shades darker on the skirting and woodwork will bring definition to the space so this is also an option, this is a more modern approach but depends what style you're looking for :)

Hi Paula, I've got you! One of my favourite subdued pinks is Sulking Room Pink, it's got a lovely moodiness to it but isn't overtly pink. If you want something a bit earthier, look at red earth - a colour drenched look on walls and ceiling looks amazing for a cosy room. These tend to be warmer without being bright, but mid blues and greens can look really good too, here are some I would look at; Studio Green, Treron, Calke Green and Blues - Stiffkey Blue, Inchyra Blue and De Nimes. I love either the warmer earthy shades or the darker schemes, definitely grab a few testers of your fave and sit with them in your space for a day or so to see how you feel with them throughout the evening light, hope that helps! Thinking of using Egyptian cotton on three walls with one feature wall green Overtly Olive, or possibly Willow Tree, or Fresh Artichoke. Should we use white on ceiling to break up colours?

Sounds like a gorgeous combo! I would use white on the ceiling if you have a particularly dark room, or want to draw the eye up as it will lighten how the colours feel. However, if you want to create a cosier look in the space, I would use Egyptian Cotton on the ceiling too for a cocooning feel.

Yes, both pair beautifully - however, pigeon used on all walls in a North facing space will affect how dark the room feels if you are just using Wimborne white on the ceiling. If half wall panelling or doing an accent wall though then that would work well. Although, there's nothing wrong with leaning into the darkness though in a North facing room though and using it all over.

@@deirdreloughran8258 I really love Coat Paints - Cargo is a gorgeous greige - coatpaints.com/products/cargo-flat-matt and French Gray from Farrow and Ball, as for beiges - Farrow and Ball look at School House White, Slipper Satin, other beiges from Coat, try Mindful, Humble and Well Grounded. Gorgeous coverage, more expensive than Dulux but the beige pigments are so much better. Hope that helps! Nicole x

I bought a flat leasehold , I’ve ended up director of the management company :-/ , we have a problem person in the first flat and she has made it and is still making it a nightmare. She was stealing money from the house funds (£1300, it was more ) and everything is an absolute pain because of her , we only pay £40 to £50 per year ground rent and the service charge is only £68 and she still refuses to pay the same as everyone else :-/ , we had to take her to court for the £1300 , it only cost £1700 🥳🤯😳😵‍💫 , have a heart for those like me who have ended up managing a house and don’t want to :-/ never again 😳

I totally feel for your position, whilst everything is out of control with a managing agent there is no way I would want to take it on personally because of the issue you have just outlined, it’s important for people to see this side of it too as buying share of freehold isn’t always the answer, well done for fighting it and hope you don’t have anymore issues in the future!

The freehold is collectively owned by the leaseholders, so there is no landlord/managing agent. You are all responsible for the maintenance and have more control over the property (rather than a landlord charging what they like and organising it), it does cost to buy the share of freehold though which can be thousands.

Basically, but leasehold still makes up a huge proportion of property in England and is often the only option for a lot of people to get onto the property ladder so it's worth considering all these points beforehand as there are some okay leasehold agreements out there if you can find them.

Yes - Jasmine White is a great choice, much lighter in tone than Egyptian Cotton. I'd personally grab a tester of each, paint an A4 sheet of paper so you can move it around the room and put against your furniture so you can see what works best in your space. Egyptian Cotton has a more defining warmth to it, it is lovely in most settings :)

Hi. I bought a sample of white mist and it looks like a very light gray to me. I have a small, darker hall. I like the Scandinavian style, will this color match? I don't want colors that tend to be yellow. What else do you recommend??Can I use Dulux kitchen paint or regular Dulux Easy Care paint in a busy hall? Does the matt kitchen one have an eggshell coating?

Yes, white mist does have grey undertones so can feel like a light grey. I would personally avoid this shade if you already have a dark hall as it will make it feel cold and darker. Most Dulux warm shades do have a yellow undertone, so I'd maybe look at something like Moon Mist which has a green undertone, it is part of the Dulux range of their light + space paints. Colours that have light reflective particles which will help to make smaller spaces seem bigger. Definitely worth getting a tester beforehand though :) In a hallway, I would use Dulux easy care rather than kitchen paint.

We have recently bought,a leasehold flat in SW London so this is good news. The ground rent bit (which wasnt passed) isnt too much of an issue for us as the Freeholder is Wandsworth council so they are very reasonable, but the rest of the bill is very good.

What can we do when the Service charges gone up by 20% past few years? While my mortgages is reducing over the years slowly service charge is rapidly increasing. Are you saying Service Charge is part of Ground Rent as on my bill i see them separately. My ground rent is £10 per year and has not changed but Service charge this year came almost 6K per year while a year ago was 4k.

Rather disappointingly, there is no set reform for tackling this issue and I know it is a HUGE problem, that increase is absolutely disgusting. Service charge is a separate issue to the ground rent law they are bringing in. The only thing they are introducing is that freeholders have to be more transparent about charges, and they'll have to respond within a set timeframe if you ask for receipts etc which you can then challenge. At present, it doesn't do anything to help rising service charges though.

I've watched your flat sale and buying video ordeal it was an eye opener for me. I'm in a difficult situation myself i have bad credit and can't get mortgage I've inherited a property from my deceased parents payed the remaining mortgage along with my 6 siblings house is freehold I'm the current occupier paying all bills problem is my brother and siblings are pressuring me to sell it because they want a piece of the pie 🥧 but i can't get a mortgage or a council house plus renting is extortionate any advice where can i go if i sell my house 🏡 ?

So sorry to hear you're in this situation right now, I really feel for you as rents have become so extortionate. Have you looked at house shares at all? I know, they're not ideal but can be a cheaper way to do things or perhaps you could sell the house to investors only and position yourself as a lodger that comes with the property. I have seen quite a few houses like this sold, yes, they have less interest when being sold but could potentially be an option. I think a supposed tenancy agreement would have to be made up for this though, it's worth the question with an estate agent for sure.
