Everbuilt makes a nice sump pump basin with a built in radon discharge pipe which you can easily tie in to the system. The pump is still very accessible.

Most of the weight of a house is on the outside walls. With slab flooring, as the foundation settles, it pulls the outside edge of the slab down but the soil settles less and less the more toward the center you get. This causes the cracking you are seeing.

What was the final level when you were done? How come you don't use gauges and test holes at the far edges of the slab?

Hi Don, oddly, the jobs with really high levels tend to fall drastically once a system is installed correctly. The manometer serves as a good gauge for air flow. As for the additional gauges and test holes, etc..you're not wrong.

Hi Don..I recall that the levels weren't alarming.The homeowner, Richard monitors the radon levels electronically and actually documents the readings on a daily basis. His pre-existing air exchanger was doing an ok job at reducing radon levels but he saw me installing a radon system at his neighbor's house and had me put one in at his house. I think before it was around 4 pCi/Land after I came along, the levels are around 1-2 pCi/L.

Subscribed! Heavy Kansas DIYr here. Upgrading a new home passive system with a Festa AMG Maverick since up in the attic I just completed my nice plankway over the rafters/insulation! Curious as to why some attic setups use two elbows with condensate bypass wye tube versus just the inline setups I’m seeing? I see Suncourt fans require the condensate bypass for warranty but don’t see any requirements for Festa or even the mention of it. Are some fans just engineered better to take the moisture passing by? Thanks for any insight. Plan to watch more vids!

How/what is radon emitted from? I have a slight open gap under the lid and above. What do you think it means if the discharge water is golden color? Rust or bacteria and how to clear it? My sump pump is just touching the ground under the foundation, that’s bad? I’m thinking of putting a Home Depot bucket in there and drilling holes on the sides to reduce earthy substances.

These videos are helpful.. Thanks. Just curious why you wouldn't purchase a small sump pump tube knowing that it is split and leaking. (charge it to the owner?) Also wondering why you would not seal the hole where the Radon exhaust tube goes through the new lid that you purchased. You were meticulous when installing the piece to the new lid that allows water to go into the sump pump pit but it does not allow air to escape yet you are allowing 1/2 gap between the lid and exhaust tube.

I have a feeling nothing was done under the plastic,crushed stone over that dirt would of been ideal, then place your perforated drain pipe above the stone, allows the system to breath and not put stress on the fan.

I subscribed because you are great, informative, so informative I’m scared now 😳. Mind if I ask questions? 1) where can I buy a thingamajiggy to test the levels. The thing the local DEHEC sent me was a level 4. I can’t recall if that was before or after we had a sump pump put in 😱 2) we do have a lid on sump pump much nicer than that ugly black thing, so I will look into buying the lid you used, I liked that you can see inside the pit! 3) when you say I’m dying…I live in the basement I have dry eyes, my dog has dry eyes, I sneeze like crazy pretty much every day. I could say I’m pretty fatigued but I don’t know if it’s not due to chronic low back & spinal pain. 4) am I classified as one foot in the grave, other foot 🦶🏼 on a banana 🍌 peel? Looks like some really nice work there -- especially primed and painted to match. Since this video was 3 years ago, any comments on that RadonAway SF180? Has it been reliable with no odd loud vibration noise? I assume when you said you can hear it working, it's just air-flow we could hear on the video?

Hi Kng565. The SF 180 was the right tool for the job and has been holding up well. No complaints from the customers. In other words, they must still be running. Funny thing- There are just 2 reviews at the Radon Away: 1 says it's too loud and the other says it's quiet. Anyway, acoustics... no one wants to see or hear the radon fan, so try to put your best foot forward on your location. This fan is for slab that has gravel underneath. There are other models for high suction situations. Thanks for watching!

Hi Michael. I am more concerned about the 90 degree turns in the system rather than actual pipe length because the length of pipe is in proportion to the home which we can't change but 90 degree elbows add a significant amount of pipe length in theory with drag or friction. Hope that helps.

If you are using the black corrugated with slits or the PVC that has multiple holes along its length does the slope still matter since any water that gets in the pipe would drain out the slits/holes along the length of the pipe?

Hello. Thank you again for the great videos. I currently have a maverick and thinking about upgrading fan to a hawk to bring my levels even lower. My basement is finished so I only have one suction point in my 1996 home. Have you installed hawk fans before and noticed a difference? I’m also upgrading to a 4” pvc for better flow. Also, some local mitigators only carry radon away and they say festas tend to give out in less than 5 years. Not sure they are telling the truth or are just hyping the brand they use. Have you noticed festa fans giving out more than radonaway?

