Walnut is nice but it is NOT hard. It is much softer than Maple, Oak or even Birch which are local woods usually used for flooring. It IS more expensive, from 1.5x to 3x though yes and very beautiful. I wouldn't use it for floors though because it marks fairly easily. As for the renovations, a heritage building in Montreal DOES require a whooooole lot more preparations and city permits and architects and Heritage Certified workers and etc. which drive up the cost quite a bit. La conservation du patrimoine Québecois is something that's taken pretty seriously when renovating, and stopping a lot of cheaper owners from upkeeping their buildings. THAT BEING SAID, these guys are fullllll of shit. 2M to renovate it would mean they probably would strip down and rebuild the whole thing from the inside with the most expensive materials possible and double/triple paying their workers... doing like the Stade Olympic and pocketing all that cash over and over. Like in theory from their plan, the place is HUGE, (about the size of 5 decent sized 3 1/2 (1bedrooms for you English folks)) even then... That's not touching up that's just a rebuild, which it does not seem to need from the pictures and if it was redone in 82 the electricity must still be decent and up to code.
