@@ankitarana7880 long term growth they’ve actually done as well as many other parts of Melbourne. Remember supply in isolation isn’t what fails markets it needs to be considered with demand at the same time. Also the supply of these areas doesn’t always release at once and at the same price.

Clearly, this year is worse than the last. This year, I lost a lot of money as a result of terrible investing decisions that I would not have made if I hadn't been so concerned about my portfolio. I continued investing, but I wasn't sure if I should start saving for a house. In the end, I sold my positions, and the house needed more care than I had planned. I don't know how much longer I can keep on like this

are you talking about houses alone? Is unit supply included with your market data analysis? Gosford got massive supply of units in the pipeline. DA number could be low but each of high rise building could bring hundred or more units.

There's still plenty of potential in Perth, and I agree that it remains the top investment destination for at least the next few years.

When you refer to Perth's median house price at $650k are you referring to Greater Perth or Perth City? Also, where are you sourcing this from - I can't match this to my sources

Thanks for your question @GU3SSwho1. $650k refers to Greater Perth - in InvestorKit content we usually refer to the Greater Capital City region when we talk about capital cities. The data is from Domain (Jul 24 ending at the time we shot this episode), and it’s a 12-month rolling median, which makes it lower than the past 1-month or 3-month median considering Perth’s fast growth. The latest data we have are - 12m rolling median = $690k, and 3m rolling median = $735k.

Hi team, I have been following your channel and watching your videos for several months and have always appreciated the 'expert' view on the property market and the breakdown of the states. When was the video recorded? This information seems to be outdated, which is a little disappointing considering it was posted within the last 24 hours. I have been consuming your content to learn more about the other states; however, as a Perth resident, I know the current markets and data here. Your statement of the median house price of 650k is inaccurate and appears to have been for quite some time as REIWA has the current median house price at 720k and Core Logic all dwellings at 785k, it leads to questions other data points and requires double checking. I would always do my own research before purchasing; it is very helpful to be able to consume an industry insider's take on our markets, but now I will have to second-guess what I am hearing. It's a shame, really. I understand that producing content is no easy feat, and ensuring its accuracy, even a caveat to let consumers know when the data is from, would be helpful. However, this probably wouldn’t help your view numbers, given that I wouldn’t want to watch a video with out of date information. Keep up the good work, and hopefully, take on board some of the feedback for the betterment of your channel and your consumers.

When was this information current? Having only been released in the last 24hrs, it really should be up to date. I have looked to InvestorKit for accurate and current information, I have watched most of your videos in the past few months; I have trusted the accuracy of the information, particularly outside of WA, without feeling the need to confirm what is being shared. However, as a Perth resident, I am aware of current market data. Your median house price of $650,000 is inaccurate and substantially off the mark, with REIWAs' current data at $720,000 and Core Logic dwelling at $785,000, as well as the comment above on the listing increase. I would always do my own homework prior to committing to any purchases. However, it is invaluable to be able to consume content from trusted sources. This makes me concerned about the current validity of the information you share and requires me to fact-check, which is a shame.

Hi @zubair242, Thank you for your reply. You’re right - this episode was recorded a few months ago. There has been a lift (not 35% though) in number of listings in recent months. However, I do not see significant trend shifts in other indicators that reflect demand/supply relationship more accurately, such as inventory, days on market and vendor discount. Also, do you mind sharing what source you used where you saw the 35% increase?

@@jamesdese4090 an extremely low base and not enough to shake anything, after the 2021 boom year the same happened in many other markets. Yet they didn’t fall off and instead still enjoyed years of strong growth. Hope that helps.

@@investorkit With all the green shoots Jung went through there should be no reason there should be an uptick in listing numbers and days on market if anything if going by data we should be seeing the same extremely low listings and days on market like we say mid 2024. Only difference between now and 2021 is that people are feeling that pinch of prolonged high rates and on top of that there has been a mammoth amount of redundancies in WA mining after nickel, iron ore and lithium have collapsed in prices and in turn slowly dwindling the borrowing power of those earning the most in that industry.