HI Medic7000. I haven't worked with hawks. Maybe it'll do the trick. Both brands are good so no worries there. I get your quest for low radon levels. Is there a basement bathroom where there is suction loss at the tubshower? I've got videos about that. I have also resorted to flipping the radon fan upside down before. Got a video on that. I take that back about the hawk- I've used them on houses with large footprints +- 3000 sq ft and with gravel under the slab. Basically a high volume fan intended for big houses. Sorry about the brain lapse there. That should be the one I'm using on the high volume fan video. You'll need an oversized exhaust pipe as well if you go that route. It's actually in both of my videos where I talked about high volume and turning the fan upside down in the other one.

@@radonman6800 I just upgraded my pvc from 3” to 4”. 4” should be enough for the hawk right? I thought it would take 3 hours and going on day 3 lol. Been watching a lot of videos and you are one of the best.

Hey Medic7000. 4" pipe both in the slab and exhausting out is what's optimal for the Hawk. That's a lot of work you are putting in. Take a break when you are done. 😀 As winter sets in, radon levels typically go up so you might get fooled into thinking you failed. I'd set up a long term test knowing that you are measuring when conditions are at their worst.

Hello thank you for your videos. I have a 3” pvc with an amg maverick averaging 3.5’pci/L. Do you think the levels will improve if I upgrade the pvc to a 4”?

Hi Medic7000. If you are willing to go to the trouble AND have the wherewithal to change out all of your pipe, perhaps I would start by adding a 2nd suction point onto the system. (Convert that part to 4" if you wish.) When you do that, it will give you an opportunity to re-work the original suction pit as well. Assuming there is gravel under your slab and you are not experiencing suction loss, that might get you to lower levels. 😀

It is my understanding that the radon pump should never be placed inside the home, in case of leakage. Then the radon would be pumped from under the foundation and right into the habitable living space.

How often do you come across situations like this where the intake to the fan is blocked by a rise of water in the sump pit? Is it usually a failed sump pump?

The best way I can answer that is: Not ALL radon systems are tied to sump pits, however, ALL sump pumps fail sooner or later. That's why the manometer is your buddy because it's a visual indicator for the system's air movement. Periodically testing the pump or having planned replacements every x years whether it needs it or not -(like what people often do with sewage pumps in their homes. ) Thanks for watching.

It's a very common question. The answer is : that it doesn't! It's just like the plumbing pipes coming out of the roof of your home. water simply drains out under the slab of your home. no big deal. 😀

Started following your videos in hopes to see something on high suction. I have a basement with no gravel and high compaction sitting no more than 6" off the bedrock (sandstone). I've pulled out 15gal of dirt already (using a rotary drill to break into sandstone). Do you have any additional videos on how you tackle these?

Just tested my radon for the first time in the 9 years since my house was built. 4 upstairs and 9 downstairs 😢 almost 10 years of breathing this crap and I had no idea! Fortunately, I have a HUGE and deep sump pit, but live in Colorado, and in an area that never floods. We even got torrential "flood" rains all last month (significantly more than usual) and still, not a single drop of water went into that pit haha. All that was to say I will definitely be installing my mitigation system using that sump pit. I know water will never be an issue (we dont even have pumps in the neighborhood).

Hi Michael. Although circumstances have actually forced me to put a system on the front of maybe 1-2 homes in my career, this one is not. This particular system is situated on the far side of the home but TOWARDS the front. Why towards the front on this home? Probably shrubbery or slope of the land against the home. (it's been a few years) Getting electricity to the fan is also a factor for placement of the system. Thanks for watching.

Does the fan have to be outside of the house or can it be inside where it's protected from the elements? Also do you have to put a "hat" on the top of the pipe?

In the USA, the fan is supposed to be mounted outside or in attics. The top of the pipe does not need to be covered. Thanks for watching!

I moved into my house and got a radon test done. Long story short they installed a radon mitigation system connecting to my sump pump and sealing it. Since then I noticed a ton of water pouring into my sump pump pit. My pump would run every 1 to 3 min. Today I got curios if I could raise the float switch to try to balance out the water level or make it so it didn't run so often. The radon installers cut a 3" hole in the lid and silicone a clear plexiglass piece over it. I removed that cover to watch the float switch. 5 min went by and still it wouldn't pump. Eventually by shear luck I noticed that as that hole got smaller water started running fast into the pump. I then covered the hole again and the water was gushing in.. then lifted it up and the water stopped. It's now been 20 min and my pump hasn't ran, Why is the radon system sucking water into my sump pump pit? When I remove this little sight glass the u shaped device showing suction still shows a negative suction. Is this OK to leave it like this? With the cover off? I don't want my pumps running so often especially if it's not needed. I have since resealed the put cover till I know more. Any advice would help.
