our tenant decided to half paint the bedroom walls in blue and yellow and half the capets as well and pour all the waste down the toilet. result 4 coats to cover the colours and a new toilet and carpets ,took 12 mths to evict her for rent arrears and cost us £10.000 in rent arrears and repairs . new tenant under orders to keep house clean and decorating minimal

Keeping decorating to a minimum is fair. There's lots that you can do to make a place your own without creating a huge amount of work to undo.
