Hi, Jesse! I had a radon mitigation system installed a few days ago in my southeastern Wisconsin condo. The condo is a side-by-side, built using a common slab over a crushed rock foundation. As a part of my mitigation, pressure field testing was done, the result of which was to use a larger and more powerful radon fan. My sump pit was also covered and sealed. Post-installation testing will be done in 2-3 weeks to determine if the radon concentrations are acceptable. Since the condo type is side-by-side, I have a couple of questions: 1) will my system also mitigate my neighbor's condo to some degree, and 2) should my neighbor's sump pit also be covered and sealed? Radon testing and mitigation is such a racket. It's a classic snake oil sales tactic. All those suckers wasting money on this are silly. There's a sucker born every second.

My fan runs 24/7 and I can HEAR the air being sucked in through the cracks in my basement floor. Is this normal? I thought they had a Radon detector and only turned on when the detector was triggered.

I suggest sealing the cracks so the radon system doesn't draw conditioned air from your home. Radon fans run 24/7 and don't turn off.

@ we live close to right on top of a capped fracking well So hearing what sounds like flowing gas right under my slab was a bit concerning until I figured out it was the Radon fan pulling a vacuum on my slab. Well at least I can tell the fan still works great.

If your neighbors have a Radon mitigation system, that means they've done a test to see that their levels are higher than what's considered safe, which automatically means the levels on your house are also not safe. Radon expands for hundreds of miles. It all depends on if the bedrock of your region is Granite. North Carolina for example is Radon country. Radon is an unseen problem for vast swaths of the country.

it's radon, it rises out of the ground in places where the ground contains heavy radioactive elements in mineral form, which decay into radon. if you have a permeable ground floor or basement with little ventillation, radon can build up to harmful levels.

That’s not a tile drain . It’s perforated pipe . That pipe is commonly used for tile drains . generally outside in a field a garage . But when your in a basement there footing drains not tile .

The horrible company who installed my system during me buying the house put the outside vent tube and fan 3 feet away from my beautiful screened in sunporch so the sound of venting ruins my tranquil space all bc I was aT sea and unable to supervise the idiots that did the work.

I'm sorry to hear about your bad experience. Unfortunately, this is common when the buyer puts the seller in charge of installing a mitigation system. I have even seen them on the front of some houses. We have removed an installation like the one you're describing and routed the system through the attic. That may be an option for you.

@ the issue was me being aT sea on a tug my clueless wife doesn’t have the capacity to deduce it as a problem so the contractor took his opportunity todo a dick move he had two other sides just as easy to use but intentionally put his ladder 8 ft from the porch.

Exterior systems are ugly, susceptible to freeze-up, and have a shorter fan life. Since I would never put one on my house unless it were the only option, we work hard to find a route through the house. The radon fan is in a vented and unconditioned attic in accordance with the radon mitigation standard.

There's typically a bit more to it than that. If you want to reduce your radon as much as possible, you need to engineer and install a system that addresses all of the home's radon entry points and provides adequate suction to overcome the increased stack effect in the colder season.

Replaced an old exterior wall mounted fan and after a month it started to vibrate through the room next to it again. Sounds normal outside. Could it have become unbalanced or could the vibration be a bad fan? Any troubleshooting you’d recommend?

I don't know what would cause it to start vibrating suddenly. You could check to see if something got caught in the fan's impeller. Could it be ice?

It seems a cover could suppress all the noise completely. A cover in the form of a box that conceals the whole fan on the outside wall of the house.

A noise suppressor really quiets the exhaust noise; a fan cover won't do that at all.

I know you are using this to ensure that radon gas does not permeated the house, but failure to prime and glue the joints just means there is a possibility of leaks at every joint.

Priming and cementing were completed but weren't interesting enough to include in the video. This job took 22.5 hours, but you saw less than two minutes in this video. Trust me, I don't want to pay to repair something that leaked because I didn't glue it properly.

But you did not show others or indicate in any way that all of the pipe joints were and need to be primed and cemented to be done properly and for the system to work properly. That means that all the people who do not know how to connect pipe joints properly will believe that all you have to do is slip the joints together and it will be good, which would be dangerous for them.

Electrical tape is in my tool bag, and bandages are in the van's first aid kit. The tape was easier to access. Don't worry-the nail grew back.

@AmericanRadonMitigation I just know from personal experience I've replaced out four due to water damage at the blower due to lack of a turndown. Ive had the same issues with power vent water heaters. Where the manufacturers claim no turndown required but during heavy rains. The combustion chamber becomes inundated with moisture preventing ignition. Nice install BTW

No, we have never installed a rain cap. Rain caps increase the chance of freeze-up and the discharge clearance requirements. I imagine they also make it more difficult for the roofer to replace the flashing, as they couldn't slide the new flashing over a rain cap or fitting. The small amount of water that enters the system ends up in the drain tile or soil below the home, where the airflow created by the radon fan quickly dries it out. If you want to install a rain cap, you’d want to ensure it complies with the clearance requirements in section 6.4.12.2 of the standard.

If you guys want to get rid of radon in basement ( heavy gas ) , just be sure to put your dryer in the basement, everytime you will do laundry, you will automaticaly vent the radon outdoor.
