Currently living in the Caribbean. Operate 6 apartments and 4 commercial spaces. All LET. In the enxt 14 months should be building out 15 - 20 micro apartments. Then add custom homes. Then create my own development - looking at 25 acres, ocean front.

Strat 1: Buy a fixer-upper in a market that will have a real estate boom at some point in the future. Dump $40k of disposable cash into improving it. Rent it for profit. Strat 2: Buy a du-/tri-/quad-plex and rent out the extra units. Dump $90k of disposable income into improving it. Use the extra units to offset your mortgage costs. Strat 3: Cold-call owners & sucker them into selling their houses on-the-cheap; broker them to other buyers. Strat 4: Flipping houses. Strat 5: Strat 1, but with more financial leveraging. Strat 6: Strat 5, but sucker your seller into giving you financing.

@Thach Nguyen Doing the numbers in my area. Houses are $2mil + here. I have a 1 bdrm rental I bought years ago when it made sense. I can get another 1 bdrm for $600K, I'll have to dig up 35% down to make the rental break even. Is there a way to do this in my market? (Vancouver BC). I'm thinking the only way is doing this in another city.

The married couple said they are grossing $15k/month in rent. Then they said their goal for being able to quit their W2 is $20k, and they agreed that they are "almost there". I assume their mortgages are 30 years or at least 20 years. How can $20k gross replace their salaries anytime soon? Net I would buy it, but not gross. Please explain.

Once they hit $20k gross, they aren’t retiring. They are going to focus on paying it down. Snowball effect. Maybe start with the highest interest rate one. During that time rents will also increase.

People need really high w2 jobs to afford 5% down unless you’re in the mid west or cheaper area. Imagine 5% down in Cali on a 1M house. Payment is $7500-8500/ mo but it’d cost $3600 to rent the same house
