Well he seems to be saying that if the buyer doesn’t have money, they are the ones in trouble as they have signed the contract and have the legal obligation to come up with the promised payment

That's not what he's saying. Sellers never know if a purchaser is "legitimate", and even if they are it's possible they might default on the purchase for other reasons. That's why sellers must negotiate a reasonable deposit to cover such risks.

People come from overseas and want to buy a property, they say they have hundreds of thousands cash on its way.... and you think these people care if their closing falls through and they get sued? They will be on the first plane back home and disappear, they don't care.

Obviously the deposit is lost. And that's not all. The seller can sue the defaulting buyer for breach of contract damages to cover any further losses when the property is sold to a different buyer at a lower price. Santos has explained all that in many other videos.

Homes in my areas have been on market since Victoria Day long weekend and haven’t sold yet. The sellers are not being realistic in the list prices and have been entrenched on the idea it’s still 2022. 😂. The issue is I know that most have them have a high L to V as they’ve pulled out $ to speculate. They need to sell at their price however that’s not going to happen anytime soon. Considering we are in a deepening recession currently and it seems to be getting worse i believe these individuals will get desperate sooner than later.

Bravo. Polite, but bravely honest. In fact, a lot of ppl have become landlords, especially in the last few years, with eyes, only on the prize, without considering how they should be working to deserve and earn it. The last 4 yrs have been an eye-opener for me becoming a co-renter in the GTA with a family member (owning elsewhere). Although no major problems, our landlord has shown a certain resistance and even, hands-off policy in doing even that which is basic. And to think he is one of the more decent ones. And because of one incident in particular, I have felt like an afterthought, unimportant and even a nuisance in my mere requests of some support, handling issues which were technically the landlords'. Very humbling, and very degrading. When I was a landlord of many different units, I would always treat my tenants with the utmost regard and respect, doing exactly what you so wisely state is the obligation of the landlord: to appreciate the 'partnership' (great way of putting it) and treat the tenants as equal human beings at very least, as they are after all paying down a mortgage and providing cash flow in general. Santo, I have said it before. You are a rare, ethical pillar of the real estate industry, and, although it may sound a bit over the top, so well deserved---of society at large! Christina.

If you are going to buy new and can't stand not to have exactly the kitchen you want, talk with the builder to make it right to your taste on the get go, or if the builder can't, ask to not have a kitchen build at all, just the plumbing and electricity at the right place and have another company do it right on the first try. But to do the kitchen twice within 24 months... that's money you will never see again and could have been spent better elsewhere.

In Markham it actually is a trend... It's not 14 we're sold in the mid 1.5... it's 49 over the past three weeks sold in the mid 1.5... let's see what January has in store!! Love your weekly updates btw. Thank you for providing very up to date statistics. Can any of you answer... Is is fair to assume any new listings in December are distressed sellers? That would be an interesting statistic to provide honest comments on Santo. Like shouldn't every single new listing be considered a desperate seller?

Even if you can afford it, One thing I don't get with tearing apart a place right away is cementing yourself into all these decisions right away. unless the house you bought was destroyed by animal urine or a flood, live in the place and get a feel for the house. things you might have felt were odd, might start making sense, you could regret ripping out a feature. The choices we've made in our place after living here for a cpl yrs are very different from what I thought we'd do

I bought two houses. One was 50 years old. Gutted out and fully renovated and spent 150k. Living in the house for 14 years. We enjoyed the stay in the house. My wife is still mad about my renovation expenses until today. In between I bought an 5 years old house, with builder kitchen windows etc. Here is my take. For the price of upgrading with the builder, it is cheaper to buy the house and upgrade the way we want. I guess, the government should penalize the builders for installing cheap (low insulation) windows, at least from the energy perspective. Government should penalize for low quality builders. Will they do it? No, government is happy every time new home renovation happens as they collect taxes. It all comes down to money.

People are now sold on trend and fashion, not what is practical. They see what is advertised, everything white, granite top, bar chairs. Bathrooms bigger than bedrooms. Everything else is outdated and not their style.

Yes exactly. For decades tenants only HELPED pay for landlord mortgages. For 10 years hearing nothing about mortgages getting fully covered by tenants... that's too much. Something's fundamentally wrong with that.

Why blame landlords. Nobody goes into any business to lose money. Why should landlords be any different. There are more entitled renters than landlords.

Being a landlord is a business, a job. To be successful, you need the skills to manage the property and tenants. It's not a passive investment. One bad decision or mishandling a tenant can cost you a fortune.

Isn't that the entire realty realm? People in their 50s,60s,70s haven't saved a penny. Spent every dime they earned. And expect their constituents children to pay for their retirement. They alone haven't been the cause. mortgage fraud, speculation, flippers, investors, money laundering, money stashing. Lack of new starts, rampant immigration, inflation, currency debasing... So.. am I missing something?
