I hear so many people talking about equipment but no one wver talks about software, how do you make your floor plans? How do you edit your photos? How does the software work for doll house plans? Is there software with 1 time payment every year or do you have to pay per doll house? How do you make your virtual walk through with 360 camera? All this i feel is the main part of your equipment since they all say you can just use your phone.... well how do you make a floor plan with photo i took from a phone? How do you record on your phone and get the video to computer in high quality?

Hello! In order from your questions: CubiCasa (free app on your phone) Lightroom Classic and Photoshop, but mainly outsourcing to third party editors. Matterport, but dollhouses aren’t really super popular. It’s mainly about the virtual tours but they’re getting less popular. There are some other softwares, some are monthly, some are per space. You make the virtual tour by following the directions for whatever provider you’re using. When you use CubiCasa to make floor plans, you actually just walkthrough videoing the entire house’s walls. It extrapolates the rest of the floor plan from the video. Depends on what system you’re using, but iphone to Mac is easy to do via AirDrop. Or you can always upload from your phone to google drive then download on your computer. Thanks for watching!

AP mode with bracketing is the best way. let the camera do the work. no need to shoot manual and adjust in each room.

To each their own! I disagree, because I don’t want to rely on what the camera thinks I want to expose for. Getting used to full manual just gives far more control and doesn’t take that much longer

@@reallyjordanhorn Actually, the time to adjust the exposure for each shot adds up when going from room-to-room. It will take more time in the long run and is unnecessary. You obviously have not tested other methods. What is more concerning are the photos on your website [Monterey]. They have lens barrel distortion, vertical alignment issues, window bloom, blown exterior views, HDR color casts and amateur compositions. Before you call yourself a "master" RE photographer and offer workshops, you need to conduct a deep dive into the efficiency of your workflow and quality of your images.

You won’t find a lens and camera combo for that much, but you could pick up a canon m50, or a Sony a6000. You’d be around the $300 mark. But then you’d need a lens which would be probably another few hundred

The only other additional thing I’d offer as to not dilute is just social media management or content creation for realtors. Most new business owners think the more they offer the more they’ll make, but it’s the seasoned entrepreneurs that know that niching down is where you make the most money

Hey Jordan! This question is a bit off topic from the videos but I was hoping you could offer me some insight. Have you ever turned down a job because of the circumstances? Let me explain...I have been asked to do a job that includes interior photos, 3D/Virtual Tour and Drone photos/video, however, the people selling the property, in addition to the realtor, insist on being there during all of this. My concern is having to corral people and moving them around so they're not in the way while I'm trying to get all of this done. Thoughts? Comments? Suggestion, etc ..? I've never had an issue with the realtor being around but having other people seems like the ingredients for a headahe and a job that might end up being more trouble than it's worth!? How would you, or how would you recommend, apprcoaching this?

Check my pre-shoot checklist. It’s what I send to all my clients. I have strict rules about how the property needs to be set up before I arrive. No homeowners, no cars, no kids, no pets. If the realtor wants to hang out, that’s fine, but they have to be outside. Otherwise, if the property is full of people, they get charged an extra time waste fee. Pre-shoot checklist should be in the description, or you can find it on REPHUB.app in the downloads section!

I always want to provide the best customer service possible. Unfortunately, the sellers are insistent on being there so I think I am going to have to turn this one down. I've tried working around it but they're rather inflexible and it's turning out to be more trouble than it's worth. I'm gonna check out that checklist and utilize something similar in the future, lesson learned. Thanks again 👍🏻

Haha, market plays into it, but a whole lot less than you think it does. It’s more about strategic positioning and getting good at sales and relationships. Knowing a bit about sales psychology and sales ladders with price anchors helps a ton, too. No other REPs in my area charge what I do, they’re all a whole lot less

I started making videos to build an audience to generate leads, but now after realizing I have some talent and enjoy it, I’m considering pivoting to photo/video work. Seems like step 1 is build a portfolio/online presence, step 2 is contact every realtor in your city! 😂🤷‍♂️

Great video. Question for you. I've been asked to come back at night to do a couple night shots of this backyard patio and pergola which is decorated nicely with lights. Would you recommend I just shoot those during the day and use fotober dawn to dusk option? If not and I go back I'm assuming I would take these at dusk. Not nighttime correct? With all the interior lights on in the house and lights on outside. Then would you recommend me just sending them into fotober for regular image enhancement? Also would I be better off using my canon 11-22 for my m50 or the Rokinon 12mm f2.0. I'm a rookie at these nighttime pics. Any advice would be helpful

