What is going on with the housing market in Portland Oregon March 2024

Just bought in Lake O. Insane market for that zip code, we looked at tons of houses and couldn’t find much in the 1-1.2m range that didn’t need full upgrades or had a flaw in the location - some parts of Lake O or more desirable than others. Glad we got in when we did.

Nice work! Yes, there are lots of big homes that need updating in LO. It's also true that there are a lot of fantastic homes in LO as well, you just need to act fast when they come up!

the demand to take out a mortgage to buy a house is at it's lowest level in almost 30 yrs. Affordability is at it's worst level of all time. Combination of all time high interest rate and house price means that payment is crazy level. DONT buy any house now!!!

I understand your point of view. The other side of that is i know homes WILL be more expensive as time goes on. When interest rates come down it will spur even higher prices. All the people that have not been selling because they have a 3-5% interest rate will sell and buy driving up demand. I think now is a good time to buy because I know prices will go up in the future and I can refinance later if/when they do. Everyones case is different. There is no blanket statement that fits everyone. It might not be good for you to buy right now but great timing for someone else.

@@movingtoportlandoregonRespectfully disagree and actually think this is patronizing. I heard this message plenty when my wife and I tried hard to buy a house in SW/Tigard/Beaverton. The market said no sadly. So the message of the market getting worse in the future doesn’t suffice to counter the market being unaffordable today.

I offer my advise to help people in navigating buying or selling a home based off my expertise and knowledge of working in the industry everyday in these local neighborhoods. Real estate is extremely local and even the seasons play a big part in how the market is doing. I'm not sure when you tried to buy in SW Beaverton or at what price point but give me a call to discuss. I have the feeling one of the variables was off in your home search and the expectations that come with it.

Happy Valley? That’s the least affordable city. My Redfin search comes up with ZERO houses after filters.

You know the market has gone too far when an anecdote about a client snagging a $700k house by putting an attractive offer down (20% down, wave inspection) is supposed to be a “success story”.

Hi Austin, that isn't what I said. No inspections were waived, I said we would be able to negotiate repairs based on inspections because we were able to get the home under contract before other offers came in. I was highlighting the power of acting quickly when a home is 1 day on the market in a hot spring market. I always taylor my strategy to the home buyer and their capabilities.
