you have not calculated 40 L initial investment value and its earning as interest after 15 yrs ,40L becomes 2.5 crores with 12% rate of return Without EMI -No tesnsion.. we can use EMI money for other purpose

I definitely donot agree, can you show me any land which is available at 1cr and can increase at 1000 per square yard every year for next 15 years? 1cr per acree is 2000 rs per square yard. So what you are saying is it will appreciate 1000 per square yard per year which is 50% hike. which is very very very high. Now agriculture lands are at all time hig, it might have been a good strategy 5 to years back but not now. I also donot say apartment investment too is a good investment.

Yes, you are right for 1 st year, but if you see in the 15th year an increase of 1000/sq yard is actaully on 16000 , which comes up to only 6 %- less than the average apartment appreciation in the current market ! Here they are trying to draw comparision with open plots as quanitifying agirculture lands appreciation might be difficult !

You are comparing HMDA sq yard values to farm land - that is not relevant comparison sir as farm land values are always going to be lesser (even today when buying) than HMDA as construction can be done on limited space on farm land.

Appreciation of 1000 per sq yd is wrong in farm land.. Instead expect a percentage on the land rate ... 1000 rupees on what rate of sq yard ..?

In Mokila , the prices per acre in 2009-2010 was around 50 lakhs , today it is over 16 crores, which means an average % increase of 213 %, more than 2000 per sq yard per year.I think it is fair to assume Rs 1000/ yard increase as it will materialize over a longer period rather than year by year.