Hey! I’d take them at twilight. That comes into the service category of twilight photography and I usually end up using the pics that I take last. So if twilight is 7:45-8:45, I’ll end up using the pics closer to 8:45 so they’re nice and dark. Borderline night, but still some light

Oh man, totally depends on the property, but I usually just retake all the same exterior shots and deliver them all. I charge minimum $250 for twilight photos, another $205 for twilight aerials, and another $399 for twilight video and $275 for twilight aerial video

You should be able to get by with that, albeit for a short time. I’d recommend something like a canon 80D over the T5 though

Something like the Sigma 10-20, Canon 10-18, something like that. Canon has a crop factor of about 1.6x so 10 becomes 16, 11 becomes 17.5, etc

@@TheDamonMartin the setup for HDR was a bit of a PITA as the menus are older and the overall tech is older too and I wanted to move up to a full frame asap. But I keep it still as my backup and it’s still a great camera but that 6500? Personally, I feel it’s leaps and bounds better

Something I've been learning lately is this if you offer free photo shoot you mostly will get really bad Realtors who do Shady jobs and they don't want to pay, versus if you get 50% off of your package people will see the value of your work and with hire youmore often.😅

With free shoots you have to make sure you’re not just offering them Willy nilly to anyone with a heartbeat. They have to be a high performer. On top of that, the purpose of a free shoot is to build a portfolio. So even if a realtor never uses you again, it’s not a waste of time.

To the haters who say your script sucks, people tend to value a convo with a real human. Nobody will hang up on you faster than if you call them sounding like a sharky sales robot.

I can tell you that I am a witness to this method, it works. I have started going to open houses and something I do is make a story about the house like a video and publish it and tag it. Many stories have told me, thank you very much and I have shared my stories. What I can tell you that doesn't work is the Eli Jones method,, hahahha

this salurday i was on open house and the realtor lookat me like, I really don't know how to explain. It was a 2.5 million house, she looked at me like I couldn't even buy the house in an extremely cruel way, and she didn't even let me explain anything and she closed the door on me. What would you do? Call the realty group and tell them what happened? Because without her knowing if I was interested in the house she treated me with contempt. That didn't matter to me and I continued my journey but in my mind it was what happened because she treated me like that?

Sorry you had to deal with that, but I'll refer you to the first 16 seconds of this video. There will be mean realtors, there will be realtors who look down on you. Think of it as them just telling you that they'd be a horrible client, so you choose to move on to the next one. Shrug off the situation and move on to the next one. I would do nothing, since anything you do in retribution will make you look worse, unfortunately. Keep at it!

Different purposes - if you need a portfolio, open houses will be more worth your time. If you don’t, walking into brokerages will be better, but they’re both worth doing. Brokerages during the week, open houses on weekends.

The total price will vary a bit, sure. But are you telling me that if you can sell photos, video, social media video, virtual tour, drone photos, drone video, and a single listing website, that won’t be more than $900? Market does play a huge factor, sure, but everyone can benefit from learning to sell and convey value!

But yes, market place a huge part, and I think you’re glossing over the main point when I talk about these kind of things. Just because I sell $1600+ packages, doesn’t necessarily mean you’ll have the demand in your local market for it. BUT. You *can* at the very least *try* to sell more to increase your overall average market capture. If you think you’re limited, you are. If you think you aren’t, then you aren’t!

@@reallyjordanhorn i saw your video a couple of times more, i think you're right, i did glance a bit over the main thing that your are trying to convey and yes, i think i get it. I not saying that the material does not worth the 1500 or 900 € is that 98% of people here (real estate agents) don't see that value and if they do, they won't pay you that much, they see those numbers as outrageous, they will rather wait than sell quickly. It is incredibly frustrating. Is extremely common to see phone photos in the listings.... Even the real estate agencies own listing websites. I wanted to get in the market but i the cultural thinking around real estate here is just poor.

Thank you sir!! DJI mini 4k is very much a base model drone. You’d get some good use out of, for sure, but I think you’d quickly outgrow it. An older option that isn’t too much money but is still a good drone would be the DJI air2s.

I work with mini3 drone, it doesn’t have log, but it does 4k 60 fps, check on it. As for gimbal, I use rs3 mini, well worth it, get some research before buying all of that, in the end you have to deliver quality product, nobody cares if you shoot it with rs3 or rs3 mini, if it works for your setup you’re golden!

Fantastic advice! If there might be issues mentioning portfolio, how does that change by not mentioning it? Would I just not put them on a website?

You just don’t mention what you’re going to use the images before besides as a sample. What you do with them after that is up to you :)
