Hi Jamie, Just discovered your channel and am enjoying and learning a lot from your videos. As someone who is about to start investing early next year, I'm keen to learn as much as I can before hand. In this video you start off by saying that you shouldn't use a mortgage to BRR as it's fraud, but then at the end state if you have 3 months to complete you should use one. Can you clarify this? One final question, when you refinance or remortgage, do you have any fees to pay to the mortgage provider, such as early repayment, or are you just adjusting the value of the existing mortgage and therefore avoiding any fees? I wasn't sure if you clear the existing mortgage and take out a new to the new value?

For bridging, does a lender focus on the ability to make a profit at the end, or the credit worthiness of the customer? I.e. if a customer had a poor credit, but saw a great opportunity to make a great profit, would they consider this?

So if you have two houses with three years left on the mortgages at low rate would it be the right move to use the bridge in loan to go and secure another property to flip and would they use the equity but you have in the two houses so you wouldn't miss about with the two other mortgages😊
