Serious question - how do you guys think about the recent flood impacting the northern QLD especially Townsville and Mackay? No property experts seem to talk about the climate over there. Property price aside, surely it will have negative impact on insurance cost irrespective of suburb location?

Main roads are impactor, roundabouts that are major in the house right on it is also one. But we haven’t seen major impacts from T sections after reviewing many assets. Especially when smaller ones.

How far from a train line is ok ? And how far from a cemetery is ok ?

Couple of hundred metres is ideal. However, some markets it’s okay to be a little closer because when you go on the ground, it may not be facing the cemetery. It may not have the back of the property overlooking it. And you may be able to exit out of the street without directly onto it. There’s many more micro assumptions we make city by city and asset by asset with our local knowledge across the country. Another example is some areas have train tracks with a very infrequent service and electric trains

Great value as always Junge. If you have fallen for the “trap” of buying a property in one of these categories, is it smart to exit & rebuy something else OR hold the property? Opportunity cost of money vs playing the long game. You said over the long term, these properties all perform the same anyway. Asking for a friend 😂

Thank you! We really appreciate it. They don’t all perfectly perform the same over the long term at a property level. But the suburb being the area will grow irrespective of micro due diligence. Sometimes you’ll find bank valuations do ok and move similarly but resale value is where it gets the hit and surprises you. Or in some cases rental campaigns. Then you’re left disappointed, especially if you didn’t factor all this into the buy price analysis (which most don’t) Regarding buy-sell-hold. It’s tough to speak to it broadly. What we would say is if you have capacity to keep going and/or you are on track to meet your goals with what you have. Then the buy/sell costs may not be worth the trouble. However if you’re a little stuck on moving fwd, you have a team around you equipped to get you the right assets in the right market and then you have the right portfolio plan with them. Then yes the buy-sell-hold review is far more important then

BC suburbs are not for everyone, a couple living in Syd with only a 250k annual combined income should never think of buying in a BC suburb. but would you have the same strategy for a medical professional couple with 800-1000k annual combined income? def not. These guys definitely buy a BC property, leave it for a long time, and don't care about borrowing capacity and yearly out-of-pocket expenses to maintain the property. for a BC suburb, you don't care about short-term fluctuation, look at long-term 10-20 years and double or triple your capital.

townsville is the flagship regional city of queensland. compare that with the flagship regional cities of new south wales (newcastle) and victoria (geelong), it's way undervalued.

Except the house values will collapse after these floods and most homes will be uninsurable after this weather event . That's why it's always risky playing with flood prone areas in QLD and NSW . Stick to a metro city and you won't go wrong in the long term. All the buyers agents have been promoting Townsville for 2 years now and it was always going to be a matter of time before a flood event happenned .Just not worth it !

@@PradyVKit won't crash mate. It's business as normal in 80% of Townsville other than the low lying areas. Media love being dramatic. This has been happening forever and Townsville will be fine. I do agree that developers need to stop building in flood prone areas. People have short memories. Give it a few weeks and it will be fine.

@JonathanRodriguez-bx3hm Problem is the sluggish capital growth and the risks for the banks and insurance companies moving forward . That is why I keep saying Townsville and McKay are way overvalued , you are lucky if you caught the wave at the right time , these cities are like trading shares not long term investments .Wait and watch what this flood event does to property in north qld , all the short term traders who have been there for 2 or 3 years will take the profits and run for the hills . Supply will start increasing soon .

Very Good Analysis. I think the sweet spot is a Blue Chip house in an up and coming suburb that appeals to the owner occupier market. So many 'Institutional investors' these days are only buying dog boxes, I see it on KZbin all the time!

This is great analysis and I can confirm that your ranking of Mackay is correct. I analysed the Mackay Market last year and bought it in Feb2024. Recently I did a valuation and noticed that the Capital growth is $80k just within 11 months. It still has potential to grow and rental market is so tight.. 🙂

How about limit the number of property you can negative gear for those Mom and Dad investors (as Scott Morrison keep reminding us it will affect the most), and treat anyone else with more than one investment property as business investors and charge business tax accordingly.

If negative gearing was phased out over a decade or so, many Bank's would send out mortgagee foreclosure letters and those investors on 80-95s LVR's would have to sell as income + negative gearing access would plummet. Good thing for Australia.
