With Intel laying off 1,300 employees this month, Nike 750 layoffs last spring and Providence finishing a 4th round of layoffs this month, housing inventory in Washington county will probably start to creep up next summer. I expect home prices to soften as these sellers may not have the wherewithal to hold out for top dollar.

That is a lot of layoffs but you also have to consider that Washington County has 246,000 OWNER occupied homes so you are talking less than 1% of the homes and probably less because not everyone lives just in Washington County that would have been laid off. It will be interesting to see what the spring market brings this year. It really is going to depend on the interest rate I think more than anything.

Please remeber that mortgage rates are determined largely by the 10-year Treasury bond level and NOT just the federal reserve rate. It is entirely possible that short term rates can decrease but if the market believes that long-term inflation will ultimately increase than the 10-year rate can increase and mortgage rates will increase for sure, as we see exactly right now. Realtors continuously look at short term rates which is inaccurate.

I understand how mortgage rates work, I don't go too deep on mortgage interest rates on my videos as that is better for a mortgage broker to dive into. My focus is on what is happening right now in the current market and what might happen in the next 6months. Thanks!

It looks like a really nice area! I am moving from Israel to the US, I have been in Portland a few years ago when I lived in Seattle. I was thinking of moving to a more quiet suburb of Seattle as the crime in Seattle is pretty high. And Lake Oswego also seems great, and plus I am very close to nature

Portland is great. And there are many places to live in Oregon as well. 30 years ago, Portland decided to reinvent itself. The citizens did a good job. Now, again it is up to the citizens because government can't do it all. We can and will work together to make things better for our children and our grand children. I know that Portland has the bones and the will to do it.

This popped up in my KZbin feed, so I chose to watch it. I'm originally from Portland, but after getting married in 2011, I relocated to Vancouver to be with my wife. Although I'm nearby, I still find myself missing Portland. I feel like most of the people that turned on this city were not from here in the first place. Although there were some challenging times over the past few years, it appears that conditions are now starting to get better! Many of us who grew up in this area love this city!

It is illegal to not pay federal and state taxes. It is also illegal to have off-shore security accounts, collect interest income, and not pay income taxes on the income. That is why WA Highway Patrol is looking for vans illegally moving cigarettes to WA and not paying the tobacco tax.

I visited Portland for the first time last month and can attest that the city is not a hell hole. Actually it was quite lovely! When I went downtown, sure there were some homeless, but it was NOTHING compared to LA PRE-pandemic. The city made quite an impact on my gf and myself and potentially considering a move there from San Diego in the next year.

My experience in Lake Oswego is unique. I’m a person of color and I was transferred to Portland. I lived in Tualatin but worked in Lake Oswego. Lake Oswego is not exactly a multicultural part of Portland. It was 4-5 months before I saw a person of color. I felt the eyes every weekend I was hanging out in Lake Oswego..I had a co-worker who told me a joke (He thought)💭 Do you know what the call Lake Oswego? I said no.. Lake No Negros..🤔

Hi, welcome to Portland. My experience has been much different in Lake Oswego. I see people of color every single day I step outside my house. My daughter is in a class of 19 and 6 are non caucasian which fits in to Portland in general being about 70% Caucasian. I'm not discounting your experience, just sharing mine.

Hi, yes I've looked at Matthew Court, great home and location. They just lowered the price, needs a little updating but great price and location. It has a lake easement which is nice to have if you want lake access.

I love your videos mainly because I love Portland but can’t convince my wife to move there because she’s afraid it will be too much on her seasonal depression. I live in RICHMOND,VA ironically for this video. But love your videos! Haha that would be pretty funny, I loved that show as a kid. I think my first high fever induced hallucination at 8yrs old was seeing the hulk come through the TV! - What are the winters like in Richmond VA? Realtors have been using the local connector model for decades and once youtube came along one agent called his page living in x and making videos showing local going ons and started teaching it. then others had success and then more started popping up... just a new version of being the local expert.

Must be new to the area. Should have been here for the riot on campus and the Antifa occupations. With defund the police, many stores have vacated the city, such as Walgreens. I don't visit anymore due to crime. Last time I was there, took Max to a Blazer game and parked in a park and ride with Tri-Met security patrolling the parking and trains station.

I was here during that time. Crime is now down below 2019 levels downtown. It's dropped considerably in the last year. Lots of great things starting happen.

I’m done, honestly. We have at least 5 yrs until we can potentially move. I had 2 drug users in our rental. The city is doing nothing but coddling. The laws are extremely landlord unfriendly. I’ve been on the spring water trail regularly seeing drug deals, prostitution, large amounts of trash, twice my buddy and I stopped our bikes to put out tent fires. Constantly I get to witness drivers tailgating, speeding, without license plates. We no longer have highway patrol. Absolutely flippin stupid. I can’t walk to school with kids because sidewalks full of tents and their shit. It was a great place 15 yrs ago, with its share of seedy, but it’s now totally disgusting and sad.

Like any area, it's location, location, location. Lake Oswego is very expensive and far enough from Portland that you're not impacted. Oregon is anti business at large, so not a lot of growth.

A few months ago I saw a 1br condo on SE Belmont near 30th. It was an old building (~1920s). The place had no pool, no workout area, and no landscaped yard, yet the monthly HOA fee was more than $500. Why on earth would that be the case?

There are no "code" words used in the video. I'm simply talking about the different school ratings so the buyer is aware of that. You are reading into something that is not there.