Thank you for your question @joejo7698. Not sure how realistic the question is. I’ve never seen AUD crashing by 50% in a short time. The steepest crash in the past 20 years was during the GFC - down by 33% from Jun 08 to Feb 09. Perth’s house prices declined by 11% in 2008 and then surged by 19% in 2009. So if we’re talking about a short-term shock, its impact on the property market will be short-lived too. However, if you’re talking about potentially weakening AUD in the medium to long term because of the weakening demand from China, WA would be one of the most impacted as their economy relies on China the most. In that case, Perth’s property market could be slowing down together with the economy, but that won’t last forever - the economy will eventually adjust and thrive again, like what we saw in 2020.

Arjun: Congrats on your 100th episode mate! Like many novice investors I made a wrong choice of investing in Melb west( Manor Lakes) land and house 3 years ago. My house is about to complete in 30 days time. Whilst I’ve missed out on peak growth period in WA and QLD. Do you think it’s best for me to offload this property and invest elsewhere? I won’t make any capital gains, in fact there might be 5-10k of capital loss. What’s your thoughts?

Yes can feel frustrating having missed out on the growth , I do expect some quiet times in the short term to continue as the market is in a phase called early adopter. However, the advantages to having a property in the cycle means that when the boom does arrive in the future you’ve gotten in early and without the competition. If you can hold this asset whilst still investing further , I would keep it so you’ve got exposure to the early market cycle in Melbourne for the years ahead. And then you can use your other Capital and remaining borrowing capacity to invest another high growth locations across the nation that are actively in high competition right now

I have some data that suggest there is huge vacancy rates and massive amount of oversupply in this suburb. Any pointers is much appreciated! if you feel the data is overwhelmingly against then I would sell and capitalise by investing in other growth areas.

@@CuriousDiaries the West has elevated vacancy rates and established supply levels. To be honest, almost all of Melbourne has higher established supply levels though. The West is just more than other patches. In this regard, you can look at it in two ways 1. Not have the issue of buying and selling costs. Have a more well kept home and stay through this cycle. Refinance out and then make purchases elsewhere in high short-term growth areas. You whilst you still have an asset for long-term growth here in Melbourne. Or 2. The same as the above but reposition from that suburb to other suburbs in Melbourne say middle north suburbs and eastern suburbs. Although even though their trends are slightly stronger in the shorter term, the buying and selling costs won’t make it worth it in my opinion. Eventually supply will self solve itself with elevated demand as the cycle intensifies over time just like it did between 2012-217 for Melb. However it is early now, hence early adopter

I just heard from main stream media that about 400k people have left Victoria in the last year,and this has been going on since the lockdowns. How do you come up with your figures. Is it immigration?

Hi @CeriJostlear, Thank you for sharing the data. Victoria was indeed losing residents to other states from 2020 to 2023, but the total net loss in 4 years was just above 56k. The 275 net loss in 2023 mentioned in the episode doesn’t include immigration. Data is from ABS: www.abs.gov.au/statistics/people/population/national-state-and-territory-population/mar-2024#data-downloads. If you download the sheet “Components of population change - states and territories”, you’ll find each state’s quarterly net internal migration numbers.

Hi @shobisarva, Thanks for your question! It’s possible a fraction of renters would be squeezed to the sales market and increase owner-occupier %, but the increase should be limited, because sales prices have also surged - from 2021 to 2024, Brisbane’s house rents increased by 46%, while sales prices increased by 45% - The affordability of both markets have equally worsened. On the other hand, the rate cuts would not just encourage owner occupiers, but also investors. With less rental demand and more rental supply, rental growth would slow down. Renter vs. owner-occupier ratio would soon find a new balance point. Brisbane’s current situation is similar to Canberra from 2016 to 2021, when its house rents increased by 29%, slightly higher than the sales price growth (27%). Over those 5 years, the RBA cash rate decreased from 2% to 0.1%. With all the above happening, renter % only decreased by ~1%, from 31.8% to 30.7% from 2016 to 2021 (census). the term leafy suburb usually means broad wide streets full of large blocks Anyone sitting on 800 sqM plus these days is very bankable indeed. Blocks will only get smaller over time until 100 sqM will be deemed normal
