My home in Northern Ontario, Canada is an old century home with an arts n crafts style. It has original wainscoting in the upstairs bathroom which we kept when we updated the bathroom. It adds such a nice touch. The outside has vinyl siding in pale blue. We had both doors on the house painted a midnight blue to contrast. The 2nd storey has the cape cod style windows and the master bedroom has a double hung horizontal windows . Loving the old fashioned feel. We had the roof done in blue shingles. So it all comes together. The front porch is closed in with windows. The problem is my kitchen is on the centre of the house with 3 doors. Little wall space. We can't knock out any wall space to widen it bc of the structural weight. I'm stuck.

Best color for walls is SW Cheviot or White Flour...in my mind not white white and not yellow...just perfect. My new build has stone inside walls, limestone floors, marble, subway tile, marble floors, not open concept....my living room and kitchen shares a two way fireplace

For the Chris and Julia one I would have replaced island with a beautiful butcher block counter. I did that and picked black walnut so hard as steel, never stains and got rid of a giant eyesore in the center of my kitchen so you never noticed the surrounding counters.

I’m suspecting the person who picks the approved color palettes for my HOA is color blind because they just released new one and it’s all these weird greys, blacks and whites with completely wrong shutter and door matches. The white paint is approved with a black shutter and this horrible baby diarrhea yellow tan for the front door and garage door “matched” with a white washed brick that looks pink. It’s so horrible. Then a grey paint, black shutters and door and garage door with a brown stone? Several people have redone their houses after a big hail storm in these colors and cheerful blue blue homes with bright trim now look dreary. I wish a color consultant could come remake the whole neighborhood and explain tones and how to paint considering your brick or stone.

My two cents, natural stone is truly timeless like travertine floors, granite counters, & stainless kitchen appliances. If you ever have a water leak or large spill, laminated floors are done. Nice video, thanks

on kitchen islands, in small houses they often do not make sense if you have a small open concept kitchen, living room and dining room situation and there is an island in the kitchen there is often no space for a dining table, in thoes instances I think buiders should not have island so they can use that space for a kitchen table. I have seen three bedroom houses and condos that a clearly meant for a family that have no place to eat a Christmas dinner and no wants to eat a meal with company over on an island.

Another worse idea , as someone mentioned is sink in a island. Previous craze was even worse, they kept placing stove tops in an island with vent hanging down in the middle . Not only all grease going everywhere but vent hood getting filthy as well. This was mostly in higher range houses and now these houses keep showing back up on a market and losing on cost because new buyers need to calculate total kitchen remodel.

I have had my stove top on the island for over 20 years now....loooove it. Clean up around the stove is so much easier, no leaning over the stove to clean the backsplash. My Jen-air has a downdraft which I barely use. I cook from scratch every day but I don't make fried chicken..the crease all over is not really an issue. Sometimes I cook in my friend's house her stove is against the wall with an overhead vent, I feel claustrophobic, constantly thinking I will hit my head, lol

I have always had a small bar sink on my islands. I’m in my third home and love my island. It’s seats 4-6 people at a raised bar height on one side with regular counter height on the other for working. It’s very functional.

You talked about flooring, but I didn’t hear any discussion of the 24x48 large format floor tiles, that are in every big box (Home Depot) store. How would 24x48 look & function on all the floors in a new build Florida retirement single story home? With the open floor plan, they’d have fewer grout joints to maintain, and might make rooms seem larger than smaller 12x24 porcelain tiles. Thoughts?

I will ALWAYS go with white cabinets. They are timeless. You change the color your kitchen WILL BE dated at some time. I suggest perhaps just painting the island a different color if you’re looking for a pop of color

You either have to go 1.5 to 2 shades lighter or darker. 2 shades darker than AB is darker than most want to do in their living spaces right now. I'd say go with a pretty off-white like SW Pure White or BM White Dove. Can also think about SW Heron Plume, which would be really nice.

Open concept is good for people who need barrier free spaces. I would prefer to break up the space a bit. Not have a maze of walls, but just something to separate the rooms a bit. Also, I think open concept spaces are harder to heat, and the noise level can be too much. I like my quiet space.

Quartz is horrible! It’s boring and not heat resistant, cracks and clouds easily. I’m a professional here. I have had bad experiences with jobs on quartz. It’s better to go natural stone. It’s natural, heat resistant and has way more life to it compared to man-made one. Black widows are here to stay depending on budget and time lines. This more for the modern organic trends.

I do prefer natural materials over man made and have suggested it before and get blasted in the comments for suggesting items that are unattainable for some budgets. Sometimes you just can’t win. Love quartzite, but it is more expensive for sure than quartz. I’m really into leathered granite that isn’t too busy, too.

Agreed! Quartz will melt because of the resin in it, and the stuff with the lightning bolt veining looks fake and cheap. Of the natural stones, Quartzite is great. It resembles marble but is harder and more durable.

It is absolutely wrong to stop exterior finishes on an outside corner! i.e. the first home with stone veneer. Stone facade stops at the outside corner and suddenly it’s wood siding. Makes the stone look so fake, flimsy, and like a piece of thin veneer stuck on the front of the house. Big mistake and everyone does it and doesn’t understand it. It’s a product of our 2d computer thinking!

I’m taking my home one room at a time. I just had the original hardwood floors in my master bedroom/closet. I decided to keep them natural with a satin finish. They are beautiful. They are red oak so red out was used to remove red and pinkish tones. I am leaning toward blues and taupe colors together. Not sure. I can send pictures. Can you help me?

I live in Texas. A lot of people here put Austin stone on their houses which has a yellow or orange tone or undertone, and then they put a bright white or cool grey with it, and it looks terrible. Pay attention to undertones!

To be fair, white walls come standard for new construction homes. Builder grade paint is flat, which is basically a primer. Selecting colors for your home upfront through your builder is usually over priced, and you don’t know how the natural lighting will affect certain rooms. You might also want to select wall paint based on your furniture and decor. Best to get the walls painted after closing on your home, ideally before you actually move in.

15:03 Just to clarify, the general accepted practice for wainscoting is 1/3 or 2/3. So 36" or 72" high for a nine foot ceiling. I'm sure you just said 3/4 as an estimate.
